For seniors, housing breaks down into independent living and assisted living. Your parents are at the time of their lives that they can still live freely but having everything centralized and easily accessible would be a good fit for them and that’s what over 55 communities offer and also security and safety for older residents.
Also probably why showers instead of tubes and shower because it's harder and more dangerous for elderly to get into with falls etc.
What about communal living?
@@bfoz its where you live with people of your own age. The type of living depends on whether they need additional care.
Definitely prefer the first place/community, really well up to date and everything. Although no pool, the community amenities seem very good. I also love the C frame design for the Joshua Tree house.
Your parents should check the associations rules on having a dog and if they are allowed on the common grounds before buying. Teddy needs room to run.
I love this video. House hunting and house planning are my fav - oh, and house renovation too! I think it’s great that you are building your next house in JT. Renovation would probably take just as long, and by building your own place, everything will be EXACTLY as you want it, and brand new. Can’t wait for more updates.
I used to live in Palm Desert every year during a heat wave we would have a bunch of seniors die on us because of the power outages and the heat. Make sure you have a generator for them.
Love the concept for the Joshua tree house. The courtyard floor plan wrapping the pool is a great idea.
Would suggest a few minor changes - as you said, one shared bathroom would be sufficient for the secondary bedrooms. You could also create a space here for laundry and would be nice to have a line of vision.
Would also suggest creating a more distinguished entry space, rather than stepping straight into the main living space.
Also, if you flip the arrangement of the primary bedroom and the primary bathroom/ closet so that the primary bedroom is on the end of this wing of the building, you would be able to have a dual aspect primary with windows on two sides - this would be much nicer.
Hey! I wanted to quickly comment on the draft for the house. I stayed in an Airbnb of a similar layout in La Quinta last September. It was U-shaped - 3bed 2 baths with a master bedroom. The master bedroom was on the right and it was hugeee. I absolutely loved the layout. I went with my boyfriend and 2 other couples and there was so so much privacy because of the layout. There was a pool in the middle and the master as well as another regular room had direct access (that room was mine) and I absolutely loved it. If I ever go back, I would go back to that specific one so I totally vouch for your drafted layout.

yeah the best is the first house in terms of lighting and privacy and amenities and maybe the last one. Don`t forget to take into consideration the exhaust for bathroom fumes

I wouldn't trade Seattle the ocean great restaurants cooler weather lots of trees for Indio deserts scorching temperatures lot of driving and there's really nothing going on .
The valley sucks I'm not sure what there thinking my uncles friends all moved to phoenix by him there all from Seattle they hated the wind here. It's windy the majority of the year

As a senior living in the area I would strongly suggest not to go for a house in a gated community. Too many rules and too many narrow minded people! I know that your parents would love the La Quinta Cove area. Friends of mine moved there and they love it. Downtown La Quinta is in walking distance.
I love your real estate/apt hunting videos! I would want to look into the increasing air pollution in Indio from things like the Salton Sea toxic dust disaster that's probably going to keep getting worse.
House designs tend to like to keep the bathrooms/kitchen/laundry together for plumbing purposes, also stops long water runs (long time waiting for the hot water to arrive at a shower).

My friend bought a house right on golf course. Guess what...when kids come over they have to stay inside when golf course is being used because golf balls keep landing in yard and the fear is they might hit kid on head. FYI😵💫
When your house is very close to the outdoor community pool --- there will always be people roaming around and you'll be able to hear their conversations (not a good idea.) It's important to have windows in the family room, kitchen area - and master bedroom - face south for sun all afternoon (west would be hotter.) I learned that when I purchased my house in southern Calif. I only have to turn on the lights before it gets dark.

The price for the home is a base price, you can expect to spend $100k to 150k in upgrades. We looked at other communities, but they were a little too traditional and old. The indio development is the best..
The first one was my favorite but I agree with your dad pushing for that third bedroom.

