On the 1st floor you could put a shower in that bathroom by moving the toilet and put a shower there, and put the toilet over near the cabinet and get a smaller sink with a cabinetm

I absolutely love 💕 this older home. Everything about it appeals to me, except where they dropped ceilings. Updated colors would help improve some of the rooms. I'm an old house fan. Those hardwood floors are amazing. I'm 5'2" so it's perfect. LOL.💖
I would take that house as is. The garage needs some work and needs a completed fence in the back yard. You fix that foundation, it will help level that door frame. The hardware for them old type doors can be found at Lowes or Ace Hardware. Home Depo may have it. I have repaired them many times. I even use that type in my home now. It is to bad about upstairs bathroom, I would have put a dormer over it when redoing the roof. That would give it a lot more room. But now With the metal roof on it, not so easy to do now.
2 houses on same property? Ive NEVER seen a driveway cut the neighbors yard in half. If it were mine.....I would move the bath into the tiny bedroom with the flowery wall paper. Then close off the door into the stairs, Oh how dangerous. There could be a small closet added to the downstairs bedroom On the left side of the window. Then open that bath through the wall into the bedroom close off the hall door way and put a very small hand sink under the stairs on side of the old closet . then tile the entire bath to become a shower room then if you wanted you could move the toilet closer to the hallway and open another doorway into kitchen. To me those would be the most important things. The kitchen cabinets look like real wood and appear to be in great shape. They could be refinished. Moving kitchen to current dining area is also a super idea. I wish you would explain the structural issues.

I wonder if the home owner actually did the "rehab". Amazing how many homeowners with absolutely no contracting experience rehab their own homes, do a lousy job, and when a professional contractor points out everything that is wrong, the homeowner will try and defend their "work" every time. I would never buy a home where an inexperienced homeowner did the rehab.

Love hardwood floors but the way the bathrooms are a crazy especially going upstairs. Your either going to trip or fall down the stairs!
