Why am I getting a different number? The PV of principal is $153,862 and PV of interest is $27,228 for a total of $181,090. I tried multiple times but I seem couldn't get $92,221.

Those numbers don't add up, you don't get a number even remotely close 92k from those numbers.

this is a bit outdated you need to use the present value table
