1. Build a house that will make you money first. 2. Employ qualified people. 3. Be ahead of the prices of building materials in Nigerian markets. 4. Buy economically. 5. Get several quotes from building contractors. 6. Avoid complicated building plans that aren't necessary. 7. Break the project down into safe stages. (one phase at a time) 8. Rain isn't your friend. (start during dry season) 9. Secure the property. i.e materials, tools, etc
We live abroad and are building a hostel in Abuja (close to a university) with a separate apartment for us that joins onto my husbands brothers apartment who will live there as the landlord as he is helping us build it. So when we come to Nigeria we will have a place to stay. Everything you are saying is so true. Very good tips for people. Another way to save money is to not have the crazy high roofs that most Nigerian house have. It is a waste of materials. And make sure the fence and gate is done first so the compound is secure.
It's a wonderful place... Very affordable. I have 7 plots strip mall in AWKA my dad has a mansion in the village. I'm over here in the US. Saving and building a couple of businesses for when I leave next year.
God, bless you flo. This is thesame Advice I give people. Most people will build houses in the village where they visit only during the festival seasons and end up living in rented apartments in various cities.
Thank you for this video, I am engineer C and recently acquired a landed property and I will be making use of building by stages and first property took us a while to complete and we also lost money and lastly NEVER place relatives in charge of a building or landed property o, my husband and I learnt the hard way.
So sorry to read about your losses. It's sad that some relatives are so greedy! The worst is that such people don't put the money to good use. Good luck in your future projects.
I duff my hat to this woman... When you know, you know... Thank you so much, see she's not only about food.... Shows you can be anything good and excellent at it! 👏👌
Sis Flo u too much. This is a great video though i have already fallen to that rubbish of spending all my money building a mansion in the village(as in Nwa-away) putting street lights and extending my borehole outside for my village people, all this things happening when i didn't even have any solid investment on ground. By the time sense started falling on me,the money wasn't coming again as b4. I started regretting not bcos those things isn't good but it shouldn't have been the first thing to be done.i didn't just have who could have adviced me but hmmm..would i also have taken any such advice then🤔. The good news now is that i later got a land in a good gated Estate where i built a 2-storey block flats and handed over to a real estate lawyer who i pay 5%yearly but building that house was a great challenge(i suffered my sister)bcos i lost my first job after building that mansion in the village. So this is a nice video that could help many who haven't made the mistake already👍✌
Awww! See hot tears of joy as I read your good news! I'm so glad that it all ended well. You did well for your village people. I can imagine the blessings they shower you with whenever they fetch water. Congratulations! I can visualise your block of flats. 🙌🙌🙌 Very joyful something. Thank you so much for sharing your story. You made my day!
Building a house in the village is good , our ancestors encourage us to Develop our villages and town, so Never regret Building that house bro ,As a man if you have thousands of houses in the city and you live in a hut and mud house in the village,do you think your umunna and friends will respect you? ,You will be a thing of mockery. I Know a guy who built a mansion in the village and only sleep there once every year, December only
Wish I can like this video a million times. God bless u sis. You have really been a source of motivation when it comes to building back home. Your detailed information in your response to my private mail has really helped my family a whole lot. God bless u and urs.
Very infomative dearie, i don't live in Nigeria but i prefer having my own personal crib first, which i did...I am working on the rest, and i am enjoying it. What works for one might not work for all.
Good Job and nice tips ma!, In my own case I travel home often in First week of November to work on my site for five weeks and then go back again to do roofing and fittings in March. This help me to save money ahead of any project and time to work with set targets. Keep up the good work ma and stay blessed. Cheers!.
Makes a whole lot of sense, Nigerians prefer building a house themselves, cos the houses you buy might be built with substandard materials. I have acted like Engineer C in the past. Two of my friends acted like Mr. A and they always regret. Best advice ever...shalom😋😁😁
You have said it all Mami,I have little exprience in building materials, you are so on point,If you want ur materials cheaper buy them and dont allow Engineers to buy for you,but you they can go with you to buy them, this is also applicable in hiring labourers
Very nice Aunty. This remind me of living in Cameroon with my husband. I would enjoy watching the men’s build my house, & laughing. They were hard workers. I miss the village o.
Aunty Flo thank you so much for this video! This series is a life saver! I will be sharing with all my young cousins so they can increase their hustle!
Am early today, Thanks for sharing your tips and wisdom. God bless you, you are everything in one. Wife, mother, chief, motivational speaker, Etc much love all the way.
Oh my God! You are the best. I had to save this video and watch it over and over and over again. Thank you so much sister Flo. We need more of such videos oh.
This is so informative sister Flo, I have been looking for information like this for a very long time.Thank you so much for sharing I will definitely but all this in consideration as we are planning to start up a project very soon. GOD bless sis more wisdom 😘 ❤
Beautiful sister FLO, this kisssssssss is for you, you have said it all. I am loving you more and more. You remind me when I started building my houses, YEARS ago. Waooo you just take me back. Just to let you know, I started with rented apartment first, and I was also living in one of the flat in side the reanted apartment HOUSE When ever I visit NIGERIA. BEFORE I want to build my mention (dream Home). Before I now want back to rented SHOPS. infat I WAS LIKE TERM C MAN. I called him the wisdom MAN.
Congratulations sis! Yes o, get an estate manager (NOT an agent o) they have lawyers they work with to draft a tenancy agreement and have each tenant sign it. You can find samples of tenancy agreements online just to make sure they include everything plus the ones specific to Nigeria. You can also have them include things you think about on your own and from another person's experience. Afterwards, the estate manager will be in charge of making sure the tenants adhere to the agreement, make sure they pay their electricity bills for places that still have estimated billing, if repairs need to be done, they report to the estate manager etc The thing is that the more organized you run your rental investment, the better quality tenants you will have. When tenants see that everything is scattered, they will treat it like a no man's land.
Flo Chinyere very true Ma, tnx so much ma, when it’s time I will like to update you Incase I need any question , hope you will attend to me! Much love . I’m so happy to come across you. Ihv Learn so much from you interms of wife, family woman, and motherhood as well even tho I’m not married yet but hope soon💕💕💕💕💕😊😊
I concur with everything you said. You're also very funny. Your videos are very informative and easy to understand. I was tired of combing through others that think they're lecturing a master's class. Ịmela, nwanne m 👏👏
Lol everybody wants to be engineer C forgetting that most people do not like to live with the landlord. Aunty Flo I really like the infographics, wish more african channels can use this in their videos.
😂😂😂 But any tenant that does not want to live with the landlord is exactly the type of tenant you don't want on your property. On the other hand, why do the tenants need to know you are the landlord? If you treat it as a business an estate manager should communicate with the tenants not you. Unless you want to be flexing as the landlord shaa. 🤣 I'm glad you enjoyed my little infographic. 💛
Thanks so much Flo. With my age I cannot build a house for rent anymore. Your advice is good for young guys . It depends on where you have your landed property's. Bye
