      He had proof which was fake bills that dated back 30 days ago with his name. I am sure they're fake. You can easily go online find a utility bill of a local power computer and remove the persons name and date and put your name with the date being a month or two back. The cops will let them stay in and they tell you let the courts handle it.

    Let me get this straight: if a homeowner attempts to remove a squatter from their property, the homeowner is told it is a civil matter & the police can not do anything. In contrast, when the same squatter alleges the homeowner illegally removed them from a home they have no right to, the homeowner gets arrested. America!

      On 3/27/2024 yesterday, I had a attempted squatter call the Myrtle Beach PD on me yesterday 5 PD CARS DEEP. I started putting her stuff in the front yard. I dodged a bullet. She pulled a race card as well RAW Slandering/ lied. The police almost arrested me. She is gone. I warned everyone BE CAREFULL. They are coming in MASS. No more being nice. . USA first.

    Be smart: if you have a vacant home, contact the utility providers and put in file that your services are OFF without your social security number to verify for future service activation. Inform them that you don't rent the property and nobody should be trying to use utilities. Notify the USPS that the home is vacant and forward any mail being sent to your main residence.
    Take away the oven, fridge, laundry machines, the microwave, etc.
    Squatters prefer free amenities, so don't provide them with any.

      It says she was selling the house. You need the utilities on, don't you? Also, I would think that installing some cameras would give proof if and when anyone tries to move in illegally. It then can be shown as breaking and entering.

      I'd put in a monitored alarm system too. That way if someone breaks in, I can let the alarm company and police know that no one is supposed to be in the house. The squatters could be arrested for breaking and entering.

    I met an older gentleman who was hospitalized and was doing poorly. At first his children thought he was going to pass away but he didn’t. He was scheduled to move into an assisted living facility and his kids helped him by emptying his home to prepare it for sale. After a month at assisted living he was doing so much better that everyone thought he should move back into his home. Unfortunately squatters had taken over with a fake lease and all sorts of problems ensued. Eventually he got his house back but it took about 8 months. Imagine beating the odds and surviving cancer you thought would kill you just to be greeted with something like that. If this was your parent, imagine all of the frustration, stress, anger. Why is it that cheats, snakes, and liars have the upper hand in this situation while honest, hardworking people who play by the rules have to suffer? It’s a shame how many loopholes we’ve let our govt create which allow things like this happen. Letting people run amuck with no consequences does nothing but create chaos and division among society.

    Appalling, how can the squatter claim any legal right to live there when he has no valid lease? The law must be changed to protect home owners.
    A woman was just murdered when she came home to find two squatters (a man and a woman), in her New York apartment. The situation is way out of hand.

    Unbelievable! A senior vet down the street from us had a stroke and was in the V.A. hospital for a little over a month. When he finally went home, he discovered two people living in his unfinished second floor. He called the police, the squatters produced a printed fake lease and told him he'd have to evict them legally. We'll be out of town for five days, so having a family member check on the house while we're gone. This is a bizarre reality.

      Right, but homeowners can also rent their houses. The squatters will often provide false leases. Cops don't want to deal with it, so they say it's a civil matter. That's the problem. As a homeowner, you have to be bold enough to take care of the issue yourself without calling the cops.

    I am retired NYPD cop and this cop is wrong he took the guys out of the house. They came kicked the door in and they were present when the locks were changed. So they arrest after the guy says I live here but doesn't show any paperwork. You can't remove someone from the property one minute then say oh now he is saying he lives here and arrest the legal owner for changing the locks.

      Yes, people actually sell their houses instead of sitting on empty homes for years waiting for property values to rise. It's also not highly dense population in the south either so not many people desperately needing a home, which translates to virtually no squatters.
      The 30 day law was passed to 'encourage' people to sell their house or the house belongs to the squatters if they have been paying utilities and such, proving they have been paying the city as the resident of that house for 30 days or more.

When thousands of houses are left empty for years in a place like NYC, this causes a major homeless crisis. When people are looking to buy a home and all the empty homes are not for sell, people just decide to squat on them. The squatter law was made by republican lawmakers as a solution to that problem too. If those states you mentioned ever had anything close to New York, maybe they can do population control instead? 🤷‍♂

    This happened to my friend. She got a house when a family member passed away. When she went to move in after leaving her apartment there was people living there. She called the cops and they couldn't due anything because the squatters had mail send to that address. It took her almost half a year to get her house back. Once she got it back they destroyed the home all her family pictures were on the floor ripped everything was gone all her furniture there was no doors inside holes everywhere she ended up living with family she spend all her money going to court. She sold the property. And now lives in a small apartment not only did they destroyed her but destroyed all the belongings that meant alot to her.

