These two had the best evidence ever. I’ve seen so many of these type of cases, but these two ladies had their stuff together and handled themselves well. Defendant was indeed a slum lord. Pay them their $3600.

@@youdaone7048 Depending on the state (and city), it’s possible that they could have sued for double and won. The landlord can’t just decide to keep the money without sending the tenant notice (itemized list of damages and cost break down) as to why they’re keeping the deposit.

EVEN if those damages were real, which I don’t believe for a second, it would have cost far less than $3600 to repair. Wtf is he thinking?
For a second it seemed like Judge Milian didn't believe that the lady would have paid the handyman to get keys, and I'm sure she wouldn't have believed it without those messages.

I don't blame the judge at all. My family owns rental properties, so I can attest that it is VERY unusual for a tenant to have to pay a laborer that a landlord already has an established business relationship with; especially because those people are often working on credit or payroll. It's not as if the tenant hired someone from the yellow pages and sought reimbursement. Her goose would've been cooked without those text messages.
The plaintiff came PREPARED AND READY!!! LOVE TO SEE IT! The defendant doesn’t have sufficient/substantial evidence! Those pictures were a joke 🙄 and his inability to recall REFUNDING someone $400.... TUH!! SCAM LIKELY!!!

The way Sam came into court in terms of his demeanor I can tell he was a scam artist. At least Davina and Sharon brought evidence to prove all of their damages unlike some other plaintiffs that bring nothing.
With the way the defendant didn't "recall" that the $400 was for the locksmith, I wouldn't be surprised if he took pictures from a similar apartment and tried to say it was the plaintiffs'. BTW, that's probably the nicest kept apartment I've ever seen. Place looked really nice.

i just went through this! we left the place in great condition and didnt get my $1795 security deposit back. in my state if the landlord doesnt either return it or send a letter saying why they are keeping it with itemized deductions within 14 days then they cant keep a penny even if it was damaged and you can even sue for double what your deposit was. i sent the landlord a text saying either return my $1795 or i will see you in court where ill sue for double, plus youll have to pay court costs. i got no answer so i filed and the DAY BEFORE our court date i got a text from him that he sent the security back and i got the check 2 days later. landlords act like this is just free money for them.

It is rare to find someone as dishonest as this defendant. If he said he was hungry I wouldn’t believe him. His first thought is always a lie. I pity his poor wife if he has one.
I do not believe that those were pictures after those tenants left, but after another tenant left or how it was when he purchased the property. He should not be allowed to rent to anyone else. He had no evidence at all.
