  • If you are thinking of moving to Vancouver, you've probably already heard of a few Vancouver neighbourhoods. There's the usual suspects that everyone talks about...like Kitsilano, the West End, Yaletown, etc.
    Just mentioning the names of these Vancouver neighbourhoods conjures up a list of pros and cons already...but what about the neighbourhoods you've never heard of?
    After all, Metro Vancouver is a MASSIVE area. There are nearly two dozen different cities that make up Metro Vancouver...not to mention the countless number of neighbourhoods.
    If you are moving to Vancouver...or already here and looking for the right place to live in Vancouver how can you possibly know where's the best neighbourhood in Vancouver?
    That's why I made this video. I want to share with you some of my favorite under the radar neighbourhoods. I'm calling these my hidden gems. Areas that many people in Metro Vancouver don't know exist...but I've carefully curated this list to present you with some options of where to live other than the usual suspects.
    In this video I'll explore some of the best alternative neighbourhoods throughout Metro Vancouver. I'll discuss why people are drawn to these areas (and a few reasons they may not work for you), what it's like to live there as well as discuss some of the housing options that are available.
    By the end of this video you'll have a much deeper understanding of where you and your family may want to live in Vancouver when moving to Vancouver.

    I live in Kensington, adjacent to Collingwood, and the wide diversity of restaurants and shops (due to the ethnic diversity) is one of the best things about this neighbourhood. One thing I really like about Collingwood is Renfrew Ravine (a natural ravine with a creek running through it, feels like you're not in the city when you're in it).

    Grew up in Burnaby Heights back when it was once known as Vancouver Heights. It was a great place to grow up and the Hastings Street corridor was the center of the shopping district. Changed a lot since then of course but there are still remnants of the 'old days; (Rocky's Meat for example and the girl on the swing with the Heights sign which was originally and will always be to me called Helen's.) The Dolphin Theater at the corner of Hastings and Alpha was also a big par of the community.

      Metro Vancouver (the area I'm referring to) has 3 million people and covers 2,700 sq KMs. While there are certainly MUCH bigger cities in the world this is still a massive and overwhelmingly large and complicated place to a lot of people...which is why they watch my channel...to help them understand it a bit better. I find it shocking how different life can be from Kitsilano to Main Street to Fraserview to Seafair to Westwood Plateau to Mission to Abbotsford or Langley...and offer lifestyles for people with a really varied set of priorities.     If you can’t afford Kitsalano, Mt Pleasant, North Van, False Creek, Vancouver is really not that attractive compared to elsewhere…

      @----t----1234 I don't know if I agree with that. I think there are still plenty of interesting, attractive neighborhoods out there (and what we find attractive may differ from others, too)...like Dunbar, Main/Fraser, Commercial Drive, the West End, Hastings-Sunrise, Dundarave, Steveston Village, Burnaby Heights...not to mention places like Tsawwassen, Ladner, Port Moody, etc. I think the great thing in Vancouver is that so many of us really LOVE where we live and can find communities that we really connect with.

      @@----t----1234 Ohhh, I just spent 2 years in MTL, and compared it to the 80's. Are you sure? The winter's even worse than WPG, due to snow settling in layers. You put your foot in a drift, and hit freezing water.
      The roads are so bad and so salted, drivers have to replace their cars every five years. I had to have my car rust remediated for $2000. The French laws have pretty much driven out English speakers and companies. Good luck getting work if you're not Quebecois. The once thriving music scene is dead, the jazz and dance clubs gone.
      Mafia control means poor snow removal and extreme lack of other public services. The roads are forever under construction to put federal bailout money in pockets. Recently, a new highway collapsed due to the contractor neglecting to install culverts. The hwy was meant to connect suburbs to city, lessening the commute from 45 mins. to 12. Guess who's paying to rebuild?
      Public pools have closed off deep ends so they don't have to hire lifeguards. Very poor quality of life now, compared to decades ago.
      If you apply for a disability tag, they require you to supply ALL your medical records to the DMV. Generally, outrageous disregard for human rights. They exploit disabled people to work assembling cutlery for Burger King for $2/hour---prov'l gov't mandated. Also, threatening disabled people with euthanasia to save money, while officials pocket federal bail outs. Oh, sorry, "equalization funds" grabbed from other provinces.
      The BBB was kicked out, so businesses literally do whatever they want, and you have no recourse as a consumer.
      18,000 COVID deaths, because the lack of education and "attitude" had people deliberately coughing in each others' faces, and crowding into bingo halls and clubs regardless. Police were constantly raiding, but they'd reopen the next day. Their medical system is the worst in Canada. I nearly died waiting in an ER.

      I think a lot of Vancouverites aren't actually aware of areas of the city that aren't either near where they currently live or the most obvious areas/neighborhoods. There's definitely a whole slew of neighborhoods that go under the radar...and especially for people who aren't from here (like @OrdinaryFilmmaker), it's really tough for them to learn about those places...and make a decision for themselves on whether they'd be a good fit for them or not.

    Vancouver is a village comparing with other main cities in North America. Btw, Vancouver real state prices are ridiculously overpriced.

      As for "ridiculously overpriced"? I've heard that since I've been old enough to remember...and funny enough, it's only increased in value. There are cheaper places for sure, but they don't offer what Vancouver does. Nor are they as geographically confined as we are. That limited supply combined with outsized demand is what continues to push prices up.