I love that kind of climate but as someone who has always lived by the sea, I wonder if I would miss it if I moved there. Mind you I hardly ever swim.

i guess the best property is the one that will serve you better as you get older . also price is a big consideration as well as location .
Where is the house you were at at the very end, after the houses tour,, not sure if that was vacation place or your home but that was awesome. For sure the Indio homes are nicer than the others they are new. By the way, there are some brand new homes in LA Quinta that have that C shape you drew and if you put in a pool, most of the rooms face it. Good luck to your family finding a home you love!
Great video, Shelby! Been subscribed for years. If I was gonna make a suggestion it would be for them to pick La Quinta or Palm Desert. As someone who’s lived in the desert for 30 years. I would say that those two city are the overall best out here other than Palm spring’s. Indio has pocket of good areas but a lot of bad to. But that’s just my 2 cents.

have your parents thought about lake las vegas? verrrryyy similar to the vibes at these homes. my parents love it there!
I can't imagine anything in Lake Las Vegas being $500k. It strikes me as a much higher priced neighborhood, although I've only stayed at hotels around the actual lake itself. Farther away from lakefront may be more reasonably priced...
Another plus, no state income tax in Nevada. We live just north of Seattle and Palm Springs area was our plan in 10 years but CA taxes have made us rethink.
Prices have gone up in Vegas! It use to be affordable there. They do have one thing going for them is the no State tax!
My parents live there too and love it. And we love visiting them there!

I'd say to look for the ideal house/place for a little longer, because you don't want something too big, you want something with the right amenities, with what you are looking for and you don't want to redo the hole thing just because you don't find the ideal place. Better off searching for longer time and be satisfied with what you purchase. Great video Shelby.

The HOA fees on the communities are probably through the roof, so price comparisons have to be more than just the house price.

Yes, and it will. What it's doing now isn't sustainable. My elderly parents downsized in late 2020 from a HUGE house with 8 acres -- most of which had to be mowed -- and are still looking for a smaller place. I told them the same thing ... WAIT.
Lots of foreclosures coming shortly. Housing prices coming down. People aren't paying their mortgages - since most are unemployed or living paycheck to paycheck. Many builders are in the process of building new homes (ie, Orange County) - and no one is buying. I've lived in southern Calif. over 50 years - and our "leaders" have destroyed this once great state!!!!!

Do not be afraid of renovation that is were the money is you want a home that can grow appreciation fast and is livable while needed. Homes should be a asset not a bill.

@13:34 Insane that anyone thought it a good idea to put carpet in a bathroom. Yikes. But I think that one, with all the mirrors, had a pool? Even though dated, if the price was right, it could give your dad some projects to do to keep busy.

Half a mill might get you a condo in Palm Springs....and that'll probably be on Indian lease land. You'll be lucky to find something in Cathedral City for half a mill.
There are many now there's one in rancho mirage it's starting to drop.

So bizarre to me that all these homes are staged. In the UK when you view a house they are either currently being lived in (people's stuff everywhere) or empty!

It's hard to breathe in Palm Springs and Las Vegas --- it's 100 degrees in both places right now - and lasts through September. People have to stay indoors (or at a pool) --- and go out at night.

The first home was in Indio. Shelby said,."$535,000.00; which is brautiful and a bargin!! It just didn't have a pool or hot tub! You could add a the for over $50k-$80k...

@@alinaramig6618 The 2 main reasons are; Joshua Tree tourists are different than Palm Springs tourists, so I don't think they will get a good return on investment. The west is experiencing the worst megadrought in 1,200 years, and it's only gettig worse.
@@FitzieJJ You are right - now we can only use our sprinklers once a week. But - the "leaders" continue to build and build!!!!! Utilities, property taxes, food, gas, housing prices, car prices (new and used) -- are very high - and going higher. Fewer people are driving to Las Vegas due to the high gas prices. The future doesn't look good.
They do need to build more green energy it’s the use of gas and fossil fuels that we are in a drought in the first place 🌎💨🔥