    So Adele, the homeowner, went away from her home for a couple of months as she was in the process of selling the property. Then when she came back she couldn’t get in and saw strangers inside the house. She had never rented the house to them,before or ever! They had trespassed into her property, broke the house locks changed them and stayed living there illegally. Now that the cops came, that one guy claims he has a “lease” from a random person who is not Adele, the homeowner. Meanwhile the homeowner has her deed with her and they didn’t care and arrested her. And the guy had even pushed her! She is the homeowner, so the guy should have shown the “so called lease” he claims he has in front of the cops. I don’t see that as landlord tenant issues! She never met them to begin with and had not rented her place to them or anyone else while she is moving out, her furniture is still there! They totally trespassed!!
    So basically the trespassers evicted/kicked her out of her own house (without her knowledge) when she still has her things/furniture inside the property!.. and when she returned, they kick her out again and also got her arrested! 🤦🏻‍♀️ Now, imagine you go on vacation or that tomorrow when you come back home from work or a stroll, someone had locked you out of your own home! 😡And when the police is called you get arrested! 😵‍💫This makes no sense! I hope she can solve this problem asap.

      It will one day get solved, but if past case are an example. She will spend thousands of dollars fighting it to get it back. But once she does get it back, the inside of the house essentially destroyed. She wont have money to repair it, she will be forced to sell it with a huge loss.
      And the squatter? Most likely doing the same thing to another victim. I mean, why should he stop? Bet he has even taken property form people thanks to these backward laws. Again, why should he stop?

      The laws been this way since 18000s. It needs to be updated because back then they assumed all documentation was real. The computer wasn't invented back then which caused the issue of people making fake documentations. All they need is a fake bill or fake agreement that shows they been living there more than 30 days. Also there can' be any signs of breaking an entering at the house. If they use lock pickers they pretty much got a rent free stay.

    PSA…To all homeowners, please get a security system! If it is breached, you will be alerted and this becomes breaking and entering. If you signed a legitimate agreement, you will have the code to the security system. Scammers look for homes that do not have systems and make up leases. My heart breaks for anyone who has been a victim of this!!!

    After my sister died recently a meth-head squatter claimed he was given permission to live in her house and he wouldn't leave. We never heard of this man. We were grieving my sister's death and we couldn't even get into her house because of this squatter and his "friends". Even after contacting the police it took months and numerous court appearances to get him out. It was a horrible experience. I cannot believe he was given soooo much time to remain living there, while destroying and selling her stuff. He had no paperwork to prove his claim. We had paperwork showing ownership. How is this even allowed??? We no longer have justice in this country.

      Disgusting. I'm so sorry you've had to go through this. I wonder what it's going to take to get the laws changed. Vigilante justice isn't good but there should be a balance to people who intentionally cause distress on others with this crappy squatter behavior. It's total BS.

      @celestenelson6375 She lived in Kern County, California. Her home has since been sold at a loss being as it was so destroyed that it had to be sold as a fixer-upper. Between that and all the lawyer/court fees we took a loss. But more than any monetary value, we lost her keepsakes, her memories, things that were precious to her. It's been almost several years and I still haven't properly grieved her death without the anger this man threw in the mix. Now I know what pain and suffering does to a person. I'm bitter.

    Squatters have rights after only 30 days (without paying rent) in NY. A person would have to file eviction the day they move in to catch this in time. This is a gross injustice.

    I had to deal with an eviction very similar to this situation!!! I’m so very sorry for you darl’n.
    I decided to move in as well. I moved myself in and invaded the squatters space and comfortability.
    I did it legally by signing a lease with a friend whom I subleased to. Everything they brought in, I threw away, everyone they brought in as guests, I called the police on as trespassers.
    I slept with a 9mm next to me and it was only about 1 week before they decided it would behoove them to leave!

    "Uninhabited" doesn't mean the same thing to these squatters and the city.
    The city has a process of deeming properties abondoned and these are the ones up for grabs by squatters, in which they can pay for the old property tax and gain ownership.
    These people think "uninhabitated" means they can just take anyones vacation home.

    I live with my husband and children in a 1 family house and there are squatters living in the next house right next door to us.
    It’s Completely INSANE and has gotten out of Control!!!
    I feel so bad for the owner 😔😔😔
    Me and my husband was just discussing that we won’t be able to take a family trip because we are Afraid that Squatters might be in OUR home once’s we get back.
    They Need to DISMANTLE this law !!!!

Most of the Property owners or homeowners end up paying them off just to get them out of there. They end up offering them a lump sum Because it's cheaper than Going through the whole court system. That poor lady. Imagine it being your home, and you get arrested for somebody else, basically stealing it. Why these laws haven't been changed yet? I don't know.. I understand there are laws to help protect the Renters, but this is obviously a loophole that people who are scum use in order to get things for free.

    We had squatters break into one of our properties last year. We had a plumber dig up the front lawn and cap the water main pipe. And had an electrician disconnect the electric power on the outside of the house. Squatters called the police and they were told it was a civil matter and take it to court.

      It's all over. .. The law been this way since the 1800s. I had a law class and I was dumbfounded when I learn about that. There's also laws where you can get permits from the city to move a fence line. If the Peron moves a fence line onto your property and you didn't complain about it for 10 years that land becomes theirs automatically. The people next too us did this and I told my dad about this but he ignored it because he thought since it's on record he owns that land and the lot description in the city is proof he owns it. He doesn't think hat's how the law works. Yet, that's how it works because it's never been updated. People are doing that too to steal land that you pay property taxes on .

    What’s even more astonishing is that the squatters can break into the home and change the locks without the landlords permission or knowledge. Though, it’s considered illegal for the homeowner to do the same to a person who’s not lease or has any contractual agreement with the property owner. No wonder foolishness is so rampant.
