I’ve been contemplating selling my pickup to do this for about a year, today I sold it. Got a 4k pickup 4x4 and I’m on my way. Thanks for the inspiration. People def looked at us weird

You bring up some very good points. We all want that perfect piece of property, but with a little work you can turn raw land into a great hunting or recreational property. You can also look for smaller property that borders some sort of large tract of state or county land. Fancy toys lose value. Land is an investment, the more improvements you make to your property the more it increase in value. Thanks for sharing.
Agreed- that’s a big part of why I am so hung up on buying land (the appreciation part). Everything else is just a money pit. Thanks for watching
Be careful buying next to state land. A friend of mine did and struggled with trespassers and fence sitters taking advantage of his hard work. He wound up dumping it.

As a Realtor and investor I agree with what you say. I too drive old stuff and focus more on land and houses. The friends that laugh at your way of doing things may need to be exchanged for people that are after the same goals as you.
Yeah it certainly makes it harder when the folks in your orbit don’t have shared goals. My buddies are good guys- I just chuckle back at them and say, “no problem, more for me!”. Thanks for sharing

Here in sw mich hard to find....but i keep looking...no debt, no payments, but...semi retired..just very hard to pull trigger on land when the price has gone through roof..

You are spot on. My fiancé and I just bought 20 acres near Brimson/Two Harbors last June. I would say get your finances set before you start looking. Land loans are a lot harder to get than a home mortgage. Like you mentioned 25% down is the norm and they really look at your credit score and debit to income ratio. It's so worth the sacrifice.

Hey Mark! Good question there- maybe it ends up being both??
One thing I would like to know what things turned you away from some of the properties. I know a couple of things that turn me away is who owns neighboring properties and the actual shape of the land. Meaning long and narrow vs more square. Also another thing is access to the land. Just a few thoughts.
We steered away from one just due to its proximity to where we both work (long ways away). We wanted to build a house on it so we had that constraint to think about. I did pass on one due to the fact that there was too much neighboring activity (house, shop, cars, driveways). Didn’t give the adjacent parcel an opportunity for a sanctuary. The other thing I kept in mind was that I was buying a smaller piece (20-40 acres). This meant I wanted woods adjacent to my land so the deer had more of a contiguous forest to use. It wouldn’t have worked if I bought a 20 acre patch of woods surrounded by homes and whatnot.
What you are talking about is very true. Finding value in something where others dont see it is definitely a valuable skill. Enjoyed your video.

Ive watched some nice 40s double in price the last 6 years ive pretty much lived super cheap for 10+ years saving but missed the inflation bubble almost not realistic to be able to buy now
Same in my area. This real estate price jump since Covid hasn’t subsided. If a guy can just find a way to save money why each month, eventually you can overcome and get a down payment saved up. Not an easy thing to do. I’m still trying to save but it’s increasingly difficult.

So true! I live in south west Michigan. Dreamed of an upper peninsula hunting property for years. Made several trips up there but just couldn’t find what I wanted. One day my wife said why don’t you just buy something close to home. Duh! I began the search and found that land close to home was much more expensive and not many parcels were available. I did find a 40 within 15 miles of my home that had promise and was in my price range. It had been for sale for a long time possibly due to all the junk visible from the road. I walked the property with the realtor and decided to make an offer. I was able to purchase the property for several thousand less than the asking price. I bought it late in firearms season and immediately started hunting. Saw a few does but not a single buck. After season was over I immediately went to work. I hauled many loads of junk to the dump. It is all cleaned up and beautiful. I have planted a few thousand trees and shrubs. Put in several food plots, created bedding areas and planted switchgrass. I only hunt when conditions are right. I have now had the property for four years and it gets better every year. Good bucks are abundant. I do spend a lot of time working on it and it is hard work but I enjoy every minute of it because it is mine! I fortunately was able to buy it without any financing as we live well below our means, I worked a lot of overtime over the the years and retired very young taking on another full time job after retirement. I will retire from that job in two weeks! I fortunately have great people on the neighboring properties who are good people and ethical hunters. If you want a small hunting property to hunt big get ready to sweat! There is a lot of good info on TH-cam and I take advantage of that knowledge. It is work but rewarding when you hunt and see nice bucks moving in daylight. Best of all it is yours! Will it ever be finished? Nope, always looking for ways to improve it!

We too have a camp in Northern Minnesota (Aitkin County). It’s an original family homestead. Used to be fantastic hunting but has declined as the wolf population increases. Not sure what county you are in but I would be curious to know your wolf situation.

Another option for purchasing that I was able to do was contract for deed. This allowed me to have a much lower down payment. On another note I have been able to earn income via timbers sales and other conservation programs such as the state forestry initiative which pays per acre in rolled in conservation programs.
Good ideas Joe. On the contract for deed, did you negotiate that? Or was the seller advertising it that way?
@@northernforestwhitetail Matt the first parcel included a house and 80 acres and the owner offered contract for deed. His intention was to secure a monthly income for himself. This was a side gig for him having multiple properties. Lots of seniors prefer this option. The second property I suggested it, for the same reason. The couple was retired and a nice monthly check was more appealing to them so they could avoid capital gains taxes while getting a monthly check for their budget. With both of these 10% down was all that was necessary. As a bonus the second property offered an interest rate a bank could not even match.

This is the motivation I need. Man, I appreciate your videos. It’s tough with small children to see light at the end but these are all good perspectives. Saving is the hardest part for sure.

No realtor has ever actually helped us find anything. I always know more about the properties out there than they do. Learn how to do your own research, because no one will care about it more than you.
Spot on my friend. I found that the realtors around me had the exact same approach (not nearly as helpful as I was for myself).
