NEW TPO ROOF! Full Flat Roofing Installation | Homestead Update Ep. 11

  • It took a while, but there's a new roof over the Epic Homestead! In preparation for the solar panel installation, I decided to replace the 10 year old, patched up flat roof with a new TPO roof. The folks at Kenco Remodeling and Baja Roofing were who I used for the project, and I recommend them highly. Very professional.
    I chose this style for the longevity, the ease of rainwater capture, and the insulative value. I can even capture morning dew off of this roof, at least a few gallons a day!

      Question: it wasn't explicitly shown but are there some kind of drainage holes to gutters or something off the roof? The white colour and little sides look like without drainage it could be a pool . Wish it was designed for walking on ...great space for a greenhouse maybe some small or starter plants & patio ;-) Cheers

    Mount a camera on the roof. Record the sunsets and for good security. Then you can share the Epic sunsets. Very nice roof.

    I’d find out who is responsible for the soffit. If you kept any of the newspaper, that could give you an idea of how recently it was done. If it’s close to when the house was put on the market, you can make a case that it was done to increase the value on the cheap. You’ll probably need to contact a real estate lawyer though.

    definitely worth calling out, especially if they're flipping houses because you don't know what other corners they've cut on other houses. could lead to some serious incidents if they cut corners around any electrical or wiring

    I had my metal roof done and I was also excited and pretty satisfied as to how it looks! There was nothing wrong with my roof, but a added on section was leaking so i had the entire roof covered with a metal Brown color and it looks fantastic! It added a sound barrier- my roof stepped down on one end and they made it less noticeable . Old style mobile/modular trailer from 1977.

    I was brought up in the industry and all I could say is that you are definitely a dream customer, as far as the remodelers that cut corners , I would definitely call them out to hopefully save someone else from having the same problem

    Welcome to the wild, wonderful world of remodeling and repair. There's nearly always stories once the old stuff is removed. Totally agree with your desire to do the job right the first time, so it lasts as long as possible. Completely worth the pain up front. As to reporting the shoddy flip, it's up to you whether you want to spend the time and effort to report that. Blasting them in reviews is quick and effective. The roof looks awesome, congrats!

      It’s always good to at least file with the BBB since that’s where most homeowners go to on ratings. That how we got ripped on our kitchen, we only checked with the BBB.

    It's fascinating to see this process in that I used to install roofing here in Aus and there are almost no roofs like this at all, especially in the domestic sector. There is a similar product that was used many years ago used on industrial facilities, but for the most part it's now considered a specialist system. And what you call coping we call capping, or parapet capping, and when you have multiple types of metal waterproofing required to complete your roof, they're then collectively known as flashing. Looks very neat though, and I agree, call out the previous owners because this type of behavior is despicable.

    Oh you can probably sue them for the flipping "mistake" as that is misleading, I'd go have a first talk to a lawyer and see what he says about it, might get enough money out of it to pay half the solar lol

      Yep, every state is different. I think here in FL you have 5 yrs to sue for fraud. If they didn't disclose the issue and they were aware of it, it's a pretty solid case. The other factor is money and time vs. cost. It is possible that blasting them publicly could cost them more, but then the risk of slander etc. comes into play.
      Always best to consult a lawyer, as you stated.

      Nah. The flippers purposely went out of the way to cut corners hoping the mistake would never get noticed.
      They defrauded the inspector (unless he was in on it), and THEY RIPPED YOU OFF!!! Had that been noticed during inspection, your realtor would’ve done an amendment to the purchase contract stating what needed to be fixed.
      But now, you sue them and make them pay for those repairs!!!
      Geez! There’s even a subreddits dedicated to stuff like this!!!

    I misspoke on the R-Value of the radiant barrier, it has no R-value!

      I hope the radiant barrier plywood wasn't extra. It doesn't have an R-Value, but thats only one way to measure heat transfer. It still has a benefit, but since it looks like they put it directly on the old wood, you basically lose all benefit. It requires an air gap to work. Either way, that roof is still clearly 100x better than the old one! Congrats.

      @@len10ten to be clear and not too technical, the OSB itself has an R-Value of less than 1, and therefore not worth noting, but the radiant barrier itself does NOT have an R-Value.

      R-value refers specifically to conductive (solid) heat transfer resistance, so radiant heat reflection wouldn't be included. It's hard to put a number on the radiant resistance because it depends entirely on the details of the assembled system. Two solids pressed together still have a gap on the micro level, so it's not entirely useless without a "macro" air gap, but it would be useless if coated in a liquid which makes perfect contact.
      All ply/OSB has painted edges so the red is nothing exciting. It just signifies an uncut factory edge.

      @@epichomesteading you should contact your realtor and ask if you can report them, their broker, and realtor for fraud on an inspection. You might even have recourse through your escrow company as they are there to make sure the agreement of purchase is upheld and found to be in good faith.

    This video is a year old but I’m watching it and slowly becoming green with envy. I live in Mississippi and bought a house with a partially flat roof in 2019 not knowing that roof needed to be replaced. Unlike your roof, mine has NO slope, no angle, nothing. It’s FLAT flat. Ours is covered in some type of vinyl, but there are small areas in the seams where water gets through.
    It’s fascinating seeing any other person with a flat roof to me because every non-commercial roofer I’ve called in my area has told me they don’t work on flat roofs and all the commercial roofers I’ve called said they don’t work on domestic roofs. Which makes it seem like flat roofs on domestic HOMES wouldn’t exist - but leave it to me to break the mold. 🤷🏻‍♀️
    This video has given me some ideas and a little bit of hope! Maybe one day I’ll have the $10-20k to get it fixed! Until then, I’m watching this on the rainy days! 🌧

