    We are moving to NWA in June, from the Washington DC metro...and I am blown away by some of the house's prices that attend Bright Field Middle School (That is the only school we want our daughter to attend due to a variety of reasons.) NWA is definitely a lot different from when I left in 2006, it was affordable and that was always a huge selling point. But, I also understand housing prices are up all over the country, as well!

      Yep, so much has changed… And even more so in a very fast growing community. Have you looked at the bentonville Community school page to verify where Bright field boundary lines are? Why that middle school and not one of the other 4?

      @@LivinginBentonville yep, I have looked at the boundaries. We just prefer that school due to the diversity compared to the other middle schools in the area...also considering Thaden School, but still contemplating on that one.

      @@LivinginBentonville I see many plots of land available in Cave Springs for around 90k or less. What is the process to build our own home on one of those plots? Max budget is 700k. Is that even feasible?

      It could very well be feasible. Let’s say you use $100,000 towards the purchase of your lot. If you have $600,000 left over and builders are charging $230 a square foot(don’t quote me on this :)) that would provide you a total under roof square footage of just above 2600 ft.² of a house. Is it feasible? Yes… Does it provide you the size, style, level of finish of home that you’re hoping for… I’m not sure. Certainly would need to visit with a builder to understand their costs and what all is included.

    You are spot on. People lie but numbers don't lie.
    Federal Housing Administration greenlights 40-year mortgages and lenders will roll out next month. That will affect the numbers! But which way will they go Anthony?

      Completely agree. I try to be as absolutely factual and transparent if possible….it’s done well for me this far…I think I’ll keep going with that philosophy. :)
      40 year mortgage is an interesting concept. Of course if you can find a lender that offers that in their book of business. It certainly offers lower payments even if interest rate might be a little bit higher, considering it’s amortized another 10 years farther down the road. It’s few and far between for somebody live in their house for 40 years… Let alone 10 or 15. Maybe will see a bigger influx of 40 year mortgages or perhaps the tried-and-true 30 year will hopefully have better rates soon. ….although looking historically they’re no we’re near 1980’s rates. Yikes!

    Housing prices in Bentonville are insanely HIGH! I live in Huntington Beach, CA. Bentonville is ridiculously high.

      Location, location, location… I would bet to believe that a similarly sized, age, amenities, home in the downtown area of Bentonville would pale in comparison to one or at Huntington Beach with ocean front/views. I digress… The downtown Bentonville area is certainly priced high in relation to other areas around town not too far away.
