    20:00 What I appreciated about Mammoth Lakes in the early 70s was the "city"/county (ML wasn't incorporated back then) would permit development _only_ if it didn't involve razing conifers on the parcel(s); that was huge back then. Wouldn't be surprised if the Forest Service wasn't involved in those sorts of restrictions back then but I personally appreciated it. "Yeah, you can develop, but you can't rape the landscape" --- a show of deference to the wildlife living in that environment and the preservation of forest there. You don't have to travel far out of town before you hit high desert, so preserving forest is kind-of a big deal, and I always respected that developers had to design & build AROUND the trees instead of chopping them all down. I don't know if it's still that way or not, I kinda hope it is. One of the major attractions to living there is the alpine foliage along with the climate, the epic fishing and the epic skiing/snowboarding/mountain-biking on the Mountain.

    Fun projects! We got a house in the mountains of Ecuador. We are going to start finish renovating interior third story this year, and lucky no snow in this area at 8000ft.
