- This is a house flip I bought from an auction a couple of months ago. We are getting moving on it since the windows are in. We found some weird design flaws and it has a solar system that I need to do something with!

L shaped kitchen is the way to go. Perhaps dump the pantry for additional space, but add a pantry cabinet in the mix.

That solar debt has got to go. “Come and get your equipment!” You better have someone watching when they do….they will tear up your property carelessly.

For the basement bedroom, just add a wall to make a hallway where the furnace is, if you make it L shaped you can expand the closet to be a walk in , amd the furnace is no longer in the bedroom, win win
Remove that main wall in the basement to make the room across. Close off the top floor to make a big master

I wouldn't stay 100% cash, banks are ruining us in real time with inflation. I'd suggest you employ the service of a seasoned advisor
True, despite having no prior investing knowledge, I got fully invested just before the pandemic and pulled $150k in profits that same year. In reality, all I was doing was following professional guidance, and as of today, I'm only 10% shy of a million dollar portfolio.

Make the kitchen bigger, most people don't use a dining room. Depending on the cost take out that pantry. People like open concepts. Take the wall down in the basement and make it a big living room. The living room upstairs could easily be turned into a bedroom or knock down the wall and make it a big master bedroom.

A little hallway with a door straight ahead will fix that furnace/bedroom issue.

Yeah, but someone still own or buy out the loan. It's the lender he needs to talk to.
Is probably not in the budget.
But that covered patio behind the garage, I would enclose it and make it part of the house.
4:30, the lowest level bedroom, what's if you remove the wall on the right and put a new wall in basically straight ahead from the bottom of the steps.
To keep the egress window and keep it a legal bedroom.
Then the space were the furnace room is and smaller window, could be storage, with the furnace room on the right and a separate storage room on the left.
Hopefully you can figure out what I mean.
As far as the furnace access goes, could walls be repositioned to put a landing halfway down the stairs so the bottom half of the stairs could be turned 90 degrees? That would then make wall space for a utility room access door. Drawing up a rough floorplan of the basement and staring at it might help with thinking outside the box on ways to modify the layout to separate the bedroom from the utility closet.
I'd take the pantry out, put the fridge and a pantry cabinet there, use the coat closet as a pantry and take the knee wall out to make it an l shaped kitchen
Since you have a family room upstairs couldn't you make the basement a big master bedroom and put a closet around the hvac?? Didn't see a bathroom down there
You've got bedrooms on almost every floor
If it were me, I might offer the solar company $500 to remove the lien. If they decline then tell them to remove the equipment. They will not because it would cost them more for the labor to remove the equipment than they could recover in selling the used equipment.

Mark, IMHO, the kitchen could be opened up to that small dining area, visually expanding both spaces. Add an island, centered appropriately to add more counter space if you think it necessary.
I could see a couple living in the topmost level and using that open space as a retreat/sitting area. You could 'luxury' things up there and pull it off. Wet-bar?

Replace the poopy floorboards upstairs. That stench is not going away!
Enlarge the countertop to be more like a prep/serving/eating area with barstools.
Do what I do...I look at homes that are for sale or sold in my subdivision and see how they remodeled it, to get ideas. I would put carpet in the bedrooms.
Why not add a bedroom upstairs by adding closet leave the basement as family room.
To keep bottom bedroom can you make the entrance area a hall? Smaller bedroom but it makes a 4 bed.
To get around the basement furnace location issue, you could remove and enlarge the bedroom door opening and create a short hallway the length of the utility room with the bedroom door at the end of it. You would loose a few sq ft in the bedroom, but it would comply.
I was thinking the same. But I would put the bedroom door opposite the utility closet, have that new wall go all the way to the exterior wall, and have the closet become a good sized WIC.
You would lose some sqft, but that sqft was going to be pathway space anyway so no real loss.

I don't know what is on the opposite side of the utility room - but if the door could be relocated there, it would be the cheapest option assuming that it isn't another bedroom.
Mark, my area has been building up super fast here on the east coast. My county decided to stop issuing ANY building permits for 30 months. They stopped subdivision permits last year. Good or bad? I say good for prices my realtor (that I don't like right now) says bad. Thoughts? Thanks for taking out the toad!!
You’re going to have to clear things up with the solar system company before you’re going to be able to sell the house….i think you think it’s not a big deal but I’m pretty sure it will be a big deal.
Take the hall closet out. A bigger, more functional kitchen is more important.
