There is no perfect Developer in the Philippines. Every developer has its own strengths and weaknesses. So its really important to do your research before investing.

If you like a shoe box type condo then SMDC is for you, also having forty units in one floor is no joke w/ only 6 elevators available.
SMDC wants PH to become Hong Kong I think with its expensive condominiums. They are even offering 16 sqm units! I see SMDC design as pretentious the fact that the units are so small to begin with.

Sana yung mga mid level developers naman like:
Cityland, Filinvest, New San Jose Builders, Torre Lorenzo Dev., Phinma and etc. kasi karamihan marami din nag iinvest sa mga un dahil mababa lang presyo.

Empire East? I know they are associated with Megaworld. Do you think the pros and cons you mentioned for Megaworld applies to Empire East as well?
Lots of issue with their pioneer woodlands but my description here does not apply for empire east. Its specifically for Megaworld

Exactly! I hope he did a thorough research on that aspect. But then again, probably it's because the open air makes the building more exposed to the elements. So far, I haven't heard bad reviews from my friends living in DMCI Homes. I actually have a unit in one of their projects.
I bought a Unit for DMCI (still being built and will be ready on early 2024), and I would think tama din naman kasi exposed yung hallway sa elements.. it depends if you like the outdoor vibe and malaki ang space pag lumabas ka ng unit mo(at hindi mo katapat yung kapit bahay mo kasi malaki yung hallway sa DMCI). But yung DMCI Unit ng cousin ko is around 6 years na.. the hallway is still doing well so far.

Legit ba tsaka kalang magkakaroon ng legal papers at notarized copy pag naibigay na nila within 3-6 months? bali OR at Acknowledgement receipt lng muna mga panghahawakan mo na documents until maibigay ung notarized documents na mga pinirmahan during reservation?

Seems SMDC designs their properties like SM Malls. They maximize the area by cramming too many units per bldg. Yes the amenities and designs are fairly ok but there are jusf too many unit per development. Parang shoe boxes pa mostly.
I agree, but smdc market would care more about the amenities rather than the unit size. however, still better than apartments in Japan and Hong Kong

@@RichardCarvajal But PH hasn't reached the economies of those two places for SMDC to offer their condos that small and that expensive! They even offered 16 sqm units! Ano dorm yung buong building??
For me, pretentious yung design since you will be living in a very small unit.

Not worth to buy this time. A lot of condos in Manila even in BGC is up in air, hard to find renters or if u can it's below the price not worth the investment plus dues. At this time better put ur money to pag ibig fund while u sleep ur money earns

Everything you said is right except for Century Properties. Many complaints from owners regarding substandard finishes and high maintenance fees. Not a good developer.
