    I almost bought the property off of Taft in July of 2021! I loved how the bathrooms looked with the wood look I took a video of it it was so creative! I just hated how it was facing the street and was concerned about potential street noise It’s so cool to see it pop up again after someone else bought it !

    Hi Serg! Been watching the good you are doing for our elderly and communities and thank you for that and thank you for sharing this information. I lost my father due to Alzheimer's 2 years ago and it was a long 8 yr battle but I found my passion and inspiration during this journey and I am going to start my own RAL out of my own home up in the bay area in CA. I own the property and have a guest house on my property which I plan on converting to a RAL. Its small and will be a good start, maybe a 2 or 3 bed max. If you know more people who have done this in CA, and can provide helpful information on this especially in the bay area, and not necessarily a real estate investor but operating a RAL out of thier own property, please share. There is no content on this and maybe rightfully so but would love to get more knowledge on starting small and growing! Thanks so much Serg!

    This video was very informational that i was looking for. Thank you. I've been a caregiver for almost 10 years in Sacramento, Ca. I've wanted to open a in home care in a residential area. I did do a little research and found the administrator 80hr course. Watching this video explains a lot and i'm really motivated to proceed in this direction. Thank you again.

    I started thinking about this idea of running a board and care, and so many questions and doubt came to mind. Many of the comments this gentleman said in this video resonated with the concerns I had. I really appreciate his honesty and I appreciate you Serg for bringing him on. People say just start the business, figure it out as you go! With no business or real estate background.... I don't think its that easy. What if this happens, what if this happens? I don't have a real estate guy. I imagined running into the same problem, how it took him 10 months to get started, and imagine paying rent with 0 vacancies for 6 beds! for 10 months!? I will definitely reference this video once I do get started. Again, i appreciate both of you for this wonderful content.

      I just passed my exam and home is ready for inspection, just wanted to ask what is the rate per person here in Los Angeles Ca, I was told it varies but I just wanted to know a fair amount.

      The rates are min $3,000 to 4,000 for a private room. 6 max clients
      $3,000 is going rate but it's other classifications can get you $5,000 to 10,000
      A lot more!!!! Involved , those clients are with Regional Center. Developmental delayed or Austic seniors , requires min 2/5yrs exp working with there clients only!

    Hey, quick question-- should i do your course or the 80 hour manager course? I manage 3 assisted living facilities for clients as a realtor/property manager.. my client owns the buildings and has a lease with the business owner but we also helped them rehab and got it all set up and licensed, etc.
    Also i have manager experience but in small restaurants as an area manager but nothing to do with ALH/RAL. so i get the business side for the most part and even most of the set ups but the forms and procedures are more of my issue. I would ask the tenants to show me because they are family but it might be in their area so i dont want to over step.. also they have 20+ years experience so didnt take the course-- just paid a manager to do that and they know enough to look over the manager's shoulder etc.
    I have the $ now after flipping a few homes this year and my Real Estate sales to start a decent sized business but the goal would be to hire a manager but my thought was- i could look over their shoulder better if i took the manager course as well.... but i wasnt sure if maybe the course you provide would more effectively fill that space or what your thoughts are.

    Can an ALF(Assisted Living) take my Mom's LINK card when they are already getting funded by the state with her SS check?
    My mother qualified for Medicaid and the state sent her a LINK card for groceries. She has no need for the groceries since she stays at the assisted living place. However, the facility asked for this LINK card stating that this would also go to help pay for her meals. This bit of information was never given to me in the beginning of applying for Medicaid for my mother. Is this common for facilities to do this?

      It’s not necessary that you own the home. You can definitely rent and make sure that you work out the agreement with landlord.

    I have three single family homes 2/1, 1/1, 3/2. Can you do that instead of a one six bedroom in California?

      Great questions. The answer is no, you’ll need a minimum of 4 bedrooms and 2 bathrooms to be able to license for the max which is 6 in California.

      The residents don’t hangout in the kitchen so I would say that is fine. As long as you have a way to bring them the food and where to eat.

    Is there a way where I could just purchase a home and pay someone else to run the care home? Obviously I would be getting a small percentage of the profit but this sounds like a good opportunity to partner up with someone who's already got experience managing

      In most cases those individuals would rather keep all the percentage for themselves then partnering up with someone just for the capital.

      The more residents, the better. 3 people will not be enough to cover your overhead much less make you any kind of ROI.

    What’s zoning mean when looking for property’s?

      It’s when the city zoning will zone your property for a specific use case. For instance a single family home can be zoned for a residential assisted living. That requires a certificate of occupancy with a special use case for residential assisted living.

    You also need capital in reserve to open one in California I know most people that had to have 500,000 in order to open one so make sure you have money or it no point doing the steps

      You have to make sure that the home is empty and no body is there for the initial inspection, but yes you should be able to live there as you’re setting the home up for licensing.

    I have 5 bed room home at Fontana California but , 2 room at 1st floor and 3 room including master at 2nd floor , people said it’s impossible to make home care !
    Is there any way i can convert my home ??
    . Can i make together room at second floor to be 2 room and converting my big living room be come 3 rd room at bottom
    Or can I convert my garage become 2 additional room ??

      This is something you’ll have to hire an architect for and to have someone who knows the regulations as far as what the city will require for you to do in order for them to pass your inspection.

      I did a quick math of 4 , 8 hour shifts spread over 24 hrs if needing someone there all the time. Over 7 days a week it works out to be 4 caregivers

    The prerequisite is being able to research, plan, and teach yourself. So many questions on here that can be answered with a simple Google search, or actually watching this video all the way through. If you can't do that, the RCFE licensing process is going to be way too difficult for you to navigate. Lots of people have lost everything thinking they could stumble through this with minimal effort.

      This the why I don't get on FB. People ask question without even doing research. I had a lady message me about RAL. She asked so many damn questions. I told her she need to do research and stop thinking this a get rich business.

Yes, you can build a profitable business, but it takes a lot of work and dedication, and your heart needs to be in the right place. There's too many people doing this for the wrong reasons now. The industry needs compassion, not investors.
