Love your videos guys. One thing you don’t mention with the development option is your loss of interest by spending that 2m over say 2 years , which at 5% bank interest at the moment is over $200k. Seems from your numbers that if you factor this in then the development option may be worse or just the same as leaving your money in the bank ?
