    Revolving and Offset are also set at floating rate for interest payments which can be significantly higher than fixed rates. For offset this can mean minimum repayments are quite high relative to the fixed portion of loans.

    In a property investment context probably also worth calling out that if revolving is being used through personal surplus cash going in, the drawing this out again for personal reasons is considered "new personal lending" i.e. reduces the overall tax deductability of the loan interest amount over time
