    Pre Payment Charges are only for fixed interest. Usually home loans are flexible Interest, which doesn’t attract any pre payment charges.

    Correction - The taxation figures mentioned for debt mutual funds at 12:27 are incorrect. From 1st April, any capital gains earned on investments made in debt funds on or after 1 April 2023, will be considered as short-term capital gains and added to the investor’s income and taxed at the applicable income tax slab rates, regardless of the investment holding period.

      saying is to first watch then comment. he never said that 14lacs was paid by him. Just the 2.5L in MF is what first slab payment he will do and the remaining 10-11 lakh has to be paid after 2-3 yrs for which he will save as much possible.

    Its better to start with a 30 year loan and also start an SIP simultaneously in an index fund . The returns from index fund would be significantly higher compared to home loan rates. Once you have build enough corpus with the mutual fund, use that to pre pay the home loan.

      One issue I have with this logic is that, home loan emi are a almost fixed expense. No matter what happens to the economy one has to pay 6-9% interest on that money. Whereas index fund returns are variable and very market dependent. So this strategy has a risk of over leveraging oneself and ends up losing a lot of money in interest.
      Another issue with this strategy occurs if someone does not invest regularly or stops the sip because they feel the market is at an all time high. But then does not start the sip again at a later point. The extra cash remains in the bank account rotting away.
      Strategy looks good on an excel but can have very real execution challenges.

My goal this year is to be more serious and consistent with my investments I've been investing since I was 22. 2024 is going to be more serous for me investing consistently for the long term. starting to save for a house down payment.     Dear Anshuman, My humble and honest suggestion for your channel would be to NOT focus on these youngsters who are just starting out their careers.. most of them are bound to be irresponsible with money and make a lot of mistakes - just like most of us did at their age. Also they have a long time ahead to correct their mistakes..
    Instead focus on middle aged folk - 35-60 who are at almost in the middle or end of their careers and finding it difficult to manage their money.. That would be a great help to them.. 😊❤
    I don’t think it’s good advice to give that his goal should be to buy a house worth 1 crore. Home should be for a comfortable living while staying low maintenance.. not to show people that it’s worth 1 crore or 5 crore. This young man has it all sorted out.. ❤

    being a CA I can say even Ayushman don't have much idea about finance, is income will quadruple in next 4-5 years, he has a safety net from the family also so buying a home is not a bad decision, as once the construction is complete price of increase by almost 20 to 30%, and Pune is growing superfast the residential real estate has grown like more than 20% and last 3 years. father is income is not high to attract capital gains. So selling the mutual funds won't be a bad idea.

    No, if the bank gets amount pre payed early they can invest somewhere and make assets or profit, or they can give loan to some other person and gain interest from them too. So the bank always accepts the prepayment or early payments of loan.
    In home loan there is no prepayment charges, yes in personal loan there is the charges.

    There are zero pre-payment charges in public sector banks. Infact in my bank you can even close a personal loan (let alone a housing loan) within a week of taking it without incurring prepayment charges.

    Option 1: Increase my home loan monthly EMI by 5000/- | Option 2: Make a pre-payment of 5000/- per month, keep EMI same. Which option benefits me more, considering there's no pre-payment penalty and someone is diligently willing to pre-pay every month without fail?

      Better to pre-pay annually, as the pre payment reduces the principal amount that would reduce the total interest a lot.
      However, if you simply increase the emi, you'd still be paying mostly interest as a part of the emi.

    Your video mentioned LTCG on debt funds (second point) as 10% tax rate on the amount exceeding 1 Lakh without indexation which I believe was never the case.
    I believe all debt funds or debt oriented mutual funds are taxed at investor's slab rates post 2023. Please look into this point and make the required corrections (if required).

    i have SIPs in mutual funds which are running from 4 years. Now i want to withdraw the amount. but latest SIPs were invested last month only. Do i have to pay exit load and Tax deduction will be there? can i do partial withdrawl to avoid exit load and tax?

      The units bought after the exit load applicable tenure incur exit load. In your case the units you bought before 1 year won't incur any exit load. Partial withdrawal is totally possible.
      You can just withdraw 3 years of corpus and leave recent 1 year corpus invested.
