    The Liberty Bell has rung ! Spoken with experience and great accuracy, Thanks. This post confirms my understanding of the most recent state of the eviction process in Philadelphia and a recap of it's recent history, According to local news reporting , about evictions preformed by the Landlord Tenant Office, if an emotionally heated problem is caused by their eviction they must now re-schedule, rather than risk escalation. However, there was no mention if the reschedule would be at an additional cost to the landlord; I assume this to be a yes. I would further speculate that the Sheriffs' Office, the new better choice for eviction (I agree) would just handle it one and done, is my take. Their procedures were not spotlighted as was the Landlord Tenant Officer. They are the more official agency.

      You are correct. The Philadelphia Sheriff does not charge a reschedule fee. The Landlord Tenant Officer charges $205 if the lockout need to be rescheduled.
