    For those of you saying that not much was done after having spent $35,000.00 - here is what was done.
    The entire condo was painted; floor in office replaced; floor in main bath replaced with marble; countertops in kitchen and bath replaced; sinks replaced with undermount sinks; faucets replaced in kitchen and bath; kitchen walls tiled; appliances replaced; cupboard doors replaced; new kitchen and bath hardware; light fixtures throughout the condo; outlet covers replaced (there may have been minor electrical repairs done as well); mirrors in bath; accent wall over fireplace; floating shelves in kitchen; cost of labor; and finally, the cost of staging.

      People don't understand cost obviously. Heck my master bath cost me over 20k and I did all the work. My father was a master carpenter, so I picked up a thing or two. I already had an amazing kitchen, so didn't cost as much to repaint the cabinets, add new paint, counters, floors, lighting and appliances. Oh and I did subway tile in the kitchen to cut cost since my beautiful marble tile was 100x more. I do wish I could throw everything in this house away and start fresh. Hubby's mom and granny left him so much I feel that really just dates it so much. Even thought I have a ultra modern bathrooms and kitchen. I think the actual furniture and design Is one of the most important aspects.

    When I'm shopping for a house, empty is exactly what I want to see, but that is so rare. I can't see myself in a house with other people's idea of their home. I want it gone so I can see the real house with all the faults and all the possibilities. The furnishings get in the way of my possibilities. All houses should be shown empty, but evidently most people are easily swayed by artificial distractions that play on their emotions in order to manipulate them.

    • @nuttybutnice1
      @nuttybutnice1 2 ปีที่แล้ว +2

      I completely agree. I came down to the comments to say something very similar. I've been shopping for my first house for a while now, and it bugs me when the first two photos, which pretty much always the living room and bedroom, are "virtually staged to show the potential". No, it shows YOUR view, I need to see an empty space to be able to visualize what I will do with it. The other thing that bothers me about the photos on websites is that the pics are all kinda random, out of order, and too zoomed in. I'd almost rather have the floorplan instead.

    • @virginiamoss7045
      @virginiamoss7045 2 ปีที่แล้ว +5

      @@nuttybutnice1 I was a commercial space planner designing office space for leasing people in a large city. When I retired I was happy to let go of that work which was high pressure time wise, and preparation of drawings for construction permitting and cost estimating was anxiety producing. I down-sized to a new area and tried in vain to convince residential realtors there to pay to have simple floor plans prepared for posting online along side the photographs. They all looked at me like I had no idea what their business was all about, even when I tried to entice them with only $100 or even free to demonstrate the value of a floor plan. Nope. But they'll pay for staging sometimes or get the seller to do so. They would never even ask a seller to pay for a floor plan. I just don't get it.

      @@virginiamoss7045 Very interesting post about the skills used in your career. And Floor Plans! They are widely used in other countries as an aid to sale. Sometimes even shown on the multi-image sales board at the front of a property. BUT....now you've got me wondering. Are Floor Plans losing favor in the RE industry. Are they considered 'old fashioned' or 'unnecessary'. One suggestion is that a younger generation, who've largely grown up without map reading skills, may not be able to read a Floor Plan. I'm with you...a Floor Plan, with it's look-down view, gives a good feel for the flow of a house, and how it will be used. Love the description of your work 👏
