You never buy a property unless the property has been tested soil along with water. There’s so many places in the state of Maine that there was hidden toxins in the ground. That price is ridiculous.
Maine needs to change the laws for "private roads" that are legally just a right of way, to allow road improvements and tree removal from the right of way without needing permission from the land owner who is burdened by the right of way. If i have a an easement i should be able to use it and not have to walk in if it was once a road.
Not all private roads are the same. Many are complete rights of way that maintenance is allowed and often required. If you are talking about discontinued town or county roads then that is another matter and depending on how the discontinuance was done a right of way may or may not exist.
Questions... do the fields have any PFAS issues? Has the soil been tested? What are the dimensions on the end barn door / roll up (far end)? Your refer to it as the "huge barn door". From the "huge" barn door opening / on the end of the structure what is the interior length to the interior far wall?
Unlikely to have been tested if not specified. There's a map on maine.gov of site known to be contaminated. I don't think blueberry fields were part of that disaster that's causing pfas contam
