Hey Ladies & Gents! These mobile homes had me SHOOK! Which one was your fave?? I personally loved #6 & #7 the best! 🥰 Don’t forget to like, comment, and subscribe if you haven’t already! & Thanks so much for supporting me! The love is real!! 😭♥️
It's so inspiring to see a 25 year old black woman buying her own home! Manufactured or not, this is a big accomplishment and I love seeing things like this! Congrats hun❤️.
I live in the last house you have visited - Lulamae. I put it on 7 acres of beautiful north GA land in the mountains. It is setup on the permanent foundation. We added barn and shed on the property, it completes the farmhouse vibes. Now working on my gardens.Everything is paid off! Truly the happiest time of my life!
@@sjoseph1513 my home is the modular one not mobile regardless... in GA mostly if you are not in the community and you own your land you can build whatever you want. Just apply for the permit, show your plans in the county office. Of course you would need septic approval first. I am rural on my own land and I didn't have any issues.
Me and my husband decided to buy a manufactured home, we pay the same price our friends do down the street (they live in a one bedroom apartment) for three beds two baths and a large back yard. Yeah it’s not for everyone but it’s a personal choice! Closer to the city you can’t find homes in my area under 300k & they are tiny with thousands of dollars worth of maintenance. I personally love where I live and I could care less if people who live in cramped apartment judge us for living in a manufactured home. I’ll be here with my large amount of space & privacy while they rent out their overpriced storage units. You do you! ♡
To be fair mobiles/ manufactured and modular homes are different. Mobiles have a title like a car unless you file an affidavit of affixture and the walls have seams. Mobiles are classified as built before 1967 i believe and manufactures are anything past that point where the health codes changed. Modulars are factory built homes shipped out in pieces and built on site. Modular homes have a deed instead of a title and are seen as thr most similar to a classic stickbuilt home 😄
People commenting these homes don’t go up in value BUT you’ll save money. Also some people settle down and not move once they are happy. I don’t see anything wrong with living in a nice mobile home that’s cheap and will allow you to save money. Worse comes to worse you could always buy a “real” house with all the money you saved then rent out the mobile home.
Derek Williams thing is you normally don’t own the land. I mean, the prices she’s showing here are just the structure not the land. In a trailer park you’ll have to rent the land. And if you’re not in a park, you’ll probably spend about 50k on the land.
@@danielbocelli exactly and some areas don't appreciate nearly as much as some of the colks commenting think. If u don't mind owning a home that won't make any money during the selling process or your content with settling in an area and not interested in moving again (more than likely even lose money down the road during selling) then by all means a mobile home is a great purchase. Personally i would skip out on mobile homes but to each their own
I agree with these last two comments. You are better off owning a smaller home you can afford than owner a mobile home that will depreciation in value and not owning the land the home sits on. John Oliver has a great video on the mobile home industry and it’s crazy. I hope you check it out.
People are saying that the home loses its value fine I’ll give that. BUT if you buy a nice price of land to put it on it negates that. Plus, your saving money, which you can then use to build a house on your piece of land, if that is what you going for. Still weather you buy land or not it still a great and nice idea. I would rather have an amazing Mobil home then a small and dingy “stable” house. And CONGRATULATIONS on deciding to buy a home I am planning to do what you are doing in about a year or so. I wish you well on you home buying journey.
Hi, my husband and I just ordered our home. $74,900 for 1,699 sq ft. We're paying cash for all the extra stuff: AC, skirting, trim out, etc. And we're really happy. There's no way we were gonna pay $1,200 a month (we couldn't afford it anyways) for a "real house" with all the HOA fees, rules and regulations. We get space and privacy. They don't mess with you when you have a piece of land, whereas if you live in a neighborhood everyone is being told what to do, like that commercial from Geico lol. Later on, we can build a house and rent our mobile home or just sell it. It's all about what stage of life you're in and what works with your budget.
@@sixteen.candles.4644 what do you expect unless you own the land... someone to give it to you for free? Even if it's a camper van you'd have to pay for entrance to the part site 🙄
As for more privacy in the bathroom, to keep with the farmhouse and a plant vibe, you can use the stretchable plant thing that’s similar to an auning that people put on their decks to add more privacy!
My favorite too. I believe it's the Lulamae from American Farmhouse. They also make the Lulabelle, which is almost the exact same floorplan, but is a 4 bed 2.5 bath with a mud room already built in and the half bath near it.