    Tsawassen, pronounced Sawasen, is a southern suburb near the Islands ferry network. It is not in Vancouver and borders a US outpost, not the continental US.

      The official pronunciation (according to the Canadian governments guide to First Nations place names) is "tah-WASS-en". It's what I was taught and have always used (my experience has been locals pronounce the "t" and newcomers don't)...but I know that an older generation tends to see the "T" as silent (and my understanding is that the local First Nations pronounce it as it's spelled "TS"). And yes, it's not in the CITY of Vancouver but as I mentioned in the video in the city of Delta and a part of Metro Vancouver. The video is referencing hidden gems in Metro Vancouver, not just the City of Vancouver. Thanks for watching and sharing your insights!

    Sebastian, I'm curious about Tsawwassen, really curious. I had previously discounted this area, but I check the geology and it's built on solid rock so no liquefaction risk. It has more sun, more light, access to the ocean, but, and here's a big but? Is it an isolated community of self contained: meaning is this a place you sleep and have to drive else where for goods, services and health care? Based on what you know about me, would Tsawwassen be a good option for us?
    Really enjoyed this video. Got me thinking out side the box. Kits and Point grey are still number one, but should we spend all our money on a house? Yeah, this really got me thinking. Would you ever do a video on Tsawwassen by itself?

      Hi, I live in Tsawwassen. Many pros and cons. First, incredibly safe. No one is driving through, it is the end of the line so to speak so there is no transience. We joke it should be a gated community. It is very quiet, not alot of industry or huge commercial areas. It still has a small community feel. Though with the push for development we are losing our character. Now a home on a large lot is selling for 1.7 mill and then two cookie cutter houses go up on that lot for 1.7 mill each. This is how they are solving the housing crisis here (sarcasm). There are few affordable rentals. It is also pretty insular a community but that is changing with growth. There are still many born and raised types here and they aren't so friendly to new people, but now with growth that is changing. But the GVRD is a tough place to make friends and Tsawwassen is no different.
      You are right about the isolation and the tunnel is a big problem. Since not much happens here, no real entertainment, restaurants, major medical facilites, you will always be leaving through the tunnel. And the transit in and out of the tunnel is a problem too.
      So if you are a young healthy family you could easily live here and be very happy relative to other areas. But if you are a young single person, it is dullsville. If you have anyone in your family that has medical issues, you will be leaving through that tunnel for specialized care. There is more shopping here thanks to some new development but not too much variety with entertainment and restaurants. Pretty decent soccer and baseball fields and we are getting a new pool by cutting down a gorgeous forest!
      The weather here is always better than towards the mountains if that is something you prefer. And a big plus is you can catch the ferry in minutes! lol! Bounday Bay Beach is lovely, though now it has become overrun in peak seasons making accessibility a challenge with parking but you can bike there form anywhere in town.
      Last I dealt with the school system, classes were getting bigger but that is happening everywhere. All schools here are on very safe streets and in good areas because all of Tsawwassen is a good area!
      For us the big thing is the tunnel. If we have appointments outside the tunnel, we ask for them to happen at specific times to avoid the tunnel backups though sometimes it is unavoidable. If you work on the other side of the tunnel, transit is better if you can as they have the bus lane at least, otherwise you are stuck in a parking lot certain times of the day. Being part of the GVRD you will always need to go through the tunnel. Want to go to VanDusen, Canada Place functions anything Downtown really you will deal with the tunnel. We have a new ring road that does help getting to further areas in the GVRD.
      Tsawwassen still has a small town feel with some city ammenities and great beaches and parks for kids. Development is changing this though for the better and worse. When I weigh the pros and cons, the pros win. After a struggle coming from Richmond or Van, popping out of the tunnel and seeing sun, coming home and hearing birds and smelling clean fresh air, that will always win for me.

      @@nancyneyedly4587 Thanks a lot Nancy, I think you've given Sebastian the outline of a script for a video on Tsawwassen. Many of the attributes appeal to me, but medical access with me being old might be an issue. Still, I think it's a solid more affordable option. Whenever I get an idea into my head, a big decision, once I've got my mind made up, I try to talk myself out of it. I look for issues and see if I can resolve them. At the end of the day, I either move away from the idea, or double down on it. A younger me would take up Tsawwassen in a heart beat, but kits and point grey are still number one. Thanks so much for a detailed response, it helps set the picture. I think I'm going to turn on MS flight simulator after I record my next video and fly over the area for birds Eye view.

      @@LivingInVancouver-BC I really do like the quiet of Tsawwassen, but being an oldie, having access to medical and walking distance would be more important. And when my hearing starts to go, I won't have to worry about the noise a city generates ;)
      By the way, if these tariffs stay in place long, it could be the one thing to break this bubble of ours, at least in Ontario. I'm curious to see how this develops... but either way, I am seeing a 67 cent dollar when markets open up later today. Not good for affordability :(

      @OrdinaryFilmmaker Yes. Definitely lots to consider. While some medical will be less accessible in Tsawwassen (no real hospitals that close - the Delta Hospital in North Delta or going into Richmond/Vancouver/Surrey) - keep in mind that can be the experience in many parts of Metro Vancouver. And even in Vancouver a hospital may be closer geographically but it can take a while to get to due to traffic/congestion (although that's not really an issue in Point Grey/Kits as you are between two major hospitals at UBC and VGH).
