  • Southwest Florida's housing market has seen a surprisingly strong start to the selling season. Buyer demand has rebounded in January after hitting new lows last fall. Pending sales appear to be on the upswing, yet the supply of active listings continue to outpace purchases by a large margin.
    Meanwhile, buyers have shifted their attention to the many resort style communities continuing to spring up across the region. Leaving existing homes in a rut.

      I sold in Hilton Head 4/23-so lucky to finally (after 18 years and previous real estate crash) get out! Prices are all dropping quickly!

      I'm in Punta Gorda. Same way. Listed 369, down to 356 still not moving and I have better prices around me. Ben, you say people want resort, like the pool, pickelball, etc. why are the houses in Waterford not moving the last couple years then even when price dropped? is it due to the flood zone?

    Wow that house in Cape Coral is listed at $900K. The owners bought it for $258K in 2015. lol. No amount of updating justifies this. NONE. CRAZY TRAIN right here.

      Water front with boat access is going to be in a totally different price league than a land locked property directly across the street, even with the exact same house and same condition on both properties. Location, location, location.

      What they don’t tell you is that Everest parkway is along vetrrans parkway and mid point bridge… behind the mangroves theres a busy highway… aint going to be laying on no hammock out there but somebody from up north will buy it wo even seeing it

      Actually, it was originally listed for 1.2 million. It also bears repeating that that great looking backyard is photographed in such a fashion that you don’t see that the 50 foot canal and 15 feet of mangroves separates you from one of the two largest highways out of Cape Coral.Good luck with that. if you want to sail, be advised that the Cape Coral Bridge downstream is 55 feet high.

    People trying to sell their old junky houses for ridiculous asking price need to wake up to what you said about new construction value and demand and get real if they really want to sell.

      Go to those track housing development communities after 20 years. Every house ages at the same speed. They get to be pretty gross. Rather buy an older house in an established (non hoa) community that organically provides all amenities while also having house diversity.

    Old homes in the right location is best bet every one wants great neighbors that keep it all nice and tight 👍 not trashing the area and neighborhood. Its that simple.

    High supply should result in lower prices unless some manipulation is going on.

      Also depends on how motivated the sellers are. If they need to sell asap, prices can free fall. If they don't need to sell, prices can stay where they are.

      Same in Manatee! Realtors need to get honest with sellers and not take just any old listing. Sellers are interviewing several realtors and then go with whoever will tickle their ears. I see those sellers go through 2-3 different realtors and chase the market down. It is frustrating to see this. I would love to see sellers just get real so they can get the highest price possible for their home NOW rather than hold out for a fictitious listing price.

    we are about to bring on 10 new homes in North Port!! We are excited!!!! 4/3 with 3 car garages and a few 3/2/2 as well.....be happy to bring over breakfast and the builder the next week or so....     It is ALWAYS the SAME. The see-saw downtrend.
    There is a price drop, the stupid and uninformed rush in "not to miss out on the opportunity".
    Of course, this will peter out, as it always has, and there will be another drop, going lower than this time. Then this buying spree will repeat again, followed by another drop - still lower than before...
    This usually repeats several times during a downturn/collapse until it reaches bottom, which could be 2-3 years away.
    There'll be a lot of sorry people. and two years hence, many that bought today, will be desperate to sell.

    Thanks Ben for the great information. Wow 3 out of 4 homes with, “for sale” signs on the corner speaks volumes. Reminds me of 2008. All we need in job loss and the bottom will fall.

    Concerning 1919 Everest Pkwy, Cape Coral, FL 33904:
    1. On and off the market since Dec 2023; current DOM is misleading;
    2. AE flood zone; risk factor 9/10. flood insurance will be astronomical;
    3. $899K;
    4. Built in 1979;
    5. It’s in Cape Coral.
    Other than that, let’s offer $50K over asking (just kidding …).

    The "new construction" lure will pale over time when those buyers realize that in FL in a "better neighborhood" having a nice landscaping, a sprinkler system, a pool, and the cage over it, is "de rigeur" and those four together nowadays cost another $100K+. (Likely more).
    And - of course - all those increase the valuation, so a higher tax is bill is to follow. Then they realize that the pool needs a heater, and the pool maintenance and heating is another $200+/mo.
    And.. If they are on a well and septic, it's only a matter of time when they get the compulsory city water and sewer. And... there goes another $35K assessment.
    If there is an HOA that's another never ending, always increasing expense, with a straitjacket of a myriad of annoying rules.
    Of course, the real estate agents and the builders are mum on these.

      Hey Ben, sounds like money is moving to Florida and they don't mind paying the HOA for the amenities. They want a certain lifestyle that's unobtainable on Joe six-pack Boulevard. With the savings on homeowners Insurance it's icing on the cake. Just saying

      It depends on the area or community you are in…most do. I live in South Gulf Cove - no HOA or CDC. But we don’t have a community pool - which leaves me money to pay my crazy tax bill.

      Most new Construction does revolve around communities, but there are many new homes also outside of HOAs in North Port, Charlotte County, Cape Coral ect.

      The problem with new construction is you are sometimes saddled with a septic tank and well water and a large assessment down the road when the city/county wants you on city sewer/water.

    Always good info and got concerned I didn’t see a new video earlier today 😂. Lakewood Ranch in both counties are selling well. The difference is you can negotiate a fair price based on location. LWR Southeast (east Sarasota county) appears to be moving forward adding 5,000 more homes over 4,100 acres to the area.

    Question: Are builders still breaking ground on homes outside of the planned housing communities (Wellen Park, Westport, etc.)? I've been told builders are just finishing what they started and curtailing new builds. Is this true?

    All contracts should have a buyer beware notice for Florida about the abrupt and irreversible impacts from climate change that are accelerating. But to be fair, I see other states that should include that warning as well.

    How are these buyers getting insurance? I had to scramble to get insurance for a weekend getaway in the Colorado mountains that I'm building. The construction insurance rolled over to a triple the price regular insurance and I said "no" Then about 5 insurance companies turned me down without even any back and forth.
