    I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily.       I feel your pain mate, as a fellow retiree, I’d suggest you look into passive index fund investing and learn some more. For me, I had my share of ups and downs when I first started looking for a consistent passive income so I hired an expert advisor for aid, and following her advice, I poured $30k in value stocks and digital assets, Up to 200k so far and pretty sure I'm ready for whatever comes...

Investing is a grand choice I made..

      You are correct , I am only one of many who gained from working with Regina Louise Collaro.     That's a great video! Have you ever come across a property build on a inert landfill (not waste one)? Do you think would be difficult to sell after due to this being highlighted on the solicitor searches?

    I have done a fair few of these. Imo it only works if you do some of the work yourself ie you are a competent builder.

    Hey Ahmed, with the main comp being c. £4.1k per square metre and the subject property actually being more at c. £4.3k per square metre, surely this is a non starter? I appreciate there are fewer units in the Victorian property but overall the other building looks in better condition and doesn't require the refurb or rearrangement. Am I missing something?

      Good point, the subject property would need to be bought a lot cheaper to make a decent profit in my opinion.
      The comp also had two bathroom's which the subject didn't have the sqm or budget for.

      Hey, these are valid points but you'd also have to look at the desirability of the buildings. The subject property had 3 flats, which is more desirable and it has parking outside - I'm not sure about the parking status of the comp. Also I said it should be valued at £240k ish, discounting some size difference. The comparables were a rough estimate for the sake of this quick video.     Ahmed, is there a minimum overall square metre footprint i must have to convert a 1 bedroom to 2 bed flat in london, or a 2 bed house to 3 bed house in london?

      The smallest one-bedroom property that I’ve converted into a two-bedroom was around 42sqm. The size is important but at the same time, sometimes you get bigger properties but they have too much wasted spaces with huge hallways or lots of small cupboards. So keep in mind the size but also the layout and how the space is actually used.

      at 14 I think you should focus more on a skill that you can monetise rather than property as you have time to get really good and make money etc - later you can invest that money into property in my personal opinion

    Great video and work explaining the steps to go through.
    A quick side on the valuation step:
    The property used to compare was not suitable for a few reasons.
    - Two bathrooms vs one.
    - Floorplan was larger ~14sqm
    - A seperate kitchen dining space vs combined w/ changes to the investment property.
    For these reasons you would likely struggle to get to a $240-250k valuation. Something for folks to keep in mind if doing a similar analysis.
    A tip for people at home would be to get a professional valuer opinion if there is little to no recent comparable sales data (not a real estate sales agent)
    In my opinion the flat at $190k would have to be bought considerably cheaper to add the required value. However I like the idea of turning it into a two bedroom! Overall great video.

      Hey, I've addressed this comment below on another comment.
      I actually have a smaller 40sqm 1-bed down the road from the subject property which does comes with a garden as well, and that was valued at £250k as part of a block, not even on an individual basis so I do think a 2 bed which is 50sqm can achieve £250k.
      In all fairness, your comment isn't wrong and i should've shown more comps to come up with a decision but it was a quick video and i didnt want to drag out the comps but thanks for bringing this up so people can learn :)

    Great video thank you. Interms of checking the minimum room sizes how do you go from about when searching properties to have that information at hand to see that it will work. I'm looking at 2 bed houses say, want to turn into 3 bed. Is it a case of checking the local council site to check that say 80 sqm property we can recreate the space for a 3 bed or there's more to it?

    Best solution is to find cash and start property investment business.
    In a property business, you need cash to start and long-term planning. You use the rental income as wages and leave the asset for your children. In this way, everyone is a winner. This plan does not include borrowing money to buy and let. This will not be yours, and eventually the bank will take it when rent will not cover the monthly mortgage.

    Insightful 3 things I learned lenlord which I can’t see your affiliate link ? The LNPG and the niche of creating extra bedroom to add value, I’d like to do that on a bigger scale 3 bed house into a 5 bed and make a £150k+ uplift , I’d rather do that once than try and achieve that in 5 projects … is that possible if so what areas and what type of properties would you suggest?

    This would not be allowed to be sold as a two bed once converted cause it does not meet the 60sqm space standard. As it’s only 50 sqm.. 😅

    A good lesson for people watching is. Given this videos date, it is likely that this property would be sitting unsold in the market, the mortgage revaluation might well be short of what's needed. If a mortgage wasn't possible, then the bridging loan would consume the deposit in time.
    This strategy works in a climbing market. Not the declining market we are in now. You need far deeper discounts on purchase.

    As this property is a leasehold, you’ll need freeholder consent to do such a conversion. You’ll need what is called a: License to Alter before you start work. This is costly because you will have to pay freeholder legal fees and your legal fees, plus architectural floor plans, and adhere to any demands from the freeholder, plus building consent too. Your 10k budget won’t go very far!

    So it is actually 12 square meters smaller and that is 20% less bigger. So your flat would be worth £200,000 if that was 250,000 . It is all done on space. Are you really an expert?
