    Don’t you need to low ball even if the seller gives you a number ? They give you a number and you come back with my partner was telling me we need to be around x?

    When the seller asks for proof of funds, what do you do/say?

      Ask them what type of proof they want. Are they looking for bank statement or just a letter? Make them make it a specific thing and a reason for wanting it. Most of my wholesales don’t need one because I’ve made enough trust

    How would you recommend wholesailing in Ohio? I’ve just gotten started on my journey and from the looks of it you have to be very careful about how you do it here.

      @@everything9466 from how I understand you can’t really wholesail in Ohio without double closing deals. You can do it normally but if you do it more than a couple times you can get in trouble because you legally need to be a realtor in order to be apart of the buying/selling process. The best ways around it are double closing, wholetailing, or virtual wholesailing in another state

      I am not in Ohio but I was advised that if I live in a state that has more strict laws on wholesaling then I need to have a realtor on my team to stay complaint with the law. Easy fix.

      ​@@vivianwatkins6794 definitely, just have good relationships with a handful of realtors you can trust and then offer them commission off of closed deals.