I've lived in mobile homes most of my life, and honestly it's not that bad. My parents have been able to pay in full, chose good homes in good neighborhoods, and continue to maintain the house. The older homes have been replaced with newer homes in my neighborhood. I still live with my parents lol but after I pay off my student loans I am considering buying a mobile home.
Do it! Buy it! I lived in a mobile home for 20 yrs and now I’m renting it out. Don’t worry about it going down in value. We set ours in half an acre of land and it’s actually gone up in value because of the area and piece of land we put it on.
Also look into the Habitat For Humanity program/path to home ownership... you use 'sweat equity' to build your own home, good luck!!! I didn't qualify, great program though... my cousin qualified, her & child, live in their beautifully built (by them) home!!
@@softersideofc.c.5655 yeah where I live your better off with a mobile home. Housing gone up to like $400K so mortgage is like $3K a month and rent here for a nice modern apartment is $1400-$1500 a month which isn’t enough for me because I have a personal vehicle and a work vehicle so I need the space. Mobile home fits perfect for me until I save more money and decide to have a larger family. PS the price of a $100K single family home are either raggedy homes in the hood or a multi-family home or condo where there’s no space for yourself. Your better off spending that on a mobile home at least you have your own privacy.
Theres no equity in this type of home. Puchase land slap a cheap mobile up , not a luxury one and start to build. You want a home with equity so you may borrow and or make money off the home. Also make sure that homeowners insurance will cover it
I grew up in a newer modular home subdivision from the age of 9-21. I loved it, my bedroom was huge, it was a new construction home and the subdivision had all the amenities. Pool, park, clubhouse, lake and much more. Go for it!!
For anyone who says that mobile homes can fall apart in storms I live in Florida in a Manufactured home over 2,000 sq ft and with the hurricanes and storms here constantly it’s standing strong 💪🏽 . Do what’s best for you beautiful!! Love these
amen I totally agree hours is here in the high desert we get the worst wind storms and rain and it's hella hot so you know what that does. Cars is still standing since 1974 it's a silvercrest. And it's spacious and it's not falling apart
Harvey destroyed most in Rockport and Port A. Now, they have where you can't have old ones. Many only got 1/3 insurance money and are living in RV or mobile homes. Now they are getting rid of the poor residents, but don't have minimum wage workers.
We got us a mobile home and we LOVE it, but because we are young we couldn’t qualify for a home loan but we could a mobile home and it’s been the biggest blessing. Don’t knock it till you try it. Wish you the best!
@mack I don't know the company that was helping me purchase a home didn't see the potential I had as a young client, but I'm looking for a manufactured home but I'm not planning to put a down-payment since they depreciate after a while all I'm doing is for the company to run my credit and then I will purchase it. I'm also looking for couple of companies like Titan, Palm Harbor, and Clayton.
A mobile home is really the difference between a Mercedes and a Toyota. Both are great, it’s all about your finances. I brought a brand new mobile home in FL. I do not feel embarrassed at all. It’s been 3 years, 7 more years to go and it’s paid for. i love my home. I have no regrets.
Please don’t take this the wrong way as my intent is not to throw any shade...like I promise! But, please take your time in buying your house. Don’t settle and feel like it’s a rush to become a home owner. I am in the process of buying my first home myself and felt as though I should make offers on any old house just because I wanted to be a home owner so badly...until I came to my senses and realize that this is a big commitment, don’t want to buy a home then have big regrets 3,4,5 years from now because I settled. So take your time girl, the right home will come along and you’ll just know when you walk in and say “this is it”!
I understand you! I just bought my 2nd home and it took me 3 months before i found what i absolutely liked ! Plus i negotiated and finessed the builder to throw in many incentives and freebies to seal the deal.
You're right, in my early 20s I felt the same way but Im glad I waited until I had more money...what I recommend is getting a townhouse or a condo--a slight fixer upper that you can flip when you're older. My friend did that and I was so proud, bought a condo at 24, got engaged and sold it, made over a 20k profit and bought her house with her husband. Mobile homes rarely if EVER appreciate in value, keep that in mind!
First off this my first time coming to your page and girlfriend your energy was amazing I had to subscribe! And I ain’t for everybody lol. I’m feeling “boujee” and “lulamae”. How you lit up when you saw the 2 especially “lulamae” made me picture you living there. I could see myself in a modular home but to go through with it idk girl. I love the affordable price for the square footage and number of amenities.
