    I'm on my 3rd Airbnb property right now at 29 years old. I also majored in engineering so that's where I got the money to invest. My two other rental properties bring me a good return so as long as its working I'll be getting more and more houses. My goal is to retire at 40

      Bobby Anti Mitich you should probably start smaller,. Maybe get involved with automated amazon drop shipping. The returns are pretty good. Pricey tho. The automation is the best part, imo.

    EBITA is probably a better metric to judge a multiple. 6.5x is a high multiple.

    Congrats and great work Sean! Just a word of caution to the new commers out there. Doing aggressive reinvestment works most of the time is bullish markets, even when investing in stocks, there would come a day where the market/bookings will turn ice cold for you, ie terror attack in ur city, regulations banning airbnb or even a competitors with financial backing renting/buying out the entire building and crushing you in a price war(this happened to me BTW). Just be safe and plan for the worse too. Good luck stay safe

    Do you put the leases under your personal name if the property doesn’t allow you sign the lease under the company name? How can i ensure we are protected by the LLC if anything happens?

    Question: please help. Do you have any information on the Behind the scenes check list??
    From when an owner wants you to given them a estimate. ( are there websites which help you know the possible price to rent their property out as )
    what’s a good form for them to sign? Or what should you be putting in a form To protect you?
    What’s the Right questions to ask a owner?
    I can’t find any information to help me with this.

One question: since you’re always using the available cash you have, making you have low reserves, how do you protect your LLC and yourself from the possibility of not being able to get more bookings in case something happens? Like HOA complaints, new city ordinances, even unexpected maintenance etc. Thank you!

      We don’t have any HOA properties. That helps

    Should I email homeowners and ask if subleasing is allowed or should I just go to the properties and talk to them in person? I haven't found any homeowners online who allow subleasing.

    Hey man, just found you and love the video and what you've built! I'm a traditional buy and hold investor with 39 units all in my hometown that my wife and I own ourselves. No equity partners like you also said. I have two 5 room amazing old brick mansions that I brought back to life and started Airbnb the rooms and am starting to see some success.
    If I could break down your video to the 1 simple tip, its knowing your valuation and being able to pitch it to the banks. Correct? That relationship could lead to loans and/or LOCs that you can use to buy more properties; rinse and repeat. This is what I took out of it and what makes sense to me. Just wanted to know if I missed anything. Thanks again

      I don't believe I heard of him saying he was evaluating the value of the business for lines of credit. I took him sharing a generalized concept of how you evaluate a businesses value. Most people don't know how this works.
      What I did hear him say is that he doesn't Barrow money or have equity partners and he explained the importance of understanding the business's cashflow projections to understand how much cash he has available to grow his business.

    i read that in philly you can only have one airbnb as long as its your primary residence. this was as of 06/2019. how did you get around this or am i reading the law wrong? thanks

    How do you avoid having apartments in your name? Meaning, when places run rental credit and see multiple properties under your name, sometimes places will not lease to you. Have you had this problem? Do you apply to complexes under your LLC Name or personal ?

      Airbnb Automated do you tell them you are doing short term rentals when you apply under your LLC ? I’m located in California where convincing homeowners is next to impossible to agree. However the amount of properties I have acquired is adding up and landlords question why I have so many properties under my name. I have an LLC , is it possible to apply to complexes using your LLC without disclosing you are using for short term rentals?

      You should not lie about your intentions.
      If they know you are a business, using the property for business purposes (corporate rentals, short term rentals) then why would they expect the person to put it under their personal name?

    You need broker license to rent other people house also collecting credit for it, full time job 7 days a week nonstop people complaining everything! Specially here in USA, you need really good team who maintained those properties! It's big headache trust me ! Not easy everyday stressful!

    Thanks for the video
    If you have an income of 145,000 on 85 properties with a rent of 1500 it leaves you with 160 per apartment every month. This doesn't cover bills and costs. Or did I get it wrong?

      We don’t have 85, we have 50-55. We keep adding properties faster than we can wait for the revenue to catch up. But the month we did 145 on airbnb we had under 50 active properties.
      I think we have a net of 600-800 per month on average except in peak season. Which we are coming into.

      As we add properties our rent roll goes up before our profits do, so it’s a bit hard to pin down

      Lol thanks Carlos. Yes I keep a certain amount of liquidity just in case. I would keep 25% of your monthly operating expenses on ice.

    Love this channel. I am really having a hard time as an individual getting properties. I own an air bnb cleaning company and own my own air bnb. (A house i bought next to a national park. ) i clean for this company that has 4 apartments in this apartment complex. So they are open to air bnb but i think they would we hesitant to let an individual sub lease them. How should I approach the complex?

      There’s a few important reasons to get an llc and to work through it. I haven’t published a full how to yet. (I have a course on the way)
      But step one LLC and research what a paydex score is

      Your LLC should have an EIN. Get it for free from IRS.gov/EIN

    Interesting! If you don't mind me asking, which channel manager do you use? Also, do you create separate accounts for each Airbnb property or have all your properties under one Airbnb account? If you have each property under separate Airbnb listings then how does that work when it comes to contacting Airbnb?

How does that work when contacting Airbnb as from what I'm aware of each host has 1 account per name so if you're managing hundreds then how do you bypass security etc.
      Would really appreciate your response with regards to channel manager - fyi I manage a lot of properties here in UK and currently use a channel manager called airgms - not the best

      When you have a host account you can create as many listings as you like. We only split into multiple accounts to manage finances and reviews on luxury properties as opposed to economy properties

    I'm not getting bookings. Lack of bookings is a trend with several hosts. I've been doing this for 4 years and this is the first year with such a HUGE decline in bookings. I had one client with 4 properties pull out and another client has blocked off the calendar for 2 units in August. I guess they are contemplating whether to keep doing Airbnb or not.     I think comparing an "all lease" AirBNB business to "brick and mortar" hotels isn't valid unless you've got super long leases in place (ten or twenty years). Otherwise, the business has the additional task of replenishing its property base. Moreover, AirBNB properties lack some of the efficiencies hotels have. On the back of the envelope, I would expect a multiple from two to four at best (not 16 to 17 i.e. 6% cap).

      Those points are valid. One would debate your lease point with the logic that the attrition of leases is already factored into the profitability of the business. If the business had declining revenues that would be a consideration.
      Also those efficiencies factor into the profit. the multiple of 6.5 could still be generous considering the model carries less assets

I would imagine that a brokerage market for these businesses will develop if there's not one already. Of course, a larger more automated business with well organized employees is worth more than an over-worked one man band.

    when is it ok to buy property instead of leasing?, in our country Airbnb was recently legalized with a catch, apartment buildings need to have a special license. Some New buildings are being raised with that license already in place but they will finish the construction in 2 years. Would you invest on these apartments just to be 100% legal vs the rest of the people doing it illegally?

      It is a good idea to buy a property if that property is going to increase in value. If you can purchase a property with very little money down then that becomes an attractive idea.
      I would have to see the law you are referring to before I made an opinion on that specifically

    But $4000 is not even enough to sign a lease in Seattle! They typically demand you pay first month, last month and a deposit equal to a month's rent (some more lenient may waive the last month)

Last May I posted a video about reaching $70,000 per month and I broke down what my cost structure looks like. A year later I’m still at it. Nothing wrong with keeping the channel alive.       Simple answer is I started one airbnb with that $4000. Reinvested the profits to 2 Airbnb’s, 3, 4, 10, 25, 50 and so on.
      Now we have almost 60 properties
