Thank you for being truthful. I wish I had better advise before purchasing in Tulum. Yes, Tulum is way overpriced and over built sadly, and with little or no infrastructure. The roads are atrocious, and there is little or no sewers, so the sewage is just dumped off somewhere but not into a treatment plant. Alot of the small percentage of buildings are started but never finished. There are no regulations in construction, in how things are built, so you just have to hope for the best, and that the builder is reputable. I am just touching upon just some of the issues in Tulum.
Thanks for sharing! I strongly advise clients to rent long term in Tulum before buying and most all don’t end up buying after they have stayed their long term. Vacation in Tulum vs Living is completely different 👍
I think he missed a few points.. People love Tulum because it's not JUST a beach. The areas in the jungle and city are equally attractive,.and the senotes make Tulum attractive year round not just in peak season. The festival and events drive prices of rent up massively. Nowhere in Mexico is experiencing the growth and international exposure as Tulum. The new international airport and Train Maya are making Tulum a very accessable city internationally and ability to launch off to different areas. Tulum is unique in it's architecture and aesthetics as you mentioned.
You know those are all important points if you are a realtor selling to a client But as a client that has already purchased a property, I know the realities Tulum is a great place if you’re just coming to visit for a week To live there on an extended period of time is quite different
@@rocco9126 I am not a realtor, I'm a property investor with property in La Valeta my self. I've also lived there for a few months. I agree that the massive influx of new developments has saturated the market especially with studios and 1br. But, looking at Tulums growth and projections, as well as it's unique appeal (Holistic, spiritual healing, health weakness, digital nomads and major festival location). I do believe in investment property in Tulum, or at least anything pre - 2021. Once the train Maya and international airport are in full swing, a believe the increase in tourism will once again beat out supply of new developments. And places that are already built within El Centro, Aldea Zama and La Valeta area will see a huge boost in value as Tulum expands and those locations become the heart of Tulum. Just my optimistic take :)

They just told me they were real estate agents so I just thought they were all look really sexy real estate agents
1000% incorrect. You really need to do your research sorry pal. Merida a city of one million and the entire state of Yucatan has a plethora of things to do and see. As well real authentic Mexico. In Tulum I am bored after half a day.