Mobile homes and prefabricated modular homes are basically the same thing. The difference is if you set them up on a permanent foundation (block or poured concrete) or leave them on the frame with wheels and just skirt the perimeter of the home. If you own your land, set it on a permanent foundation. If you rent a lot, keep it mobile. A modular home set on a foundation does not depreciate any more than a stick built home in my area.
If not set on a foundation and you use skirting, your personal property tax is similar to that of a vehicle. Set it on a foundation, your personal property tax will be that of a regular home
Stop saying the mobile home won’t go up in value, although that may be true. The LAND you purchase to put it on will. Plus you will save an insane amount of money on interest, taxes and the sheer fact these homes are around 100K
Plus, you can tow away a manufactured home if you resell it or trade in the home. The land is less disturbed when you install a manufactured home. That means I can keep most of the woods and not clean clear the land for a building.
Girl thank you for doing such a great job showcasing each modular home in a quick & efficient manner W/pricing & details! Your personality is everything!
I always disliked when people said that since they are two different things since I live in a mobile home park. But if people don't know the differences they just say trailer park. Some are super nice that I've seen though. :)
My husband and I were looking at mobile homes before we bought our house and just the thing to consider is also paying for the land, moving the home, and connecting it to sewage and electricity. But the mobile homes we looked at were gorgeous, I’m not sure how it is where your looking but when we looked they were super luxurious and the prices shown were for the base models which didn’t sit right with us
I just bought my first mobile home at 26 years old It's huge only cost me $4500 and my lot rent will only be $500 month between me and my boyfriend that's only $250 and that's only untill I buy my own lot of land.its an amazing investment I would recommend it for anyone.
@@YoungLadyBusiness We would look on craigslist for used mobile homes being sold in New Mexico where we had just moved to. We found a couple that bought some land that had a mobile home on it that they didn't want because they already had a new one. It was beautiful inside 😍 they originally wanted $7000 but we talked them down lol..there was also places we found that sold repossessed mobile homes and sold them for as low as $8000 for 3 bedrooms. We were looking everywhere
Omg that’s my FAVORITE one! I’m also in Oklahoma and we are moving to our land soon. I’m not happy about going to the country but, the land is paid for so it makes more sense.
@@onlysweetone1 The country is an adjustment, I will admit (I moved when I was 8), but once you're there, you get adjusted and never go back...nature is just where we came from! There's nothing like that blue country sky! 😊
#7 was the brightest, most home-like of all the choices! Put a barn door to make a water closet for the toilet and some cubbies in the mud room and it would be great! That kitchen sold me, tho!
My boyfriend and I are actually moving our little family into a mobile home soon. We’re renting because we don’t plan on staying in the area longer than a year and it’s nice one. We didn’t want an apartment (not trying life with someone next too, on top or underneath us) and we couldn’t find a house in the neighborhoods we were looking at. Mobile homes have a negative connotation but there are a lot of them that are nicer than some apartments/ houses. Just do what’s best for you ❤️
You and your enthusiasm for these homes is just precious, and so refreshing when things are so dour in the news. Thank you for the tours of these homes. Photos and 3d tours online just aren't the same as having a proper tour of these homes, you know?
My favorite is definitely the last one: Lulamae! I live in an updated mobile home as well and when I first came to take a look at them I was surprised at how nice they were because usually when you hear "mobile home" you don't really think of nice, updated, and boujee looking mobile homes. I really like the second one as well but when you showed the last one I fell in love with it when you showed the porch! SOLD. LOVE IT!!
I’m falling in love with mobile homes. I always thought moving out meant getting my own apartment and paying rent 😭 boy was I wrong what I can save for 7 months in rent I can go ahead and buy a mobile home.
This was eye-opening because I had no clue manufactured homes look like this. Hell a few of those master bathrooms are bigger than ours. WTH??!! (lol) All the double-wide models were really nice. Question........Does the price include relocation of the home to the land of your choosing? If not what's the cost to move it? Are you going to buy land for it or rent a space? How much will it cost to connect the utilities to the homes?
I grew up in a mobile. Nothing wrong with them. We’ve looked at buying land with a mobile currently on it to pay it off and build some day! Even if not, I don’t give a dang what someone thinks of a house that they don’t pay for :) ❤️
I just purchased my first home. I looked for a year before we chose the house we wanted and that was a 6-month process. I can hear the excitement in your voice as you look at these cosmetically, but mobile and manufactured homes are no joke. All those fancy bells and whistles you see come with an additional price (we almost went that route with Clayton homes as well) plus you have to have 2 separate mortgages one for land and one for your home unless you go through selected lenders that do both on the mortgage. It's not worth it!! Then if your land is not perq ( the ability to have septic and water lines ran) it could cost you an additional 10K-20k. I don't know how rural your area is and how inexpensive land is where you live but for us, it was not worth the headache. Enjoy the hunt and keep doing your research, whether you are 25 or 28 when you buy...its still an accomplishment!!!
