    I did the CBI in St. Kitts and Nevis and we went for the pure donation route for the exact reasons mentioned. We are planning to live there and found it would be way more flexible and economical to just pay the donation. Good video!

      You are completely correct. Especially since if you intend to renounce a US citizenship you will have to later pay a 20% tax on that home you bought in St Kitts.

    I agree with diversification of real estates. But to find a good deal in a foreign city is quite hard and with not so good returns. Maybe Andrew, you could do some more of those videos? Like a tutorial of finding them - i remember u did it in turkey, could u do some more and go more in depth?

    Exactly. You have to live in a house somewhere, and it's a lifestyle choice to buy a house where you won't get into a TMZ-video-worthy war with your neighbors and can enjoy the neighborhood amenities. Otherwise, I personally would put my real estate investment money into a some sort of a REIT (Real Estate Investment Trust) and let a pro handle it.

    Buy in Trinidad. land value is increasing here, and Trinidad is not prone to adverse weather concerns. now is actually a good time to buy while land prices are still reasonable. But we are an industrial island rather than a touristy island.

    I feel all international visa facilitators charging ridiculous amounts to get you residency or instant citizenship are simply taking advantage of your not wanting to do the ground work yourself because you either don’t speak the language or fear bureaucracy. I suggest you contact that country’s embassy or government website on the subject and establish contacts at that level then visit the country and hire a visa facilitator down there who will surely know the system and speak English since they are catering to English speakers.

      Anyway, residential real estate in America popularly is handled by "realtors" who charge high commissions. Some people take a DIY approach to residential real estate transactions. Fair enough. DIY or let a pro handle it: your choice.

    Don't some Caribbean islands also have issues with locals making ancestral claims on lands that have already been sold? I knew an American hotel owner on Saba that spent years in court over who owned the land under his hotel!

    How about the Dominican Republic. I find it to be a good value compared to other Caribbean islands. I have considered buying a beachfront condo in the Punta Cana area with the intent of renting it out using ARNB buy fear is stopping me.

      @@guillermone1 Some areas in the Riviera Maya are indeed
      'commercialized'. Some other places, not so much. For example, have a look at my videos re: Puerto Morelos. It's a lovely little beach town in between Cancun and Playa del Carmen. From an Airbnb/rental perspective, the Riviera Maya is definitely an in-demand location.

      @guillermone1 ...and Punta Cana isn't?? All inclusive resorts. No boardwalk there at all. You can barely walk down the beach without resort security daring you to touch their chase loungers. Bayahibe maybe, Punta Cana no. I spent 4 mos in south DR because I dive and the diving's better in Caribbean. If you don't dive, then Las Terrenas up north has much nicer beaches- long, walkable with a nice boardwalk alongside w shops, restaurants, etc.

      @@JTland-sea-air -When was the last time you were there? The area is growing really fast, with a lot of residential communities already built and being built. Most of them are private and gated communities, that is the only difference. Its not the regular traditional neighborhoods.

      actually St Kitts & Nevis are not inclement weather prone in so far as the devastating storms you are likely referencing.

      Of course St. Kitts and Nevis are in the Hurricane zones. The entire Caribbean islands are prone to Hurricanes etc, except Aruba, Curacao and Bonaire due to their southerly location. Trust me l am from the Caribbean. Please do your research. Also the cost of Hurricane insurance is skyrocketing.

    I was reading that with the death of Queen Elizabeth certain common wealth countries like st kitts and Antigua are talking about leaving the common wealth. If the islands leave the common wealth do they loose access to the Schengen area?

    actually SKitts and Nevis has an escrow program to prevent this - make sure to talk to. qualified professionals as well as duelling TH-cam influences when making your offshore plan. ask for specific examples and data and not just opinions.

    Let's say that things get really bad and all those tens of thousands of people decide to escape to their second passport country because who is going to drop bombs on a small island and what other choice do they have if there is war in most major countries. Will be enough properties on those small islands to accommodate them and how much it will cost to rent something. Just look at Georgia rent price is a few times higher as many Russians try to escape there. So maybe it's not a bad idea to actually have your own place there as your home or just to rent

    Why all these propaganda about CBI AND Real estate in the Caribbean that's not cool if you know of any point them out . I am an real estate agent in Antigua which is such a beautiful Country and you're here making all these unfair accusations base on your own personal preference and false belief which I think is lacking personal experience to your claims.
