Hello Jesse! Thank you for posting this video. I’m currently in the Las Vegas market and looking to short term rent with midterm as another exit strategy due to regulations. Based on DSCR loans and house prices, if I was to purchase a 3/2 I think construction workers and insurance relocation claims would be the 2 groups I would need to house in order to be profitable. Do you have any further recommendations on how I can research what these numbers look like locally and/or connect with specific construction companies or insurance relocation companies to see where I should be buying houses in my market to be attractive to these 2 groups, what should the amenities of the house be, etc?
I would definitely talk to your attorney. But we do both if you’re working with a company, you would add the clients as the guests. Lease would be with the agency.
I get a letter of commitment if insurance or corporate pays I have the tenant do the lease. And do a summary sheet to front of kease for any special conditions...who gets the deposit back so on. Tenant is ultimately responsible for any damages beyond security deposit...or violations of lease agreement. Tenant is your client...and I look at corporate or insurance as a cosigner. Still do all your background checks etc...income verification

We have been housing traveling Healthcare workers for the last 2 years, but it's really slowing down in our area. I would love to hear more about how to break into the insurance temp housing market.
@@barquettlee7180 That's what I've been doing too! I bought a house with a great layout to rent by the room. Each room has a private bathroom and even a private washer and dryer! The rooms seem to be popular because of the price!

On this case for Contruction worker’s what’s the process to host them as a month to month term,what site you use to do a application and background check is done to all of the people staying or just one.

Beware of the construction worker crowd, in particular of the union guys. They come from out of state and they say that two will be staying at the place one actually, they will probably have anywhere between four and six this way they save money, but you don’t know when they trash the house
