It's my humble advice not to buy any property in H.P until the legal land registration wholesome and not shared at all happens on your name. No co-owner, no airpocket, no lease agreement. when you do that pay fees and get two lawyers one from your state and one from H.P to get the property registration paper checked. You can also file an RTI to the Registrar office shimla ( H.P)to get clarity on weather non H.P domiciled citizens of India can buy property in H.P or not. So many people have suffered very badly at the hands of such built up floors.

In any RERA approved building, in any case the structure collapsed. The persons having their flat on that piece of Land gets proportional Land on their name, they can sale that land or further get it constructed.

As per my knowledge, anyone who does not have Himachal domicile cannot but property in HP. Then how are you going to sell this to non-Himachali? Is it even legal? What about registration?

According to section 118 of Land Reform and Tenancy Act 1972 no one can buy agricultural land in his or her name by any mean. There will be no registry of land in your name. You only can buy freehold built up property with proper registry. There is no restriction on such. It is just you have to take permission ( section 118 approval) from the HP govt which in most cases builder will provide. We hope this will clear some of your queries. But request builders do think about senior citizens….they too like change…..even if they don’t roam around with their children….they can just sit and relax in such holiday homes (or home away from home).

It is about 50 min. drive from chandigarh
Kitchen should be big enough to accomodate refrigerator. The railing has huge gaps. Any child can slip through that very easily, leading to accident.
