As an ex-Pommy immigrant to Perth, we made a similar decision to push ourselves financially to get into an area we could (only just) afford, but years later this became the home and suburb where we brought up our family. Apparently there are investors who buy up whole streets of properties in the new land release areas, sit on them and sell slowly. Hence our house prices are being artificially pushed up by greedy investors. There is a growing movement of Perth people who will only sell to locals or people looking to live and work here. It does seem like our young people are being farmed for the rent they can provide interstate and overseas investors.
Simply untrue. To my understanding new land releases are legislated to mostly sell to home owners, It's almost impossible to find investor blocks in new developments.
The Perth market is so crazy it's unbelievable. Agents pressure people to sign 'offers' on the day, sometimes even at the viewings. Unlike other states, in WA there is no cooling off period like there is in NSW and others. An 'offer' is actually signing the formal contract, which if 'accepted' is then signed by the owner. The contract becomes LEGALLY BINDING at this point and there is no provision to pull out, unless there are conditions included in the contract that allow you to do so (e.g. subject to XYZ and if that is not fulfilled). In every other country and state in Australia, it's normal to make in informal offer, through a solicitor negotiate terms with the owner, and once both parties agree then the contract is signed. This can happen in as little as a couple of days in Australia (unlike months in the UK) but it's so important. Nobody should sign a contract under pressure just because an agent says they have to, is worth letting a property go if the owners can't even wait one or two days to engage with solicitors.
What was the listed price for the agent to then say you need to increase you offer by 200k to be competitive. Unless it didn't have a listed guide price. "Offers" "Expression of Interest"? Also LMI shouldn't prevent someone from purchasing their home if the alternative is waiting/renting for 2+ years more as the savings by having your home for those years will be better than the added LMI costs, rent and house price increases (inflation)
Foreign investors make me sick. Do nurses get medico waiver or anything like that? I'm a uk nurse but have ahpra and permanent residency for Australia.
We are currently planning also for buying a land in Perth but its a bit hard to find real state company for us to explore more options and places. Would u mind sharing what is the best real state company for lands?
You can buy land from any company (check what is available). But let me warn you that building a house could be a problem due to the lack of trades. Several building companies have gone out of business over the past couple of years. Do your research carefully.
There seems to be quite a bit of opportunities to buy a house newly built. On Domain or Real Estate, these look lovely and somewhat easier to purchase. Im wondering why these aren't snapped up more in a market as didficult as Perth, are these house smaller than the norm - or could you advise what the reasons may be for the preferance to wait and put offers on existing homes?
depends on the area you're looking at, these newly built homes appeal to investors, first time buyers and downsizers. Any home under 400sqm is below the norm for established homes. 225sqm homes are still common in nice locations though. What areas are you seeing them stay on market longer than 30 days?
I've been looking at new homes from the UK, so I'm not entirely sure on areas. Yes, I have noticed the variance in sizes and will not your 400 sqm point when looking. Are there any areas that are a strong no. I really was wondering about this, as they look lovely and it looks like you can, on occasion, choose where you want it built.
@@benjigirl45 yeah any new home build on new land release areas will likely be under 350sqm unless you actively go out and get a corner block or find a larger size lot. Not that these homes are bad, especially near the coast and adding some extra features to the internals of a basic display build. I'd recommend looking to the north more than the south of Perth as there is more economic development and upside long term as these areas haven't fully been commercially built out. Train line extension opening mid 2024. Strong nos are personal preference, but I personally like to stay close to the coast.
@@benjigirl45 not difficult, great freeway access, with lanes being added to the southbound freeway too. So less peak hour congestion. Also a Clarkson Train Station is there too. Best of luck in your search
