    2. Low quality construction traded with amenities
    3. Modern design elements like multi-coloured cladding, panels and jazzy lighting/frontage
    4. Developers that have no prior experience in Goa
    5. Low cost housing/community housing projects etc
    Areas to avoid:
    Kadamba Plateau
    Mopa
    Why have I arrived at this conclusion?
    1. Economies of scale result in low quality construction practices
    2. Destruction of Goas landscape
    3. No sensitivity in design
    4. Poor maintenance as members of societies are never invested emotionally in the day to day activities of the development
    5. Low rental yield
    6. Low or negative capital appreciation
    7. Garbage pollution mismanagement
    What to look for when buying an apartment?
    1. Low rise low density
    2. Past projects
    3. Colonial design over modern box trends
    4. Quiet rural areas
