      Pag kinansel mo during pre selling stage.. applicable ang maceda law ..50% pued mai refund sayu ..but if kinancel mo na naka bank loan na... Wla na refund..

    usually how much po ang processing/move-in fee during turnover ? i took parksuites 1 br with balcony sa parksuites tower 2, i need to save money for it. pag turnover po ba, ilang days ang ibibigay para ma fully pay ung lahat ng fees ? or may option to push back turnover para makapag ipon pa

    Deferment by banks usually incur additional interest please take note of that. Banks will waive penalties pero ung interes pumapatong pa din at mas lumalaki.

Ask ko lang sir Will, paano po kung nawalan ako ng work sa abroad at fully paid na ng bank finance, at the same time on process na yung titulo ng condo, 15 years to pay po sya at naka 6 years lang ako nakapag bayad. May makukuha pa rin po ba ako kahit 50%? Salamat sa advice sir Will.

      Yes you need to communicate with your Bank, baka magawan pa ng paraan.. Sayany if ma forclosed and property mo.

    What if na full pay na po yung downpayment, then after wala kang makuha or mag approve ng loan mo. Ano po mangyayari sa binayad na full down payment? 50% lang din makukuha?

    May tanong po ako medyo matagal n din ito wayback 2014 kaso di prin na solve ang problema😢 about sa kinuha kong pre selling sa Jazz sa tower D po nabayaran ko po ang full downpayment 2010-2014 kaso dahil ns abroad ako at yun nga pong agent n kinuhaan ko di na po ma contact kaya nangapa ako sa dilim kung ano na ang gagawin after ng down payment kung paano mag loan noon sa bank walang nag asikaso di nman ako makauwi noon wala din akong idea sa mga loan loan noon..hanggang naka recieve ako ng letter na i cancel ng smdc ang unit ko na wala pang update sa loan ko pero nakiusap ako sabi ko under processing pa ang loan ko hanggang maka recieve ako ng letter gustong irefund lang sa akin ay 125k sa binayaran kong almost 500k nanghingi ako ng extension ng payment and nag bayad din ako ng interest while waiting....kso dahil sa kulang ang mga requirements pala n n submit ko sa BDO di n approve ang loan ko, na depress ako non at nawalan n ng gana pero may nag advice n wag kong pabayaan ni rerestate ko, i loan ko sa ibang bank kso sabi ni smdc wala n daw yung unit ko? Binigay n daw sa ibang buyer ung unit kahit under my name pa? Pwede ba yun khit na sayo ang contract to sell at ina aapply mo pa ang loan? at ilang moths p lng waiting sa update ng loan binenta n nila sa iba? Kya di ko na daw pwedeng i restate? Lalong sumama loob ko kinukulit ko sila kc bayad in full ang down payment n noon.. may di lang pala ako na submit na requirements sa loan ko di ko na pa red ribbon mga requirements na sinubmit ko kaya nag ka problema tapos icacancel na nila di man lang nag bigay ng chance na re apply sa ibang bank? Pero di prin ako nag give up nag hanap ako ng ibang agent may ni refer skin yung friend ko kaso nag bayad ako ng almost 100k pra lang maayos at advice naman ni smdc at agent kumuha n lng ako ng bagong unit tapos itratransfer daw don sa new unit ang bayad ko n down payment sa dati kong unit....sinunod ko naman kaso nabayaran ko na lahat ang bagong unit sa Jazz din Tower B wala namang na transfer n naganap sa binayad ko s old unit until now wala prin na babalik sa akin n
    D/P or refund and noong nag follow up ako 2018 need ko daw mag sign ng waiver n kusa kong i ginigive up yung unit ko which is ayaw ko nga noon n i give up ni rerestate ko nga and willing to pay ng interest tapos waiver na ako ang kusang nag give up?.
    ano bang magandang gawin?
    Anyway yung second unit wala nman akong naging problema napapa rentahan ko n din ung unit ko sa tower b. nsa Agent din talaga ang success ng mga condo buyers para ma achive ang pangarap na magka condo..
    Ano bang maigeng gawin sa sitwasyon nong old unit ko at yung perang pinag hirapan ko doon imagine 500K yun 😭
    Kaya pag kukuha talaga ng property unang unang kikilatisin ay ang agent kung maasahan talaga di ka iiwan sa ere..kagaya nyo po sir kc marami pa ang natutulungan nyo may mga Tips pa kayo sa pag kuha ng property like condo..very helpful.. Thank u in advance!

      Tama kayo Sir, malaking bagay ang agent ma makukuha mo is un tutulungan ka all the way. Buti un second unit wla ng naging problem.. Anyway about dun sa una mong unit, advise ko dyan Sir, is mag request ka ng 50% Refund, para atleast 250k mabalik sayo.. Yan lang ang pinaka the best dyan Sir. Pls dont forget to subscribe🙂

    Ask ko lang sir, anung marecommend mo sa pa handover na yung project, bayad na yung dp po. kaya lang di pa ako nakaapply nang home loan. Kasi nawalan nang work tapos nag ka covid pa.

      Hanap ka co-barrower para sa Loans mo.. kasi baka di ka ma approved dahil no work.. Or another option, Re-sell. What condo un nakuha mo?

      Pwede ka kumuha co-barrower, kahit hindi cia kasama sa name ng condo. pwede, kapatid, parents, relatives. Ask mo BDO.

      You need to inform the bank.. Para mabigyan ka options.. Kasi if tuluyan mong hindi bayaran, your property will be foreclose. In other terms Remata...

    Tanong ko lng po kung sa pre-selling ba kapag iturn over na nila, meron ba talagang move-in fee or miscellaneous fee na 7%?

      Depende po sa agreement nyo between developer.. Some developer un Misc Fee is babayaran upon turnover. Us in SMDC, we include in our computations the Misc Fee. Kaya upom turnover, theres no 7% .

    Salamat sa information - may binili condo pero hindi ko tinuloy sabi wala daw refund - do you think puede ko pang habulin iyon - I cancelled in 2018 (too late na ano?) Kasi at that time - I am not aware of that Maseto Law that you mentioned on this video.

    hello po. sana po mabigayn niyo kame ng advice ng asawa ko. May pinapasalo po kase kameng pre selling na condo SMDC “GREEN 2 RESIDENCE” naka 17months na den po kame na hulog, pero dahil sa pandemic hindi na kaya ng budget ipagpatuloy pa. last week nasabihan na namen ang agent at sabe na hahanap ng sasalo, ang ikinakatakot lang namen eh baka umabot ng 2years na walang sumalo at. kalahati nalang marerefund namen. hati kase paren utak namen kung ipagpapatoy paden ba o igive up na. kapag hanap po ba ng sasalo normal lang ba ba talaga na matagalan. at dapat na ba talaga igive up siya. first time namen maginvest sa condo. by the way sa Dasmarinas Cavite po ang loc at katabi ng Lasalle mismo, thanyou po at sana mabigyan niyo kame ng advice

      I understand a little bit of what you’re saying here. If I’m correct, you’re saying you need someone to take over your condo since you can no longer afford to pay for it in your budget. Please , let me know how far is this in Makati or Manila area. I’m not familiar with the location. Send some of your info and pics of your condo. Thanks