Thank you for sharing! I really do appreciate the advice! My area that I’m living in currently isn’t too rural. You can get a good piece of land around here for $20,000 or less! You’re right! Still an accomplishment either way!! I plan to keep looking & be patient throughout it all 💕💕
My favorite is the last one. I started out as a homeowner in a mobile home, then as my family grew, I had a house built and now that I'm in my retirement years, I've down sized from a house to a mobile home. It's manageable living expenses. TFS
I would definitely live in a manufactured home as a starter home!! They were all really nice home, the last one won me over too😂 btw your so beautiful girl ✨
Love the last two models!! Super cute and rustic! Nothing wrong with going with a mobile home especially for your first. I will say 119k is a little steep for a mobile home because at the end of the day that’s what it is and I want you to gain equity as that’s probably the most financially beneficial for you. I know you are excited about home buying I am excited and happy for you! But just make sure you make a sound financial investment so you can come out on top in the end! Keep searching don’t give up and always do what’s best for you! So happy for you and proud of you !
Im living in a 22 year old single wide and things are JUST NOW starting to break down. Until three months ago it had all original appliances and central air and furnace unit. They all died within three months. The floors are good, the roof is good. We updated the windows and siding. We have more updating to do but I just wanna put it out there that with care, these homes can last a lot longer than you would think.
If y'all have ever seen a trailer park they are still renting "trailers" from 1980. Even if she put it in a nice park. She could rent to own or rent it for YEARS and Years. Making her money back.
I can't even fathom how these get moved. I've seen it but seeing you walk through these mobile homes they just look massive... You'd think they'd be difficult to move 🤔
I wish I had known about this sort of thing back when I was living in the USA. No shame in my game, I'd rather own than rent any day! They're all good to me!
Definitely the last one. I've owned 2 manufactured homes (I'm living in one now). That last one I would snap up in a heartbeat. But I'm going to go tiny with my next house. I'm getting rid of my "stuff" and want to spend my silver years with simple living. I love your positive outlook!
I went from a 1600 sqft condo to a redone mobile home, and now building a 300+ sqft tiny! Love your choices! I'd get the last one for sure! Good luck young lady!!!
And girl.....those kitchens and Bathrooms! Gorgeous! 😊👍 I would like any of them.....I agree with that one Bathroom, 2 round mirrors and a pendant light!👍 to complete it. 😊
I’m torn I loved 6 and 7.But for 7 I didn’t like the flooring, but for I loved the patio. For 6 I loved the floor but the exterior wasn’t as nice as 7. I’m impressed and shocked by these mobile homes. This makes me definitely want to look at mobile homes in the future. These houses are both beautiful.
That farm house one is the one 😍 also the third one is cute too. Sidenote: I actually just moved out of a luxury mobile home last year. A 3 bedroom 2 bathroom. It was very beautiful and I miss it lol. Alot of people are sleep on luxury mobile homes. One thing I can say from my experience living in one felt just like living in a house. I'm excited to see what you pick in the end❣️
I live in one build in 97. We bought it three years ago and completely gutted it and put all new everything inside. I love it, it's so spacious. We live on an awesome property. They're actually really nice houses. Excited for you!
I definitely liked the lulamae better. However, if you get the chance to see the Liza Jane, it’s a must see. I’ve definitely been looking into the manufactured/mobile homes for a while now. It’s a real contender for me bc it’s new and has modern features like the big kitchen islands and the freestanding tubs. The only thing is I would definitely have to get a loan through USDA or FHA and make sure to get it on a permanent foundation (I particularly like the idea of setting the home over a full basement but a slab foundation is ok too). This would allow it to qualify as real property instead of personal property and I’d be able to get more traditional lending terms. Oh and I would definitely have to increase the height of the roof on these. I would love to get an old craftsman with a porch but these manufactured homes definitely have my attention especially for the price!!!
J DM I didn’t know any of this was possible until I started researching. There are a handful of videos on TH-cam showing the process. Buffalo modular homes has a good one. You should search roll on or roll set foundations for manufactured homes. Very interesting stuff!
