    Samuel, I hope you contact that landlord and/or the tenants to find out the whole story and do a follow-up video. Hopefully, you can interview them on camera.

      I've tried to speak to all of them but it seems nobody wants to bother. The reasons are they don't have contracts and do not get in trouble cause they're good at being obedient.

    This is far too common, unfortunately. Also a caveat that many landlords claim they have guests when they in fact have tenants and this is also illegal.

    I served section 21 last month in March. I am selling the property though so a very good reason for eviction. But my tenant is having trouble finding another place to rent, due to the rental market's price increase. What happens when the due date is for her to leave but she can't find somewhere else to live? I don't want to lose my buyer. The buyer is ready to move in: in May. So this is a tricky situation for me now. How can I help her move out without going through the courts?     I wish I knew this 6 years ago when I moved into an apartment with ripped sofa, broken chairs, a non-functioning oven and other things broken rented as fully furnished property and the landlord would not replace the chairs at the very least! I went to Citizens Advice Bureau who was more than happy to raise a case for me but warned me that the landlord has the right and may choose to evict me! I had only just moved in and having to work everyday, I couldn't move out straight away all by myself so I ended up compromising and continued to live in there and did not go ahead with what CAB advised what could be done in that situation. Yes I viewed the apartment but didn't lift the blanket on the sofa to find that the sofa was actually ripped, and I didn't sit on all the chairs to know that they were broken at viewing! When I moved out, the landlord tried to accuse me of all the damages and would not return my deposit. Fortunately I took pictures when I moved in and have records of emails to and from the landlord and eventually DPS decided to give me my deposit back.

      when I was moved into my flat, the chairs around the table shown looking neat and well, three of them broken, the other tentant was told by the Landlord before he moved in she was gonna check that his room was ok, never did, green mold on his wall, black mold on the top of the window, paying 777 for that room too. Plus she had months and months of payments for the property to pay, all the mail keeps getting sent to the flat, relying on tenants to keep on the track.

    Hi Samuel I’m in a similar situation. When I signed the AST Contract for 1 year about in February my landlord knocked on my door and told me that I have to move out in June and I told him that it should be in September because of my contract I made with him that it will be till September. So far as he has provided the 3 key things as you mentioned on the video. Based on my situation do you think it’s for him legal? He let me know even before 2 months notice. He said he is selling his house. That’s why.

      Go to your local lettings agency and they will give you the right advice, morally alot of agents will be willing to help. I am and agent and I would definitely help

    Being a landlord i sit down with my tenneats and go through the contract with them. I would be very surprised if any Landlord would be so naive. - but then you have just proved me wrong. Have enjoyed this - well done.

When conducting tenant eviction checks, landlords have to deal with a number of ethical and legal challenges, such as privacy rules and fair housing legislation. Respecting fair housing rules forbids discrimination on the basis of protected attributes, such as gender or race. Additionally, safeguarding tenant privacy means collecting only relevant information for rental decisions and securely storing that information.

    Hi guys many thanks for your moral support. How to make an official complaint about my landlord in UK? This morning he came again in the house, nobody opened the door for him and he came to my room and for the 3rd time started to shout at me why I`m at home (currently lost my job since a month and a half, still looking for...) again shouting we all use a lot of electricity and he burst in anger when I said to him - What is next - stop charging our phones - you already increased all of our rents by 37.5% you`re a very greedy landlord... What the landlord assumes it brings the electricity up is my 1,5KW oil radiator and in his words it costs him £0,70 per hr of the radiator is working... which I only switch on when I dry my clothes(cause he pulled the plug of the tumble drier in the beginning of the winter) and the weather is cold What should I do guys? Thank you.

    That can't be done where I live. The tenant occupied property can be sold but the lease agreement has to be followed.

    just as you have bad tenants you have bad landlord. This landlord doesn’t know the law and yet he bangs on about the contract. The contact should be drawn up according to the law. Landlords get a bad rep because they overlook the law which like him (the landlord) give a good landlord a bad rep, just like one bad rotten tenant gives all tenants a bad name

    My landlord threatened to have me beaten up and dragged out of the house because I was a fortnight late with my rent. That was after she gave me a letter trying to evict me.

    Tenants are sometimes extremely nerve wrecking! After contract ends the tenants don't want to go away from the property after so many notice and finally gave them a legal notice. Still she is not leaving and also not paying rent. Because her nuisance every other tenant left the property! The law is ridiculous that Landlord has no right over his own property when he is being the looser on rent and also can't take the possession of his own property from Criminal tenant. This should be illegal and criminal act.

    There is delays as well if the tenant does not move out of the property in two months, because then the case has to be applied to the court, and takes time for the court to process, for a hearing date.
    If the hearing goes in the landlord favour there is still another 14 days for the tenant to leave, and then baliaffs.
    So it can be a headache for landlords and takes longer then two months

      Those notices are hard to get right as well as when I got evicted last May it took 10 months to get me out of the property after they messed up the initial notice and messed up the court papers when they applied to court!

    You say you have many airbnbs but you do not mention VAT as holiday let income is VAT-able and separating across different businesses to avoid VAT is illegal so do you pay it? If you rent to an airbnb without a holiday let mortgage you may have been committing mortgage fraud if your mortgage is a btl but they are so expensive on interest rates do you use holiday let mortgages or commit mortgage fraud? One of your properties can be found online it would be easy for anybody to check on land reg and report you if so. In public eye you must hold to high standards. I know of one guy went jail for mortgage fraud it who was in public eye where many people do it.

    If you want a tenant to leave you have to go through the legal procedure to evict.

      This landlord is an absolute disgrace, he’s got no humanity. I don’t know how he can justify what he’s doing. It’s so difficult trying to find a new rental now as well for tenants with the current situation. I hope these people are ok and took this horrid individual to court.

    This doesn`t stop here. Our landlord increased the rent of all the tenants 3 times by 10% in a period of 5 months with a notice period of 1 week to 10 days and no Section 13 - just verbally. In my contract is written 5% increase and after that 12 months period he can not increase it again - he broke his own rules and terms but it`s always tenants fault...

    I`m pretty much sure my landlord is about to do something illegal cause he`s coming often to our house and shouting `if you keep giving me troubles I`m gonna sell this house and then you gonna regret`... by `giving him troubles` he refers to things like we the tenants are asking him for a simple maintenance in the house. Since the winter period started he was coming in the house to unplug the tumble drier few times. He also came in to my room twice shouting at me `you have a fucking radiator in your room mate`... When I said I`m gonna use it cause I`m working from home and your heating hrs are from 6:30 to 9:30 am and then from 6:30 to 10:30 pm... I was advised by my landlord to put clothes on but not using any heating out of the `regulated hours`.

      No, he isn't 'about' to do something illegal, he already is. He has no right to go into your room to have a shouting match with you, nor should he be messing with appliances. Your landlord cannot legally enter your house without 24hours written notice. Also the regulated hours for heating is bs. Contact your local council and make a complaint.
      Ps. Him selling the house is just scare tactics. If u can, discreetly record him doing these actions and email to the council/lawyer.

    Wait for him to sell the house then bill him for the move and all the costs and compensation for that he has done. There are bad landlords out there but lot all of them are like this, I wish you all the luck and best for your future.
