  • We finally started our home addition, "hopefully" on a budget. This is by far the biggest project of our lives! We are doing an addition. This idea has been 3 years in the making and the past couple months we buckled down and got to work. I will be the General Contractors, meaning a lot of extra time will be put in to save money. With that and along with me doing a majority of the finishes we are hoping to save money. There are going to be a lot of videos including ones on earthwork, cement, framing, electrical, plumbing, HVAC, drywall, and many more on the kitchen.

    Whether or not a structure is existing will have an effect on how the setback rule applies, because often the setbacks of modern times are more stringent than the setbacks when the property was built especially in the case of a very old property

    That price is real , give or take in the $10000s , in the late stages of addition

    We have local consultants that want to charge anywhere from $8000-$12,000 to help with permits and drawings for an additional dwelling unit of an existing structure for example like my garage. I’m tempted to do the process a little more on my own but I’m not exactly a professional architect or engineer at least in the civil sense so I’m not sure if it’s even feasible for me to accomplish this goal on my own or with the help of the architect or engineer on the side

      I guess you can try and get as far as you can on your own and see if they can help with the rest.

    Based on those estimates you put up what size addition is that?

      ours ended up being about 950 sq. ft.

    I'm having a hard time finding an architect in Akron Ohio. We want to do an 18x18 addition off the back of the house. The quote came in yesterday at $5500-7500. I just don't understand why. It seems to be much simpler than yours. Any recommendations on how to find an architect?

      Word of mouth. Do you know of anyone else that has done remodeling lately. Start there, then move to classified ads.

    Thanks for sharing. If I want to expand over the patio roof top, what is the first step of my construction? Will framing contractor remove the roof and do the new level and framing?

      Most framers are good with tying into existing structures so once you get drawings (assuming you'll have an architect do some up) tell your framer what you want and they'll know what needs to be done.

      @@-DIYPRO- awesome and thanks for reply. If my project is only 150 sqft home extension (extend out on the 2nd floor over a patio root to be come a loft) and I am quoted roughly for $70k. How much % of cost do you think I can save by me being the GC? thanks

      @@andychen1947 My neighbor who is a GC says they usually charge 10% of the overall price. So if you were the GC you'd probably save $7-$10K(that's my ballpark). The real money savings comes in if you do all the work yourself too!

      House before was 14,000 sq. ft. added about 950 sq. ft. Cost was 80K, DO keep in mind this was prior the crazy material hikes and inflation.

      @@wanaraz We ended up right at 80k! Keep in mind this was early 2020 when everything was still cheap and I did more than half the work/ labor myself.

      @@-DIYPRO- I have never had a room built but insurance says you can build a house 3 bedroom 2 bath after a fire for 150K. I don't know if that includes like a complete new kitchen.
