    My neighbor's house insurance company extorted them to change an asphalt shingle room that the builder said had at least 5-10 years of life. Insurance company threatened to drop them. I finally got a standing seam galvalume metal roof that makes a radiant barrier in the summer, and keeps the house warm in NW FL winters. ( today it's freezing and show forecast !) Got a significant discount , very happy with the results, wish I had done this 15 years ago. :(

    I grew up in Miami ... geezer alert ... and I never saw a house that wasn't CBS with a concrete tie beam. These are much tougher homes and while no home is hurricane proof, they come very close. Florida doesn't have to ban stick homes. The insurance company's can however, refuse to insure stick built homes or any roofs that are not concrete. I imagine the cost of constantly replacing shingle roofs ... same with metal as well ... are killing insurance company profits. That;s fair. Insurance company's don't insure you out of the goodness of their hearts just like you don't go to work out of the goodness of yours.

    Metal roofs are an issue when you have people shooting guns in the air every chance they get when holidays roll by. Many years of patching holes at storage facilities who love using metal roofs due to stray bullets doesn’t convince me I would want one.

    I feel that the "days on market" isnt accurate in many cases as I have seen properties that were listed for 100+ days get taken down then put back up a week later and start at 0 days on market. Seems like manipulation to me.

    When I put a metal roof on my insurance went UP. Insurance company's excuse was because it would cost more to replace and the added protection of a metal roof doesn't decrease the odds overall of hurricane damage. Insurance companies will gouge you coming and going. Its how they make their money.

    I think a major part of it is because some are actually doing their do dillegence, and looking at the final monthly costs. Many are finding out they're not actually saving any money, but going to be spending more between the mortgage, taxes, and insurance rates. Sure the previous owner may have only been paying 1500 in taxes per year, but that's because they bought the house for 60k back in the early 2000s.

    You didn’t mention insurance costs and increasing HOA costs. If buyers can't get a good insurance quote or the HOA goes up, they might cancel the contract. In California, increasing insurance rates are causing deals to fall apart.

    The issues with shingle roofs in florida are, Most of the contractors put on the minimum thin 3 tab fiberglass/asphalt shingle. Some blow off before the home is done. Anything south of Tampa, florida will not last. As the latitudes go down the heat and wind goes up. And #2 shooting them in or on with air nailer is not the right way to install it. All it takes is, the nail gun is not perpendicular to the surface, the head of the nail cuts the nail zone damaging fastening zone. #3 all the shingle should be glued to the shingle below and glued to the underlayment. Your 1st roof should last 12 years then re-roof over the old and go another 12-15 years. There is Acrylic clear latex silicone that is a maintenance for the roof and holds granules from falling off. However, the blame is on the manufacturing. Owen's corning made a thick shake shingle the best but not for this market. Heat and wind are issues with shingles. I stopped using shingles back 30 years ago. It's metal or Altusa tile. You better believe that's going to add a lot of money to a new home. And good luck finding good people who take time and care while installing to not damage the underlayment and go the extra distance to make sure every screw counts. The glue they make today are literally indestructible for tile and metal roofs. So when it's glued, bent and screwed it's not coming off. Don't get me wrong, there are people who work in the roofing trade who do good work. If you do the work yourself, good for you. If you hire a contractor, make sure you know how long, how much, when starts, exactly the work to be performed and completed. write even the little things on the contract. If you're not allowed to sit in and speak to a crew manager or the super himself/ herself and you get a gut feeling, you're best is to keep looking for the right installer. Proper Installation is 90% of the problem. I showed up on a jobsite where the roofers were leaving the ridge cap with exposed nails open to the weather. That's not installed correctly. I showed up on a jobsite where the roofers installed the drip edge wrong. I watched a roofer on a jobsite nailing every other shingle????. I've seen so called roofers. The big fact you want to spend money on when roofing is the right person and the best UNDERLAYMENT money can buy. That's really your roof and the shingles, tile or metal protect the underlayment. So, buy a really good underlayment and remember every hole that's put through it is a potential leak. So, everything has to mechanically shed water. The problems arises when wind is 100mph and water blows up the roof getting under it.. can leak at the fastening if it's not self sealed or something caused it to just malfunction. So, the glue i described is important because even though the self stick polly woven underlayment is specified self sealing. A strip of glue or a dab of glue in the fastening zone will go a long way in keeping your home dry for years. These house flippers and real estate people have no clue what things cost for real. They're just reaching into your pockets so they can sell it fast. Don't lower the price of your home. Sit on it because NOTHING in construction is inexpensive anymore. Everything in construction is VERY VERY expensive. A new modest home is expensive yes,, because it cost us a lot of money to build it. Im not lowering my prices. And my homes are not cookie cutter barracks style housing. So when some agent sends me a postcard says they like to list my homes i say no thank you to myself...lol

      Depending on the reason. Most of the time the contracts heavily protect the buyers earnest money. If they buyers back out during their inspection period or their loan falls through and they had a financing contingency the money is usually returned.

    Make it so that the listed life-span of the roofing product is a guaranteed life -- so if the listed time is 30 years and it's failing at 15-20 years, then the mfr has to replace it (not just give you new shingles).

    Condo HOA’s are destroying people. Anyone with a mortgage on a condo and an hoa that has gone up 20-30%, some are needing to sell. Prices are still elevated if you bought before 20220 but coming down, people need to sell…

    I’m feeling a little more optimistic after watching that video. I have a dozen brand new homes coming on the market in North Port in February. We will be buying down interest rates for people.

      And you arent buying down anything, that premium is being paid for by the buyer, YOU arent purchasing it, THEY are. Where do you find such stupid buyers?

      Why buy down the rate and not just lower the price? The poor people who fall for that nonsense better not lose their job, get divorced or have any life altering experiences.. because if they go to sell they are going to get cooked, unable to buy down the rate for the next buyer.

      @@geckster109 Some are actually 30 year fixed buy downs but thats not cheap to do. I think the people selling these are banking on the fact most homes sell, on average, every 9 years.. so they are selling you a 30 year fixed rate mortgage they hope on average only last 1/3 the term... and they are operating under the assumption rates will be much lower in 5 years anyway.

    Up here in Pasco I'm seeing most storm damaged houses still sitting gutted and windows wide open. Not even trying to start working on them. Many are for sale. Vacant. Reminds me of the foreclosure crisis of 2007-09 when lots of neighborhoods up here were vacant and ripped apart for copper. Higher prices ahead if they can find buyers. The Trump economy, with its tariffs, could destroy what's left of Florida if they're not prepared. Misplaced optimism reality bounce pending.

      I think the drop in tourism will definitely play a huge part, and as a Canadian I can tell you that there will be a substantial drop in tourism, both snowbirds as well as young families and everyone in between
