      Actually living in a trailer makes sense since it is not the end of the world when it gets swept away in a storm. In fact, it is the only thing that makes sense if you want to live on the beach regardless of the amount of money you have. No need for insurance (except liability) as long as you realize that the money you spent will go right down the drain with next storm. All you have to do is walk away after the storm and find a new place.

      I couldn't live on the ocean in Florida and sleep at night during hurricane season. Last fall I bought a brand new home in Palm Coast (yeah, it's not South Florida, but that's fine). It's west of I-95 in a FEMA X zone (no flood danger) and I'm still just a 20 minute drive from Flagler Beach. That's close enough. 3/2, 1500 sq ft on a big corner lot in a regular neighborhood. 350K.

    It's no longer the price of the home or condo in Florida. It's now "How much is my insurance/condo fee going to be, and can I even get it insured?" Agents know this; people from out of state or who don't do diligence don't, and agents certainly won't tell them. It's why you see so many condo owners in FL trying to dump their condos at firesale prices before those new maintainence fees come in.

      A former boss had a husband who is a real estate sales guy, he didn't bother to tell me about a $300 a month condo fee on a property I was considering. My boss claimed I was wrong, but I was not and didn't buy it. $300 a month makes a big difference if you are financing. In the early 80's I rented a one bedroom apartment that was about one minute from the intracoastal waterway on Okaloosa Island in Ford Walton Beach, FL. $150 a month. Might be a bit more 44 years later.

      @@larryvaughn5843 Exactly, just like Timeshare/mobile home properties. They show the the 'cheap' long-term cost of what it would be if you rented hotels/homes for 10 years, with their current 'low yearly fee'. They tell you it 'goes up a bit' but never how much. Then you see folks trapped for 20 years paying 4x fees even after they've paid off the timeshare. No legislation/laws for relief.
      There's always a hook; people just have to figure it out and share to others so these traps can disappear.

      2exactly.i would never buy a mobile home, youdont own the land,as for $400k ,why would you buy it when nationwide, investors are taking over the land w mobile homes on it, waiting people so they can bulldoze the mobile homes, put up lux homes

      No I'm not one of those realtors. $400,000 in Palm Beach County isn't that much for a home when the median price is $630,000, yes that may be a lot to you for a trailer but it's a trailer 100 yards from the ocean. so yes if you want to live where you can walk out your front door and be on the beach in one minute you're gonna pay $400,000 or $800,000 or whatever that seller is asking for or you don't have to but someone will and someone always has.

    I used to live in Boynton back in the 80’s great times, there was a bar behind the Nomad surf shop called Dante’s it was a real typical Florida dive bar. Great Memories

      They have been lucky not to get direct hits. I lived in Southwest Florida and all of these types of homes end up in piles of scrap.

      Ever since the median price of a single-family home in Palm Beach County shot way above $500,000 and now its currently sitting somewhere in the $600,000 price range and if that home was this close to the water you'd be paying millions of dollars.

      It’s affordable to me as I don’t believe it’s expensive at all compared to California. Are any for sale as of now that’s such a wonderful location for new retires I’m 38 but my husband is 55 and newly retired we’re looking to relocate own a home in California fully paid off now paid it off within 8 yrs after purchase in 2017 so we’re looking to relocate and our residential property will be pass down to our daughter as she’s starting her career as a teacher and we want to help her enjoy her career stress free not worrying about a mortgage payment or leasing a condo . People forget that purpose of buying a home is to pay it off and relieve their children and their grandchildren to have a place they can always call home and be rent free that’s what the 15 25 and 30 yr mortgage is supposed to be give families piece of mind because that home is going to be paid off . At least it’s meant to be . We never refinance and we paid extra every year towards our principal between 8-13k extra towards principal every year and last year 7k every month until balance paid off . It sure felt amazing and overwhelming of happiness and emotions when we got our property deed and the mortgage statement stating our account was closed due to fully paying our mortgage loan . We did it for our children to have stability and a permanent home now we are looking for our retirement home we can enjoy as a family especially during the winter season thank you for this video

    My brother is selling his house across the street from Indian Rocks beach … been on the market 4 months! Can’t sell it ! Gonna be a fire sale , insurance costs 8k yearly and going up probably taxes another 8 k yearly, only the wealthy can afford shoreline communities in FLA

    The other place in Flori-Duh like this is Ocean Resorts Co-Op at 5101 N. A1A, just a few miles north of Fort Pierce. It is right across A1A from the beach, has about 150 "park units". It used to be an RV park called Bryn Mawr Ocean Resort, but was sold and individual lots were sold in the early 1980's. I stayed there during Easter break in my parents travel trailer from 1976-1980, when my dad bought lot 81 [the end of Fourwinds Way, next to the bathrooms]. It was a BLAST for us kids!
    These really are a great idea and places at Ocean Resorts can be had in the $200k region. I don't know what "co-op" means, because it isn't really a co-op, you own your unit, pay a monthly fee, and if you want....The office can rent your unit out when you are not using it.
    They even have "North Jetty Surf Shop" nearby....

