    I liked your tip - having better contact of Sale dates might have good chance to negotiate, interesting but it might work in some cases

    Most agents don't reveal the true reason why the owners are selling.. so it's hard to gauge how motivated the owners are and use that to your advantage especially with todays market

    Since the building and pest report is completed after a contact is signed, how do you ask for a discount for minor issues? On the spot following the inspection or do you make a formal request to the agent for a review? thanks

      It should be a part of your contact terms that the price and sake of the property is subject to the result of the building and pest inspection. Get a good solicitor to ensure your contact works for you in this manner.

      Yep exactly as below, if there are issues you can go back and try to renegotiate - or threaten to terminate your contract. Chat to your solicitor and they'll get it sorted for you. Cheers, Jayden.

    The sellers also know these tips(if not them, their agents do) so they just lie. Not mention DDD, put a bigger list price on the market, etc .... so your advice while is true is useless in the same time :D

      Not always Julian, some agents are happy to be transparent on the overall situation. Just depends who you are dealing with