*Beautiful home 🏡... A home is truly what you make it! I have been looking a mobile and tiny homes for so long. I'm interested in having one built and securely placed on top of a custom built basement. That's a must-have on my list.* ♥
Thank you for this ! Girl I’m wanting to buy a home sooo bad and was thinking about a mobile home since I’ve growed up in one . My mom use to only pay $300 and because of that I was very spoiled as a kid lol I’m definitely going to go look at mobile homes today . I want to be able to spoil my son since the cost of living will be so cheap .
You saved the best for last! Love the farmhouse home. My husband and I’s very first home was a single wide mobile home and I would definitely own another. Adorable! Great job!
Girl the last one for sure. It was the best. I would paint all the cabinets to a brighter white and maybe change the flooring eventually but that porch and everything was just amazing 👏
Thank you SO MUCH for posting this!!! I live in Austin, TX and the cost of housing here has become just ridiculous. I was completely close minded when it came to these types of homes due to stigmas and stereotypes. I’m glad to see that I have been really wrong! These homes have come a very long way, and are truly worthy competition to traditional site built homes. Amazing to see the options at a fraction of the cost with loads of upgrades, even on a permanent foundation! Thanks again for posting this. No telling who else like me needed to see this! 💗💗
my fiancé and I are in the process of buying a double wide manufactured home and I’m obsessed with it! it’s completely updated and so affordable. It will be great once we pay it off to move to some land and build off of it. Get it girl❤️🎉
OMG!!! You sold me. These are the best models I've seen on TH-cam as of yet. The prices are righteous!!! I think models 2 & 4 are my favorites. Thank you Young Lady Business for bringing out this useful information.
my fiance is in the coast guard so we'll be moving a ton. this honestly makes me want to consider buying a mobile home and renting land rather than having to find a place to rent that allows dogs and cats both. I genuinely didn't know something this nice was on the market. what a great video!
I love love the idea of getting a nice plot of land (maybe a few acres) and putting a mobile home on it. #7 was perfect!! I would buy her today if I could! ☺️ glad you see you’re back on the hunt and didn’t let the last experience stall you. happy home hunting!
There is a difference between modular and manufactured(mobile homes). Manufactured mobile homes that are not to be set on a foundation. Modular homes are built in a factory and then are set on a foundation. Stick built and modular homes are built exactly the same and you will never be able to tell the difference the only thing that is different is the process of how they are made! Modular homes are able to be built faster because they are inside a warehouse, where the weather never affects the build and materials are always on hand which makes it cheaper because it is a wholesale! If I were you, I would buy land, get approved, and they will help design your dream house! Look up modular builders or the company you looked at! You get to pick out the finishes and they work with your budget!
I love the last 2! I actually plan on buying land and getting one in the next few years. I've had my eye on a few lately that look similar to a lot of these but I loveee that white free standing tub!
I liked the last one. However, I’m afraid of trailers because they burn very fast and storms can destroy them very fast. Consider a manufactured home first. The banks won’t mortgage them. You have to find a lender that will do both kinds. They are beautiful!❤️
All of the negative comments posted here has not facts to back them. The negative commenters have no idea how much the currently building codes for these houses have improved by law(HUD). I currently live in a site built home and if you knew how poorly site built homes are built today you wouldn't be so negative on manufactured housing. I bet you didn't know that site built can have cardboard thermoply as a exterior sheathing. Thermoply has no strength compared to a house that has OSB or plywood as a exterior sheathing. Beging the bricks of these new house going up rapidly in today's neighborhoods have thermoply behing them. Also bricks don't increase the strength of your house .Bricks sit on a ledge around your foundation and the walls of your house help hold the brick veener up. Brick are just a veener. Today's manufactured houses are wrap in real wood like OSB unlike a lot of site built a homes. The walls in today's manufactured houses are built the same as a site built. Its just nails and 2x4 or 2x6 folks it's not really complicated. Yes 30 years ago manufactured homes were inferior but that's not the case today. Today you need to look at manufactured as and alternative to site built and there is nothing wrong with having options. Look at all the tiny house house craze that has been going on. A tiny house is built just like a manufactured home. Now when it comes to resell you can get value on manufactured homes if it is on land and setup on a permanent foundation and use brick veener instead of skirting. ok now let me say this a modular home isn't a manufactured home because a modular home is built to the same code as the site built homes manufactured homes are built on HUD codes. So if you really won't to have the best resell go modular. Most manufactured home makers can make all the homes you see or like as a modular home too. All the negatives are just old outed myths. Don't be afraid to go with manufactured or modular because site built homes are made pretty cheaply nowadays. You can even make your manufactured home look more like a site built homes if you ask if it can have a hinged roof. The hinged roof will give you a higher 5 on 12 pitch like a site built home has and doing that will give your manufactured home a less shoebox look and it will give you a real attic. With higher pitch roof it will look just like a site built but the most critical is the setup or land prep for it. If you use cheap skirting it will look like a standard mobile home. You can also get hurricane or high wind bracing added to the walls and roof so that you can place it right on the beach. Wind zone 2 and 3 manufactured homes have 2x6 walls and can take wind of 125mph. I live close to where hurricane Micheal came through and there many manufactured homes with no damage but a lot of site built homes had roof damage. You get what you can afford and whatever is going to make you happy.
