What does the layout look like on the plot? How much land would be available for garden, pool, small playground? Also, what is on the other side of that concrete wall. Is that the river/stream?
The designer/builder has set the house size to the maximum footprint size allowable under the 25% Farm Lot rule so there is no room for a pool which falls under the the same 25% footprint of the house. The lot is 750 sqm. The house footprint is 187.5 sqm. So that would leave plenty of room for a garden and small playground. The other side of the wall is developed property and no river or stream as is in other parts of the subdivision. It's possible if you wish to have a pool there you could work with the builder to reduce the size of the house to provide enough space for a pool should you desire.
House and lot look amazing, but way bigger than my wife and I will need when we retire there. I wish he would have given a price to help us gauge total investment.

I would like to see a hacienda or ancestral style home cuz it adds more character to the aesthetics. I really would like to see an ancestral home renovation with Capiz style windows cuz it adds that old world 🌎 charm and add to it the modern appliances with older interior accents..hybrid (old/new) combined. We have 24 hour security but even in the most guarded gated communities here in the Philippines there is always a threat from those who intend to do bad things. Although not widespread, even our community hasn't been immune to the occasional penetration from crime. I'm aware of about 4-5 incidents over the past 15 years this subdivision has been developed. The best defense is a good offense. Common sense approach to your own property security with 24 hour professional physical security is about all you can do to keep yourself and property secure.

350 grand US is almost half a million Australian Dollars and way out of my league. Nearly 17 million Pesos. I think you would need a industrial sized air conditioning plant to keep that place cool, not to mention the lack of privacy.
Yes, P17m is in line with modest house prices in the US which include properties. The big difference here is you get a concrete house and its built in a planned gated community. To build a house of this quality and material in the US you would nearly double your costs.
We are both retired. You are showing a budget not for average Joe even with substantial USA $ pension and retirement income for expats. Way too much to pay for the area without cultural and social amenities. Unrealistic options. Unless of course you sell everything u own in USA which we do not intend to. We still love the SoCal amenities, health care, environmental conditions in USA. If we buy in Phil or Italy it will be just vacation home only. Smaller, affordable low maintenance house you can lock and take off. Thks.

I would not say ever, because tourism brings in so much money to the Philippines. After the vaccine starts getting out, I think easier to travel. I watched a few of your videos. I’m Canadian and find that your videos centers on the upscale, most people would find it expensive to spend more than $100KUS for a property in a very poor country.
You'll enjoy our next on-site build then. A wonderful couple from Ontario will start their build across our street in just a couple of weeks hopefully. Although there is a big delta from the rich and poor here, the Philippines offers almost anything you can find in the most wealthy countries. But what you'll find here more than anything else is kindness...

To buy a regular lot here it cost 5500 a sqm so lot from the developers not construction company is 4125000 pesos so just but a regular lot and not 15000000 developers dream and not yours
Nice house design but not very practical with all that glass I hate to think what the electric bill would be for the air con to keep it cool and liveable. You don’t even get double glazed windows in the Philippines from what I’ve seen just cheap crappy leaky aluminium frame windows.
Paul, not sure where you looked for double glazed windows but they are a common option here in our area. We were offered either double or single glazed with our uPVC windows from FourlinQ windows. We chose single because our climate is much milder than areas like Manila or Batangas City. We also installed 10mm tempered where the windows were larger to protect them during typhoons. In about 4 years, none of our windows leak. We chose wisely.
Foreigners are forbidden from buying property in their name with the exception of some business purposes. Normally foreigners purchase property under their Philippine spouse's name. To protect their investment, it is recommended to have the foreigner's name also on the title indicating "as married to" in case the Philippine spouse passes before the foreigner. This gives the foreigner certain rights to sell or dispose the property within "reasonable" time before the inheritance rule activates.
It’s funny to me. I have been viewing some of your build videos. I saw one of your comments saying the builder you were using ran off. How did you vet him? I’m sorry I just don’t trust any Filipino left on their own. I’ve seen and Hurd to much. I’m sure there are ones who are trust worthy but I couldn’t afford to continue on it.
We ended up eating the loss to avoid court time and costs. And yes, there are plenty of trustworthy and very good contractors here, you just have to do your homework ahead of awarding a contract.
