Make a fish tank holder/ cabinet and put it on the empty wall near dining room! That way you have more counter space for prep!

@@drewdaskievige754 you got to feed fish from the top. You would have to put it on a slide out. Then you'd have to do some math.. 1 gal of water weights about 10 lbs. Depending on the size of tank is the weight you have to support..
So.. Yeah.. Not a bad idea..
@@stephaniesue6382 Why even HAVE a fish tank if it's going to go under a cabinet? I did notice the tank takes a lot of counter space. It going on a cabinet is the best idea so far I think.

Water sensor is a must have for any home. After I managed to flood my own kitchen(started filling the sink, went off to check laundry and got caught up in something else, ended up doing 10 grand CAD worth of damage to the house. Insurance covered it, but a week after it was fixed, it flooded again, because the technician who replaced the dishwasher forgot to tighten the hose and it flooded the kitchen(covered by them thankfully). Now we have 3 sensors in the house(1 under the dishwasher, another under the toilet, and the last by the hot water tank), and I wouldn't go without it.

Congrats on the sponsorship. A few things, 2-gfci 20amp circuits required on kitchen counter tops, fridge can be on a 15 amp, 20 not required. Your service disconnect outside is the 1st point in your service making anything beyond that a sub panel requiring separate grounds and neutrals and isolated neutral bus. If you bond the ground wire to the neutral in the sub-panel, current will flow on both the neutral AND on the ground wire. Which means that if you do not keep the ground wires separate from the neutral wires, you will be allowing return currents to flow on the ground wire back to the main disconnect panel outside. The new 2020 NEC is requiring main disconnects outside for firefighter to kill power to homes from the outside making it safer for them. As always, love the videos and you have a beautiful home and something to be very proud of. I have found some homes in the under 20k range, but a few of them are located in flood plains and you can see were the drywall has been cut from when they were flooded and owners gave up on remodeling themselves. Primary excuses seem to be (don't have the time to finish) so gonna sell it at a great price!! lol

We have home security through xfinity it has been attack 5 times and survived all of them. (hacking attempts) but as much as I love the service it provides the door sensors are often very inconvenient to guests and visitors. We cant arm when my father is camping in case he has to come in at night for some reason. He cant be expect to remember the disarm code. We have also accidentally set it off.
But other then that I encourage others to get the simplisafe system as it does indeed do what is shown in this video and it make life safer for you and your house.

The laundry in the kitchen is nice. It's all hidden behind the doors but super convenient. The space used to be part of the kitchen. Right where the sensor is there used to be a chimney that I tore down then framed the wall and put up the doors. It also doubles as storage for all the kitchen stuff above the washer/dryer.

Just thought I’d mention: you should consider putting that aquarium where you mentioned putting a chair, next to the dining table. It would fit really nice there, plus get it away from windows. Sunlight promotes algae growth which isn’t good for your fish
I've considered it but like it's location next to the sink, cleanings are easy. I have a black background as well as the lid which blocks the direct sunlight....which that side of the house doesn't get anyway. But it would look nice over there.

A word of advice on that security system...make sure it is secure with a good security password which should be no less than 15 digits (random mixture of letters and numbers) if not your efforts are in vain as they can be easily hacked. The default passwords are usually things like admin and password. There are a number of youtube videos of people systems being hacked which resulted in them being spied upon or even doors being unlocked! These people did not bother to change those default passwords. As always keep up the good work!

Big fan of your channel. Could you talk a little about the part of the job involving the building permit and inspections? For these I'd like to know costs, time planning, and what you need to do to prepare as a DIY'er of electric, plumbing, hvac etc.
@Jeff Weber every city has a Dept. of building and/or coding. You can find this on your city’s web page with details on permits and costs needed for your projects.
However, if you are renovating a home, you won’t need a permit for simple projects. If you intend to upgrade the electrical service panel for instance you may need a permit. This is important if you wish the home’s auditor report to reflect an electrical upgrade. Most property investors do it if they intend to sell the house. Otherwise, you can bypass permits for the reasoning of repair purposes.
I would be interested in the same Jeff. Isn’t there certain jobs that require permits before you even start and maybe a discussion on what the inspectors look for, etc. on electrical and plumbing inspections (even with the understanding that it’s specific to his city).

With every job you are doing in this house I am realizing just how big of a job this is. I think it is going to be decent home and very good investment when it's done. With all this work it made me wonder how many inspections are required with the county and what kind of costs are involved in those. Looks like good progress!
It's a huge job. Inspections are pretty simple. It's like getting a car inspected, they check a lot all at once. You do a rough in first, they check it all. Then they look at insulation, then they do a final inspection......so if you pass everything, it's only 3 inspections on a renovation.

lol you will do a "L" shaped kitchen in your house but not in your rentals. Yes laminate countertop corner seems are annoying. Could you build a wall around the fridge area and use that to support the bartop- having the bartop area at table height could be nice.
