This is a great question! Here is what you do. As you implied the given phone number could be a fake reference so don't call it. Instead google the company and look up the main phone line or reception phone line. Call it and ask to be transferred to the supervisor/manager or boss's extension. This way you know for sure you are talking to a legit employee of the prospective tenants company. Good luck & happy tenant vetting! -MacKenzie
I look to see if the applicant is friends with their landlord on Facebook. I just caught one person who was using her mom as the fake past landlord reference. They were Facebook friends and the supposed landlord was also friends with a bunch of people with the same last name as the applicant. After a bit more digging I saw a photo captioned with the names of the kids who were listed on the application - these were the "landlords" grandkids.
Another Pro-Tip: Take the current landlord reference with a gain of salt. Unfortunately a landlord maybe temped to better their situation and give a shining tenant review to offload a less than desirable tenant.
Very good tips I particularly like the questions you have listed to ask. Looking forward to the up coming podcasts with your co-host Chris. The last podcast was very good!
What about fake job references and have a friend cover for them at the job
