      LMAO you all know nothing about maintenance, my last house was 7,000 sq.ft with a 2,500 sq.ft guest house, 2,000 foot long driveway on 21 acres. You want to learn about wallet breaking maintenance, buy a house like that. 😢$1,000 a month alone to cut grass.

      @@venom5809 LMFAO you know nothing of maintenance, my last house was 10,000 sq.ft with a 4000 sq ft guest house. 1/2 mile drive way on 30 acres. You want to learn about wallet breaking maintenance, buy a house like that. 5k a month alone on tree pruning out in the family orchard

    For cheap pool heating: I highly recommend that you get a bubble pool cover. It's literally like a huge sheet of bubble wrap that you can cut to the shape of your pool. Pretty cheap, maybe a couple hundred bucks, and it can raise the temp of the pool by nearly 15-20 degrees just from the sun! I was shocked at how well it worked! We now have passive solar heating for the pool, but the bubble wrap def works, super easy on and off, no maintenance and free heat from the sun.

    Great video, Shelby! And good call on charging for pool heat. Aside from covering some of your costs, you'll also be able to potentially capture guests who don't plan to use the pool and therefore don't want to pay an inflated nightly rate for a heated pool they won't use.

    Shellby this my 5th year i followed your channel. I think you have grow up as as person also as a business woman. Your past videos were about simple things like a table or a camera. Nowdays you are are successful business woman. You receive mainly from youtube your incomes but you invested them in some creative businees so in that way you have more revenues than just put your money in a bank account to wait for some interests.     Have you considered solar heated tubes for the pool? They use them out here in vegas a lot and are a good alternative to gas or electric pool heaters.

    Glad you haven't had any issues with Coachella. A friend of mine just started up an airbnb there and renter hers out for coachella and the result was the complete opposite. The renters trashed the place, they took things down from the walls including the bathroom mirrors which she said looked like they were doing coke off the mirrors, there was garbage everywhere and there was stains on the carpets and furniture both inside and out.

      This is why a lot of AirBnB or Vrbo hosts end up charging Ritz Carlton prices for their properties to prevent college-age and irresponsible partiers from tearing up their place, and in the case they do trash it, pay for extras on cleaning services.

    Shelby. Your channel is very informative and I encourage you keep it going.
    I have a suggestion regarding your Palm Springs property. Get an inexpensive "bubble wrap" type of pool cover and a spool to store it on. The cover will significantly heat the pool (especially in PS summer heat) for "free" and will significantly reduce your pool chemical bill. Your clients request for pool heating will probably decline. There is one possible issue: liability. If someone were to try to swim with the cover on the pool, issue. BUT, simply make a requirement on your property manager to remove the cover prior to the rental and then reinstall it after the rental expires. The heat loss will be insignificant compared to running without gas heat.

    San Juan County WA recently capped STR permits. Orcas island will not receive any further permits until we lose about 200. Our permits run with the land like an easement. This increases the property values of current permit holders and will basically eliminate new permits being issued. You can add a premium of $100-$200K for a house with a permit to it’s value.

    So cool you share with us the ups and downs of being a short term rental owner. My city here in Texas is looking at putting restrictions on STR's...and many people wanting to just ban them outright, which I'm not a fan of. Looking forward to seeing the solar video...keeping in mind things in California are more expensive, just because they can be. The "Good/great weather" tax. Property Management fees are nuts there. But I get it with STR's, there is more work involved with cleaning, inspections, etc. Can you give a breakdown of what the PM does for you in another video? Cool video! Looking forward to some pool time myself soon here in Texas!

    You should really look at solar pool heat. My parents installed it and ir works amazing when you have good sun. Even if you need some gas it's still WAY cheaper. It's also not a super high install price. I think you would get more of a savings than the regular solar power you will be getting.

    I lived in Palm desert and our electric bill was over $1000 with Edison without turning the a/c under 80 degrees and not heating our pool. 😅 we just moved because we couldn’t afford it anymore… Have y’all considered a solar heating set up for the pool too? It’s a few grand but you would be able to pay that off in a few months as opposed to flushing that cost with the power company. ❤

    Can't wait for that solar panel video - was literally typing out a question when I heard you mention it in the video lol but there's also solar rooftop pool heaters you might want to look into. I think it's cheaper to run than a traditional gas one, and if it's very warm/sunny where you live it might even be more efficient. My parents have one here in Canada, so... Might be worth a google.

    with the heavy usage and crazy amount of sun Palm Springs gets it would make sense to do pool solar. Your break even would probably be fewer than 2 years and you can still charge people to use the pool heat

    The fact that your property is grandfathered in as a permitted rental in your neighborhood definitely has increased its value in the long run.
    Love these type of videos, and love watching the Church’s sisters real estate empire grow! Definitely wouldn’t want to be playing Monopoly with you gals lol.

      I think she is grandfathered in, but not the property itself. If she sells it, the next owner may not be able to rent it out. That would hurt the property value, since the buyer would be purchasing a primary residence, rather than a cash-flowing investment.
      Unless of course, you were talking about the Present Value of her Airbnb business, and not the property itself. In that case, I agree.

    You should use solar panels for hot water to heat the pool. There are even solar panels available which provides electricity and hot water. Its amazing how fast a pool can be heated with solar.