      Paul: The reason the missus feels like she does is her knowing who your caregiver is going to be. And needing care after a car accident or typical fall is one thing but having to tell people why your wife needs to give up part of her life because her 58 year old husband fell off a skateboard is going to be the final straw. Maybe it's time to start thinking about how you will be justifying that.

      Beach shacks are the bomb. For some people it's worth paying 400,000 to live in a shack because they're right next to the ocean and can enjoy everything Florida has to offer for others they'll just have to come down here once or twice a year and enjoy it while they can and then go back up to the frozen north and congested city.

    Back in the mid-2000s before the real estate crash each owner was offered $1 million for their property. Some of the people wanted out. Some people didn’t wanna sell and when they finally wanted to sell the market crashed and the deal when south.i know because some of them bought condos where I live a half mile away

    I just drove through and saw these about a month. Go and it's an absolutely beautiful. Stretch of beach, but the mobile homes are literally 5 feet apart for each other. And they're probably 70 years old. They look like they're gonna blow off in the midst of any storm that comes their way. It's really insane that people are paid $400 for. How nasty and old these things look. What I'd really like to see is what the inside of one of these seventy year old bees look like? Are these people living in a mole box or what

    Your board looks fun cool shape. A video where you talk about all the places in Florida you can surf most of the year and the median home prices in those areas would be cool.       @factsmatter1172 that is true but ) $400,000 is affordable to people in my market because the median sales price for a single family home in Palm Beach County as of January 2024 is $615,000 and for a condo/townhouse it's $325,000 and that's certainly not one that's 100 yards from the ocean.       @@factsmatter1172 $400k is affordable for common folks. The median home price in the US is $381K, so $400 is right in that ballpark. I also think you're missing the key element that $400K is VERY affordable if you want to live 100 yards from the beach.

    Cash only sounds like you can't get insurance. 500k! for a 30k Trailer on a 20x10 lot!! Some were asking 1mill for 2 bd trailers!! Wow! I'm with @williammcconnell8141. We live in Ocean Ridge and we usually walk down and they just stare like you trespassing.

    Florida has become a playground for the wealthy, working class and seniors are leaving, I live in Connecticut have a condo in Florida can't believe the insurance costs and taxes not to mention how high HOA fees are getting that's also because of insurance its not the cheap state it used to be

    After going through many hurricanes in Southwest Florida, I’m surprised these types of homes are still insurable. Most of them end up as scrap.

    I grew up in Boynton bch. Nomad surf shop / Ron heavy side. I remember when the rumor was the people in the trailer park on the beach were offered 1 million a piece. I was growing up in paradise and didn’t even know it.

    Most of these units available are built before 1976 and not up to code. If buying the property to put a newer unit there as an option, the price is not worth it. The are also way too small for the price.

      Spoke to a guy today who lives there and his family bought it for maybe $57,000 and said it's worth $280-$300,000 now. Try finding anything that close to the beach for less if you do buy it.

      As far as lot rent in a park, that’s reasonable. Most are 800 plus, which becomes an issue for us retirees on a budget!!
      I’ve also noticed the taxes are rising along with insurance and W&S, Florida feels like it’s going in a direction that says we have enough migration already! My 2 kids are in Broward County and there’s NO DEALS in that area and it’s CROWDED!!!

First of all I did a story on this place and if you watched it from start to finish you clearly hear me say that I'm glad the investors who wanted to buy it lost and the deal didn't go through I also said places like this are disappearing. Now as far as this place being built on the beach, this land has been being used for trailers since the 1930s so if someone has a problem with that that's just too bad because it's been that way before any of us were born. you preach from Boston about how Florida shouldn't build on the water and yet New York City and Boston built everywhere on every square inch of land covered with houses and buildings and high-rises. Are you telling me that nobody built condos and homes right along Boston Harbor. I'm all about keeping Florida's environment intact and not having people build in the Everglades.
