An estate agent near me forces tenants to buy tenants insurance up to £5k. Landlords can also get insurance that covers damage and missed rent I think. Not sure on the price though.
What about home insurance. If tenants make mess we can claim insurance that what insurance says when we take insurance,I still remember words if you’re tenants destroyed your house we will fix. But I don’t know really how much it will help?????

What about if someone is on disability benefits and has been too sick to work for many years, so hasn’t had a decent tenancy before so can’t provide a landlord reference as they have been living in places that are basically slums due to “DSS discrimination”, and can’t provide an employment reference, has no living family or anybody to act as guarantor, credit check comes back as they have no CCJs etc, can clearly afford the rent, can afford extra rent in advance plus a double deposit, is a very pleasant person when you meet them and can supply excellent character references from important people in the community. Would you say no to them just like all the other decent landlords that they have approached over the years?
What if the previous previous landlord also wanted rid of them so also wrote them a fake reference saying they were perfect tenants, and you try to contact them to check it, but can’t track them down? I’ve lived in what you would call “slums. Basically properties so dangerous that the council have condemned so I have had to leave, so how is a landlord like that going to give me a reference, as I have been forced into that action due to no gas safety checks, huge holes in stairs, damp and mould all over the house, old fuse boxes which spark and have no switches, and all sorts of other terrible things. I have had 6 tenancies and only one was safe. The other 5 all ended up getting condemned and I was forced to move out by the council as it was there or a hostel.
I am from Denmark. The toptax is 60%. But people do make it work. So maybe it is more me being a cry baby and looking for a excuse out. If someone made it work in Denmark and would like to share. Please do PM me

You can also check trustpilot however there would be a lot of people who have been coerced into leaving the reviews after the "high" of the free seminars so check the dates as people tend to leave feeling great as Samuel does definitely have the "gift of the gab".
A few points I would like to raise. I would get references from every landlord for the past three years. That way you can build up a more reliable picture of the tenant. As tenants ourselves we have experienced good and bad landlords. Our first landlord was great, but when they sold the house, it was bought by a property investor and we wanted this investor to get a more realistic ROI (We were living there BMV). The next landlady was a complete bitch who could not face up to her responsibilities. Our current landlord is great. We get on with him and the agent very well. I also wanted to say that I heard from another TH-cam channel last week that Section 21 is being abolished. Maybe you could do a video of that, Samuel, and say what it means for landlords.

Yo mines worse she lock the dog in the house and shamed all the windows put rotten prawns though the house and the cops came and the lock smith's and 1 week after the locks were changed she broke into the house to steal her that we now own and did a shit in the toilet and turned all taps on and all the lights on and left about 700 hundred dog shots and we know she now lives blacklisted from all rentals

Small court letter is not worth paper is writen on , good use if you run out of toilet paper nothing else . Even high court letter is wortless because you can,t force nothing with it , your self so you must pay high court to force it so this video is nonsense ... And about geting money back from renter for all money you spend on courts not payed rent and demaged property i hope you jokeing because it is such a joke . I know person who bought property with loan to rent it , now he just want to sell it and never , ever again to do nothing with renting...
@@SamuelLeeds Many people did have this expierence and it make people sell property and invest in something else ,you was lucky if you didn,t need high court , UK laws make people who don,t pay rent get away with it even if they got any amount in bank account it not fear for renters, but problem with bailiffs is they only allow to go property if its open or somebody opens it , otherwise thay can,t do nothing and many people know it so they just don,t open doors , and than you need to spend extra money on high court and only high court officer can take property over .
Shouldn't that be tenants trashing "the banks" property? Presumably it's not "your" property till you ( or rather your unfortunate tenants) have paid off said mortgage
No you can't do a Inspection 2 or 3 months., you can only do 2 times a year every 6 months. Or you get prosecuted for trespass and harassment. Landlord and tenant act 1985.

A.montana77 a google search will answer this for you - depends what your total income is. From memory it’s 20% if your income is under £40k+ (something like that) and it goes up to 45% if you earn above like 70k something. Not sure my figures are accurate but the gov website tells you

credit checks filter so many bad tenants. The proportion who doesn't pay is higher than you realise.

Is there any way of knowing if a potential tennant has ever had a CCJ taken out on them before?
Martyn N a CCJ will effect your credit for 5 years, so yes this will show up if they’ve recently had a county court judgment

Might move to England in a couple of years, just to follow the course and your knowledge. My country is not good for real estate.

Top advice, we have landlords insurance in Australia to cover damage or non-payment. is that not available in the uk?

you'll get charged income tax rates unless your a limited company, also capital gains on the increase in value