    I enjoy your channel. We sold our VRBO mountain house 2 years ago and I can’t believe how stress free life is without dealing with all that. It was a great deal because we bought below market in a down market and held it for 12 years. But, it sure felt good to take the appreciation of value and eliminate the headaches of operating a rental

    Everything ages 3x faster in PS, just got a new filter system and my pool was built only 4 years ago. House is looking good! Do you charge separate for EV parking? I’ve referred quite a few people to Racquet Club. Before I purchased a home, I rented villas there and paid up to $50 a day for pool heat. ❤

    Congrats on the solar panels! We added them in 29 Palms without too much initial issue, but SCE took ~6 months to finally send a bill, and it didn't seem to include the net metering correctly (still working on it). Keep an eye out and make sure you're working with a company that you can follow up with if things don't play out as you expect.

    Given the cost of pool heating, it would be a good idea to research heat pumps dedicated to pool heating. Now that you're in the process of getting solar panels, it might just make sense to install even more of them (if that's possible for a given area of the roof and grid capability). With free energy from the solar panels and efficient heating of the pool, that cost just might pay for itself and heating charge can become pure profit some day.

      Making electricity from solar panels, then using that power to operate a heat pump is not the way to do it. It is far more efficient to use vacuum tubes to heat the water directly from the sun. The only electricity needed is to run the pump to circulate the water through the solar tubes.

      @@Canucker4Life yes it is, because if you have an electric system, heating will work regardless if there's sun or not. Directly heating via heating solar cells wont in case of no sun... Solar is so cheap nowadays it rarely makes sense to go that route, especially if you plan on installing electricity producing solat panels anyway...

      Yeah this is palm springs the pool needs a cooler not a heater by April/May the pool will heat from the average 114 degree summers to a balmy 87 degrees plus in the water

    Great video! Thanks for sharing! I'm always surprised to hear that people want to heat their pools when they live in a hot climate like Palm Springs or Las Vegas. I would think that having a cold pool would be preferred. I remember staying at a ski resort in Park City Utah in the winter and I loved having a heated pool when it was 30 degrees outside but, When it's in the 80's and 90's outside, I would think that you'd want a cool pool. Thank you so much for sharing all of this information though! I've learned so much from these videos!

    Hey. You’ll need a misting system one day. Make sure you add some misters inside the pool. My system cost like 5k and best investment so far for the summer heat.
    Remember. Its a dry heat. Lol

    Great video! Have you thought about maybe applying sun blocking anti UV reflective window tint to the windows to passively cool the house? If you are interested, get one that blocks >80% of infrared rays and >=90% of UV (ultraviolet) rays....

    Solar panels to generate electricity, then to use that electricity to run a heat pump is not the way to heat your pool water. Heat the water directly from the sun using evacuated / vacuum tubes. Way more efficient. Yes you will still benefit from solar panels to power the house and the pool pumps, but you should have a separate system that heats the pool water.

    I remember when you installed the pool heater. It’s not that old so it’s odd that it already had to be repaired. It’s possible that your pool guy’s poor water chemistry damaged the heater elements. What part did you have to replace? You may want to look for a new pool guy or take your water to Leslie’s and have them test it for free to see how the chemistry looks.

      @@s99614 coming from someone in the swimming pool industry, they typically last longer than 2 years. My guess is that the pool guy isn’t balancing the water chemistry correctly and the pH & Alkalinity are not in the correct range.

    Do you want to save even more on your electric bills especially in the summer? I noticed that you have shingles on your roof, leave the shingles were they are and add a light colored metal roof(Very inexpensive) and you will see a significant drop in your electric bill. I live right outside of Las Vegas so we have the same type of heat. Since we stuccoed our house and put the metal roof on and added an energy efficient AC. Our bills are never over $160 a month in the summertime. The home is 1400 ft.².

    We heat our pool with cheap solar panels my grandpa bought and put together over 30 years ago…we also live in Washington state and our pool stays between 85-90 degrees all summer long.

    You can get solar tube heaters for the pool.

    Hi Shelby thanks for the content! In the future, you could potentially swab your pool heater to an electric one to cut the gas bill. There are also lots of ready-made solar pool heating systems you can buy.

    We had solar installed on our roof and they ruined the roof. We had them removed and they’ve been sitting for a year waiting to build another structure to connect them to. The installers argued with me about needing a lightening tie down. That delayed the process as well and we had to get them to install that before we were allowed to turn them on. That took about a year and then water started coming into the ceiling and walls.
    I am glad the city comes out to inspect because the house could have burned down with my dogs in it.
    Our roof was 80,000 and we are still paying off the 30,000 for the panels. Nothing was explained to us beforehand and we probably should have sued them but there was so much else going on we couldnt take on another fight.

    make sure you get solar panels and a water heater for the pool. The sun will heat it for you, just stick in the equipment.

    Great info. Sweet looking house. The power lines surprised me though. The 20% rule seems fair and I wish they had that in our area, California mountains, hmmmmm maybe they do though it doesn't seem like it. They are freakin everywhere.

    I am glad you guys are finally going the solar route. I don't know how far along you are in the solar panel installation process, but definitely get solar plus storage. Without the battery, most panels won't work during a power outage. 😞