Banks will mortgage them as well as other mortgage companies. They're often easier to get into. Also the type of home you get is no different than your regular stick built home.
They have manufactured and mobile homes that go up well over 200,000 also. A lot of people don't know about that and they have even two-story models also! You can get them with the AC vents coming out of the ceiling instead of on the floor also!
I’m torn between 3 boujie and 6 lulamae but I LOVED the porch on the last one! I’m from Michigan so I’m used to having a basement but I would definitely consider one of these mobile homes!
Hello,. Thank you for this awesome visit. I'm living in a tiny house currently and I'm in the market for something twice it's size, so when I found your site I was so happy. Btw, I liked the last one best because the kitchen, master bed, and porch were my favorites. But I also loved the screen door on the smallest home. Seemed to have so much character. 😍
I am a huge fan of off the grid living and have been looking into tiny homes. I have never considered living in a moblie home until your video popped up in my suggestion feed. I love #7. Once my teenagers move out it's definitely a possibility so me and my husband can travel freely.
I live los Angeles and some of those mobile homes she shows r amazing a house with 3 or 2 bedrooms here goes for almost half a million which i can not afford i am definitely considering mobile homes for me and my little family only way to really get some space for my husband and daughter
In regard to anyone saying they don’t hold up, I feel like cabinets, etc., are comparable to builder grade products in a starter home. And those kitchens look way nicer than what you’d get in a starter home. As long as you take care of it, it should hold up just fine. Good luck - so awesome to be this forward thinking at 25. I was a hot mess! 🤓

@Xara Roman, could you explain the permanent foundation part? I've been trying to understand it but can't get a grasp.
People are so dumb if they cannot see the value owning land and a home vs renting. It's yours and you could do whatever you want with it
Congratulations on your new home, I bet it’s really nice too!!😊
Smart lady!!
@@Cynthiaa315 Fully concur
U wen u realize mobile homes arent trifling its jus the people u knew that was keeping them that way😳
It’s all social love...this society said that a mobile home isn’t of any value and for low class ppl, yet this video is an example to debunk that...
The Ghetto wouldnt be triflin if people took pride in where they stay.
Modular homes have a deed instead of a title and are seen as thr most similar to a classic stickbuilt home 😄
so unbelievably true
@@JurieSempai That's right. And manufacturers foundation are concrete and they go up in value like stick homes.
Right!! I definitely would save money! Thanks sis 💕
Facts or just sell the land it sits on when you move, building depreciate but land only becomes mor valuable as time goes on
Derek Williams thing is you normally don’t own the land.
Thank you so much girl! I was thinking the same thing. Owning is better than renting! 💗💗
Exactly!!!! It could end up being your guest home
Where do you put the house?
@@michelleb9588 sounds like they might have a piece of land already....

If you're going to purchase, always get one with a porch...looks much better than the ones without, you're in the South, you need a porch.
Moving into a mobile home was one of the best decisions I've ever made! 10 out of 10 I highly recommend.
How do u go about getting it without high HOA and leasing land rent?

As for more privacy in the bathroom, to keep with the farmhouse and a plant vibe, you can use the stretchable plant thing that’s similar to an auning that people put on their decks to add more privacy!
Absolutely hands down the last one...never thought about a trailer home but now...maybe
My favorite too. I believe it's the Lulamae from American Farmhouse. They also make the Lulabelle, which is almost the exact same floorplan, but is a 4 bed 2.5 bath with a mud room already built in and the half bath near it.

I knoooowww! They just kept getting better and better! At first, boujee was my fave until I saw the other ones lol ❤️
Hey Diamond
They also deprecate in value overtime unlike regular houses which can go up in value.