    BAM! So so cool. Gotta promote the good talent, businesses like that are rare and beautiful gems. As for the scum move, yeah, that was a scummy move (whoever did it... I wonder if that was pre-flip or earlier, but I guess you'd know). We had a new house built and we had a bunch of horrific stuff done as well... I guess you gotta pick your battles.     Kevin, congrats on the new roof! It looks GREAT! Regarding the newspaper stuffed into the soffit, you luckily became aware of it and had it repaired. I believe that karma rebounds and those flippers will reap what they sow. If you are ever asked to be a reference for them or give a referral, you'll have opportunity to share your experience. But, just my two cents, unless you are planning to sue or expose yourself to charges of slander, chalk it up to lessons learned and keep on keeping on. By sharing it with us, we all now have insight about what to consider when we inspect a property (or hire an inspection company to assess a property). Between your garage floor, new shed and roof, you are well on your way to making that property better than ever!

    Yes that radiant barrier is a great idea, plus the tpo reflects alot of heat also, but again great choice, i have done roofing for 40 years in tx. I put on every roof but tpo but showing the roof process it looked to be an A+ job.

    Older homes it’s common to find garbage/newspaper in between walls and ceilings. People would use newspaper for insulation. Depending on how old the garbage/paper is it may have already been there prior to the last homeowner. I see that a lot here in NYC

      A hundred year old house I rented had chicken wire and newspaper insulation in the attic. The newspapers dated 1908 through to 1912!

    You lucked out aooo much doing this in December of 2020. We bought our house a year ago, but escrow didn’t close till 120+ days later because of the Bobcat fire. Roof was quoted in Dec of 2020 and OSB boards were about $30 per sheet. By April 2021, the coast had gone up to $90 per sheet. Thankfully our roofer had bought enough material when he quoted us. Good on you getting your roof done when you did!
    (We didn’t have a flat roof like yours, but just the same, you probably got great prices before they got super expensive.)

    Hi. If you know for sure that the sellers were the ones who did that, you have a legal right to call them on it. In CA any disclosure statement should highlight any repairs and that they were to code. Take pictures or more detailed video, check your disclosure, then call your agent. Even if you signed an arbitration clause (check sales papers), you can go to small claims if the damages are less than 10k. Good luck.

    It's illegal and not only should you call them out on the internet, but it would be smart to take them to court. There should be a type of seller disclosure statement the sellers had to supply, which states any issues (in Michigan, there is by law.) If they knowingly rigged the area to avoid disclosing the damage, they would be liable. In MI, the sellers are liable for 3 times the cost of the repair. I would go as far as having a more in-depth inspection with someone who is trained to find "hidden" problems. There may be more, and if you prove not only the soffit issue, you'd be able to establish a pattern of deception. Kick 'em where it hurts, their wallet!

    We have TPO on our (semi) flat roof in Oregon and we love it. A little different, thicker underlayment and we didn't have the raised area that needed to be capped. SO much cooler in summer and warmer in winter after it was installed. I bet you'll love it. And I agree with others about checking with the RE Agent / Attorney about the fraud issue. Consequences = changed behaviors!

    Observation: improper plate and fastener pattern on insulation board / TPO over parapet should extend down the exterior walls then coped

    Also, coping metal is an obsolete method of covering parapet walls. With a torch down cap sheet system you could have run it up over the walls and installed a bonded edge metal with no seams and fasteners to expand and contract, coming loose and becoming a maintenance item/leak.

    TPO is a good option and it's really easy to repair which is great for whenever you're putting solar on your system. Make sure to claim your LEED credits for it and your tax write off for the re-roof (if you finished in 2020 you can claim on 2021 taxes). TPO Roofs have an average lifespan of 15-20 years with proper care and maintenance otherwise they can weather at a much quicker rate. If you have any questions on how to take care of your system I've been in commercial roofing for almost 6 years now and I run the division for my company.
    If you ever put another single ply membrane on your home I'd recommend looking into manufacturer's who offer warranties to home owners. Firestone doesn't offer a manufacturer warranty on their membrane for residential construction which means the only thing protection you is your contractor's warranty.
    The roof looks great and the did a wonderful job putting the system together, and their detail work looks great!

    I bought my 1st home as well this year anf also found a few flaws that I had fix myself. It's so frustrating but at least it's getting better... I just I really want to start focusing on my garden and start eating the harvest. I am hoping by our fall I could start with vertical garden at least.

    You are so lucky, we had our roof replaced before installing solar and we had nothing but problems. The guys did a shoddy job and we had to report them. No idea if our roof will last. Though almost 4 years later and we are discovering that the gutters are leaking already. Joy.

    I was happy to read the comments and people encouraging to call out the remodelers and maybe even get a lawyer involved. Where I'm from this thing is not possible, it's very common (to almost always happening) to buy a house with problems like these but there's nothing you can do. I was very surprised to see this happen in an USA homestead as my friends from the states tell me there's warranty and legal liability for stuff like that and action should be taken - so I'm glad people in the comments encourage you to do that :)
    I guess it mostly depends on the area and authorities and possibilities (both financial and otherwise) - like I said, where I'm from, this process would get you nowhere but maybe there you can get more support and have this solved legally. Hope you get reimbursed at least and continue the epic build. Love it so far!

    Roofer's mistakes in this video: installing fasteners at the joints of the 4'x8' insulation boards. That can cause a roof uplift if boards are not fastened properly. They also did not run the membrane up and over the wood nailer at the top of the parapet. You explained how water runs off in both directions under the coping, but if that membrane is not turned down on the fascia side, then moisture infiltration can occur.

    newspaper was used as insulation in the 40's and 50's. It is not uncommon for it to blow into the soffit from the attic during heavy winds so prob no foul-play here. good video.
