    you can add virtual tours to zillow other than their own tours. they may pick it up through the mls listing...but they are there.

      However, in my recent experience, non-Zillow links in the MLS are only shown as hypertext links on the Property Details tab, not as a button on the front pic.

    Matterport also has the measuring and tagging features which you didn’t mention. There’s also an automated walk through feature on the Matterport which is really cool.

    I think this was super helpful!! Especially because I am in the market to purchase a Theta Z1. Now I can see the image quality on Matterport. I do think the matterport tours, transitions and dollhouse are going to be the emerging Gold Standard. They just plain got that one really really "right".

    I've been doing a lot of Matterport tours for a house flipper since the pandemic started. The people buying the houses like to zoom in on the walls and other areas looking for defects. I recently bought a Z1 to see how it would do, the image quality is not nearly as good. The Z1 has a lot of fringing, and there's not nearly as much detail. In fact if you want to hide some wear and tear on a house, the Z1 is the way to go. However, you can do outdoor spaces much easier with the Z1, because you can get the time shift plug in so you don't have to hide for each pano. You can make raw images, process them, and upload to Benaco to get a real virtual tour, instead of those glorified slide shows CloudPano does.

    • @JRDNPWRS
      @JRDNPWRS  4 ปีที่แล้ว

      Everyone's experience is entirely subjective. I've not had one complaint, neither have any others I have interacted with. If I was concerned with detail and the highest quality, I would use a proper camera for these things. These tours are simply just a way to allow people to tour ahead of time and I think, in general, people are smart enough to know that they aren't going to be able to see every single detail in a virtual tour. The idea is to get them to see it in person. Thanks for the thoughts!

      I would say that it is a toss u between the 3. I haven't pushed them a lot. Generally speaking, 1/3rd of the agents who get a virtual tour will go with Matterport, another 3rd will go with Zillow, and the remaining will go with the standalone. Again, I haven't pushed it much so not doing a lot of these. Maybe a couple each month.

    Great video. I'm a transitioning Realtor and my question to you is; with all the options for agents to uses their phones and do their own tour, are you finding it hard to sell them? I know they can be cheap as a Realtor, you're always looking for ways to stand out and offer more to get the Listing. Or does it really depend on the sales volume of each Agent? Waiting on my Z1 to arrive now and practicing with my Fusion. Thank you!

    • @JRDNPWRS
      @JRDNPWRS  4 ปีที่แล้ว

      Honestly, I stopped trying to sell to agents a long time ago. There are some that prefer to not spend money and I really don't work with them anymore. The handful of clients that i do have are very loyal and use me for every listing. I simply tell them this - "anything that you hire out to make your listing stand out will help you get the listing... but more importantly, it shows that you understand that you need to stick with what you are good at so you can better serve your clients.". I just operate from that mindset.

    • @ferx966
      @ferx966 4 ปีที่แล้ว

      Unfortunately, Zillow discontinued the walk-through video from a phone. Now you need to upload a third party video if you want to offer that. You can still add the 3D tour, but with a phone it takes a lot of time. With the Z1 you can do it in 10 minutes per house. Your listings will be much more attractive for buyers and sellers.

    Great video! Do you know if you can shoot the zillow 3D and also retrieve those shots to use in another system?
    Btw, you can add other tours to Zillow as a link in the virtual tour section but it won't show the sticker that says you have Zillow 3D. Zillow says you get more views if you use their 3D but again, others can be added.

    A little more specifics on gear used would be great. I picked up a motorized 360 tripod head and a wide angle clip on lens and iPhone holder last weekend so I could utilize the Zillow app being free and take advantage of the current virus situation. Did 7 tours first week paying for my gear purchase 10 times over. Not the greatest quality but I’m offering them so cheap at $99 for an add-on to standard photos or $149 a la carte. I think agents like the price tag and slight sacrifice in quality over a matterport costing 3 times as much.

    Hey Jordan, thanks for the videos! I too have the same set up as you so my question is, why deviate from a Zillow tour, why use CloudPano for your real estate? Are there certain homes that your agent would prefer a CloudPano tour rather than a Zillow tour? Thanks, I am just wondering if I need to leverage my CloudPano somehow. I just don’t see them as wanting to pay even more for a hosted tour like CloudPano.

    I am usually pretty picky when it comes to my photography and did not want to offer 3d tours because the quality was always sub par. However with the demand growing, I decided to get into it. I just started offering the Matterport tours using the Theta Z1 and have been pretty surprised and happy with the results. Of course there is always room for improvement and I guess as the technology improves these will get better.
    One question I have for you. In your video you said the quality of the Cloud Pano was better than the Matterport. I am not sure if it looks different on your monitor but in the video the Matterport looked crisper and cleaner than the Cloud Pano. You can add a non-Zillow tour to Zillow... it has to be through the virtual tour link that's loaded on the MLS which is then scraped by Zillow. However, Zillow buries it deeply in "additional facts and figures" so it's essentially useless for marketing.

    Not 100% profit at all... so your time is not valuable and you work for free??? Time selling, calling, texting and scheduling... time driving to the location, time walking the property to tidy up and get your tour planned, actual shoot time, drive back to process and upload, time for billing and getting paid... and you charge 100. or 150. ... way to go you're making less than $10./hour... wake up people.

    • @JRDNPWRS
      @JRDNPWRS  4 ปีที่แล้ว +14

      Not sure who you are telling to wake up, but I'll take the bait.
      For me, I spend 0 time selling. It is on my order form. I don't shoot virtual tours unless a photo shoot is attached to it. I am already on location. If they want it, they add it on. I spend zero time calling or texting either. Scheduling is automated. Time driving to the property is built into my cost as I charge based on location. Price changes based on zip code (again, all automated).
      I don't shoot a property unless it is ready, otherwise I shoot as-is and they get what they get. Processing time? Less time than a photo shoot. Maybe 30-45 minutes max... or no processing at all if Zillow or Matterport.
      I charge at little as $50 for a Zillow tour on a 2000 sqft home because it literally takes me 10 minutes and I am done and I know my market and am priced appropriately. I charge a minimum of $125 for a standalone tour which I edit because I know that will take me about 15 minutes on location and around 30 minutes to process.
      All that said, you really shouldn't take your own business practices and make the assumption that others have not factored all of the things in. As far as I am concerned, if you are actually doing all of the things you just mentioned - you are working too hard. Make your business work for you and charge what is appropriate.
