Very good topic sir. Recently i approached icici bank for a plot loan and they said that I'll be given a 100% loan on registration value. The interest rate is 1% greater than the housing loan. I personally think that those who cannot make an effort to purchase a home and has got the time to take a plot loan and repay it and then go for a construction loan that way a good asset will be created in the long run Other than purchasing an apartment.

For purchase and construction loan (composite loan) one should complete the construction within 2 years. If you are asking my time frame. I am thinking of purchasing a residential plot on loan. And try to repay it in 6 to 8 years. And then after a 4 year gap take a construction loan to a build house. I am planning on this way as I don't want to take an apartment.
@@mlngowtham are you sure. I checked with Axis/SBI and HDFC. Axis and SBI wanted a commitment that construction will complete in 3 years after plot loan. HDFC was better, they said 5 years. If it is true ICICI has no time limit for construction then its a golden deal

Personal loan is good for lower amounts. A personal for 25-30 lakhs will be humungous and will be difficult to pay off with a 2-3% higher interest rate