Yea, some look better than a cheaply site built home!
Technically they're "tiny homes"
I've lived in mobile homes most of my life, and honestly it's not that bad. My parents have been able to pay in full, chose good homes in good neighborhoods, and continue to maintain the house. The older homes have been replaced with newer homes in my neighborhood. I still live with my parents lol but after I pay off my student loans I am considering buying a mobile home.
I like how she gets straight to the point.
Lol thank you! I try not to talk too much even though I can 😂😂😂
I’m 25 and ready to live alone. 100% would live in a mobile home or an RV!
Lol! I feel you girl! 💕💕
Me too lol
same. I am following so many "tiny home living" channels, too. haha.
Don’t do a rv I did it in a brand new one and only lasted a year I still got the RV love it just can’t do it full time
matthew reed did it fall apart?
Do it! Buy it! I lived in a mobile home for 20 yrs and now I’m renting it out. Don’t worry about it going down in value. We set ours in half an acre of land and it’s actually gone up in value because of the area and piece of land we put it on.
That’s wonderful! Thank you! 💕
I’m a single mom and these homes give me hope that I can be a homeowner at some point💕
Yes! You definitely can be a homeowner someday! You got this girl!💗💗💗
Same here looking into modular home now. Tired of pay someone 1k in rent
They always talk about deprecation but I would do this before I pay RENT.
Steven H right! It’s better to rent than to own! 💕
Young Lady Business you said that backwards lol 😂
Theres no equity in this type of home. Puchase land slap a cheap mobile up , not a luxury one and start to build. You want a home with equity so you may borrow and or make money off the home. Also make sure that homeowners insurance will cover it
That’s what I was thinking too 🎉
Who cares about depreciation when you can literally move your home to wherever you want... or turn it into a rental property after buying land
I grew up in a newer modular home subdivision from the age of 9-21. I loved it, my bedroom was huge, it was a new construction home and the subdivision had all the amenities. Pool, park, clubhouse, lake and much more. Go for it!!
Ooo! That sounds so nice!
Thalia G thanks for sharing that with us sis! 💕💕
Thalia G...what manufacturer did you go with? 😊
Harvey destroyed most in Rockport and Port A. Now, they have where you can't have old ones. Many only got 1/3 insurance money and are living in RV or mobile homes. Now they are getting rid of the poor residents, but don't have minimum wage workers.
Yes exactly I’m considering looking into this
We got us a mobile home and we LOVE it, but because we are young we couldn’t qualify for a home loan but we could a mobile home and it’s been the biggest blessing. Don’t knock it till you try it. Wish you the best!
Same, I hate banks who deny young adults I started building my credit at 18 and when I had turned 25 the bank deny me for a loan.. 😒
Congrats!!! Who is your finance company?! I was thinking about Clayton Homes- The GLory! They finance thru Vanderbilt, just wondering what to expect
I’m happy you’re having a good experience in your home! Thank you! 💕
I'm looking in to modular homes now for me an my kids. I have 2 jobs. Do you have to make a lot of money to qualify for the loan on a modular home?
A mobile home is really the difference between a Mercedes and a Toyota. Both are great, it’s all about your finances. I brought a brand new mobile home in FL. I do not feel embarrassed at all. It’s been 3 years, 7 more years to go and it’s paid for. i love my home. I have no regrets.
how did you begin the process and to start, was it expensive?
What company did you use?
Please don’t take this the wrong way as my intent is not to throw any shade...like I promise! But, please take your time in buying your house. Don’t settle and feel like it’s a rush to become a home owner. I am in the process of buying my first home myself and felt as though I should make offers on any old house just because I wanted to be a home owner so badly...until I came to my senses and realize that this is a big commitment, don’t want to buy a home then have big regrets 3,4,5 years from now because I settled. So take your time girl, the right home will come along and you’ll just know when you walk in and say “this is it”!
I am definitely planning on taking my time! Thank you ! 💖
Its Definitely like marriage 🤣🤣🤣
I understand you! I just bought my 2nd home and it took me 3 months before i found what i absolutely liked ! Plus i negotiated and finessed the builder to throw in many incentives and freebies to seal the deal.
Great advice I love it ❤️❤️❤️
You're right, in my early 20s I felt the same way but Im glad I waited until I had more money...what I recommend is getting a townhouse or a condo--a slight fixer upper that you can flip when you're older.
