Rules laid down by landlords, guidelines of societies and terms of rent agreement all have become more stringent and complex. In this video, I have shared what are the important things that a tenant must be aware about before renting an apartment, 18 questions a tenant needs to ask a landlord before renting an apartment and important clauses that need to be included in rental agreement.

    1. Financial factors : this can be further divided into three parts.
    First, factors affecting the fixed monthly rent &
    second, one time expenses and
    2. Points which must be included in the rent agreement
    3. Points which a tenant must discuss with a landlord and get clarity before getting them included in the rent agreement
    4. Exit clause in rent agreement i.e. how, when and at what cost a tenant can vacate the flat

    I live in Pune, here tenants are considered below pets. Its harsh truth. Brokers have covered 80-85% of real estate. The changes in clauses are just not allowed, Tenants give penalty to exit, 2 months rent is deducted from deposit by giving many excuses. Also the owners or brokers lie that the home is available for a long time. Despite paying annual increment, the owners suddenly decide to sell the house and the tenants have to vacate next month itself. No penalties are paid by owners and brokers comes with 2-3 people at house to pressurise the tenants. Please advise what to do.

      Most of us make notarized agreement . Make a registered agreement, it is more binding and seller will not break any clause of the agreement easily

    Please inform if
    1) Landlord can stop tenant entry after a fixed night time (we are a doctor couple and have emergency+ night shifts)
    2) Validity of lock in period in a notorised agreement ?

    My new comment regarding last point. Many owners in Pune are from another city or country. Brokers have captured the whole city. My society has 16 broker office in its commercial, and half of my tower building seems to be brokers. People working as part time brokers . They just do not allow talking to owner before any payment
