    The fact that there is already an excessive amount of demand awaiting its absorption, despite how everyone is frightened and calling the crash, is another reason why it is less likely to occur that way. 2008 saw no one, at least not the broad public, making this forecast, as I'll explain below. The ownership rate was noted to have peaked in 2004 in the other comment. Having previously peaked in the second quarter of 2020, we are currently at the median level. Between 2008 and 2012, it dropped by 3%, and by the second quarter of 2020, it had dropped from 68 to 65.

      You're not doing anything wrong; the problem is that you don't have the knowledge needed to succeed in a challenging market. Only highly qualified professionals who had to experience the 2008 financial crisis could hope to earn a high salary in these challenging conditions.

    Home prices are still 30% overvalued. In fact, we are in a worse inflationary housing market than we we’re before the 2008 disaster. It’s coming.

      No it’s not. The 2008 crash just lasted over a decade. The sky rocketing prices was a reversal. The aftershock of an earthquake. It’s over. Houses already corrected. They aren’t coming back down. Maybe 5-10 percent. MAYBE. But that’s the best we’re gonna get.

    People are looking to sell their home to get the high price. they're afraid of the second and third quarter of next year. That things are going to go the other way. So they Want to try and get as much as they can right now.

      Absolutely true. As a real estate agent, when I show people comparable sates and tell people what their home will most likely sell for, they don't like hearing the truth. They think their 1980 kitchen, bedroom, and bathroom are worth 2023 prices. They prefer to list with another realtor who tells them what they want to hear and list for the high price the sellers want. Then they are surprised when the house sits on the market for months and they have to bring their price back down to what I originally told them it would most likely sell for.

    Been checking homes everyday for the past few months trying to buy. Homebuilders are offering incentives to buy down interest rate instead of lowering prices. Opendoor buying homes and putting them back on the market a few days later for a way higher price with incentives to buy down interest rate. Overall, prices have been going down because sellers want to close before year end due to taxes. Not because because of market correction...

      There’s low demand for 400/500k houses. Not low demand for houses.

      I doubt that. Inventory is low which offsets the lower demand keeping prices pretty stable. If intrest rates are lowered, there will be an increase in demand. I doubt there will be much change in prices.

      Because the majority of people can't afford to buy a house at the current prices. People need homes and can't afford them. This is a problem and why they need to go down. If you didn't have a home I'm sure you'd want to be able to afford one too.

      The problem is the ridiculous interest rates and the economy that we have one party to thank for. And since a large part (actually a majority) of this country voted them into power, I'm not feeling all that bad for them. Decisions-and elections-have consequences.

      @patricksears163 It's not that easy for people to just pack up and move somewhere else completely random just because they can afford a house there. People have kids and family to take care of or jobs they can't leave. Even if not, many people don't want to pack up and move away from everything they know and start all over due to the loneliness that would come out of that. Your lack of understanding of this is concerning and partly what's wrong with this country and world. Maybe you know this though and are just one of those types of people that just like to rile others up.