Awww! Thanks for subbing! & welcome 🤗🤗 Yes, boujee and lulame were soooo cute! 😍 the price is bombbb ✨
Thanks for sharing the info. :)

Yesss! They are definitely good options! Happy you enjoyed it! ❤️
TFS

OMG! That sounds great! Happy that is working for you all. I'm still looking to find what is out there for me.
Yesss!! The price is phenomenal!! I’m looking into USDA as well! I would want to do a foundation as well! Thanks for watching 😊💕
I didn't have my mind open to putting the home on a full basement 🤯
J DM I didn’t know any of this was possible until I started researching. There are a handful of videos on TH-cam showing the process. Buffalo modular homes has a good one. You should search roll on or roll set foundations for manufactured homes. Very interesting stuff!
If put on a foundation, does that help with homeowner's insurance as well? Wondering if it would change the taxes.
Sharon Rose I think it would be better to be classified as real property vs personal property in regards to insurance although I’m not sure.

Amazing to see the options at a fraction of the cost with loads of upgrades, even on a permanent foundation! Thanks again for posting this. No telling who else like me needed to see this! 💗💗
When you said "not too bad for the price" we knew you were not feeling number 4 🤣 2 was my fav!
😂😂 lol! You got me!
my fiancé and I are in the process of buying a double wide manufactured home and I’m obsessed with it! it’s completely updated and so affordable. It will be great once we pay it off to move to some land and build off of it. Get it girl❤️🎉
Alexis Reyes that’s awesome! Congrats to you and your husband.💕💕
Modular homes are definitely stepping up their game providing spacious and luxurious homes that are affordable
They really are! 👏🏾 it’s amazing
I love #6 so much. Love the ship lap and farm house touches!
Right! The tiny homes could look like these, just ads shiplap & white finishes
#7 was definitely my favorite it would be so fun to move into that !!!! Thanks for the tour I've never seen mobile homes brand new like that !
I love love the idea of getting a nice plot of land (maybe a few acres) and putting a mobile home on it. #7 was perfect!! I would buy her today if I could! ☺️ glad you see you’re back on the hunt and didn’t let the last experience stall you. happy home hunting!
That's a wonderful idea sis!! 👏🏾 I knowww! #7 was so so dreamy! Me too! It felt good to get back out there. I had so much fun! Thank youuu 💖💕
I need you to elaborate on this subject matter please
I feel silly i literally just commented the same thing! Just did my first set of IAAO classes so i like to let people know the difference💕
Hey Bishop! Thanks so much for watching! 💕 yes! I will! Keeping all my options open! 😊
This was a concern of mind too but I've been told that they're now made with more durable material to avoid those types of situations.
What state are you in? In my state banks will mortgage them.
I loved the last one! The deck was probably the selling point for me! I never thought about this but I love the idea
I agree the deck was very unique!! & super cute!
I’m torn between 3 boujie and 6 lulamae but I LOVED the porch on the last one! I’m from Michigan so I’m used to having a basement but I would definitely consider one of these mobile homes!
Yesss! The porch was absolutely phenomenal 😍😍😍
Happy you enjoyed it! 💗 yesss! The character was so dreamy
I am a huge fan of off the grid living and have been looking into tiny homes. I have never considered living in a moblie home until your video popped up in my suggestion feed. I love #7. Once my teenagers move out it's definitely a possibility so me and my husband can travel freely.
toya8169 JM yesss! Going off grid would be so fun!
@@YoungLadyBusiness yes freeing up as much of our resources as possible to be able to travel the world is definitely a dream of ours.
I live los Angeles and some of those mobile homes she shows r amazing a house with 3 or 2 bedrooms here goes for almost half a million which i can not afford i am definitely considering mobile homes for me and my little family only way to really get some space for my husband and daughter
the last one was gorgeous....a kitchen to die for and love a big pantry....good luck with your search
OMG my family just went to look at the 2nd house you showed 3 weeks ago and we might buy it for 97k WITH the furniture
I never thought about living in a mobile home but THESE with the prices, definitely made me reconsider 😳😍😍 I loved the last one the most
Yessss!! They are really nice! 😍
The last one is it. Its brighter than the other ones and I love it for that. The kitchen yes
Thank you! 😊😊😊 I’m trying to be smart about my money and investments. Key word: trying 😝
#7.. I liked that one the best. Mobil/Modular Homes have come a long way.
The shower tile of that last one reminds me of birch trees!!! LOVE IT!!!
I was just there and looking at these same houses! We really liked the boujee models 😂
Yes! That one is a stunner! ✨
