    honestly, sell with planing and buy a plot of land for a personal home. taking on dept and huge resposiblitly for something that is a passion project seems like a great way to end up hating it.

    My father used to always tell me. “Shop build house, house can’t build shop”. The long and short of is focus on what’s making you money now. Don’t add anymore debt with all that you have going on. That’s my suggestion. All the best with whatever you decide Daniel

      Good comment, but nobody knows Daniels financial situation. For example 1 year after starting a business he bought a plot for 120k. Who could thought he have money for that, even on a small loan

    Daniel, it's an exciting project but does have potential pitfalls as you have noted. Not the least of those may be the untimely distraction of splitting your oversight at a crucial time for your UK operations as you shift over to a newly set up yard. Then there's the need to find trustworthy management to run this resort. I trust you can tread that fine line of maintaining local goodwill as you construct a luxury resort on the island. The fact that you aired this episode hints that you're already moving forward on this so I wish you the best.🎊

    Great video Daniel! As someone who lives in the Caribbean, I would advise not to sell with planning as you have a prime piece of property and may not find it elsewhere. I see Ashville Heights as building generational wealth for your family and claiming your inheritance. You have a knowledgeable team offering great advice in moving you forward. Trust your instincts and take the calculated risk to make it a reality!

    Mate go for it, you will regret it, take the headache on. It's well worth it, it's a headache for your future, either for your or your kids if you decide to have any. Your at the right point in your life to manage this issue, your mum and uncle will be proud once complete, and you will be appreciated it once complete and something to look forward to for the future.

    I'd say you have put a lot of thought and work into this for over a decade, Finish things in West Drayton first, Let Ashville regain some of the money back from setting up the new yard. Then build Ashville heights, lets be real, there are loads of wealthy Americans, Europeans and Canadians etc looking for a Caribbean home, Some may even buy just because it is your development and your videos are transparent about doing everything properly and taking no shortcuts, Hence ensuring quality. You got to take risks in life to reap the rewards, I can only see this becoming a success. Good luck to you

    The decision of building the ashville hights consider it as a " risk " (in a positive approach sense), proceed to finish the construction of your new yard and try to ensure final decision on the ashville hights is due done in 90% completion of the new yard. Forward forward always Daniel 💯

    Daniel, your plan looks solid. However, I would recommend letting the market fund your project. Pre-sell the apartments before starting construction. Once you have secured buyers for all units, proceed with the build. This strategy helps mitigate the financial risk of constructing without market assurance. I’m sure you’re already aware of this approach.

    It's 2050 in St Lucia, you are at retirement age and the kids are taking over. You're really grateful you put in the graft back in the 2020s and Ashville Heights is thriving.

    Great work Daniel. While I think your instincts will direct you in the best decision to make, I would advise you FOCUS on the yard movement and stabilize the business that brings in the cash flow for now. Establish which one is your Short term & Long term goals.

    Has a Nigerian born and raised in both Nigeria and the US. If I had the fund I would invest in Ashville Heights.
    It will definitely be a place to take my wife and 3 sons and get away from the world.
    I pray you find like minded individuals to invest in your property. It’s definitely one of those you lay down now. And generations appreciate later.
    Unfortunately my mom has passed I wish I had her with me today.
    Daniel cherish your mom that has done so much for you. Appreciate your Uncles. Haven’t heard much about your dad, but it makes me think you are in the same space has I am @ 50. He could have done better for his fam.

    I think it’s a great idea and definitely go for it. It will be your legacy in St Lucia.
    What ever you decide you definitely need a personal home there asap! Your dear mother didn’t go through the trouble of taking you back there as she brought you up to abandon it as an adult. Plus you work so hard and deserve a beautiful home in a beautiful part of the world.

    I'm a real estate investor in the US. I have dual citizenship USA 🇺🇸 and Barbados 🇧🇧 my family has waterfront land in Barbados. I plan on building a couple of houses but nothing on this scale. Looking forward to see what you choose to do brother.

    There’s no doubt that you will make this a success as usual, but I totally get where your coming from, sell the plots with PP and source a smaller development by the sea , this way you can build at lower height, say 2 stories- something simple which has low maintenance, both mentally and financially. Both my late parents are from St Lucia, if I had a second chance that’s what I’d do, I would concentrate on luxury affordability, but with a generous profit. Take care D.

    Dan you got this and you're built for it. You've been doing this for 18 years and have built up alot of experience and expertise in construction. Great that you've consulted with your team to get thorough planning and insight on the build. These are future plans coming into fruition.     My gut feeling is to sell with planning and a more suitable site for you personally, but then the only experience I have is the renovation of a Public house to a 62 cover Pub Restaurant. Best of Luck buddy love the videos and your journey you are an inspiration for young people.

    My thoughts are- Either sell with the existing planning and infuse Ashville UK. Or, develop this property but on a smaller scale.
    Learn from a smaller project first, whilst searching for another larger, more suitable property. One hopefully with amazing views, choice location and thus greater profit potential.
    Do this before going really big in St. Lucia.

    As a Lucian in Architecture and Building with experience in Cap Estate, I absolutely love this. I think you should subdivide the acreage and keep one nice lot for yourself while you make some money off the other two... providing you can subdivide it into three parcels.

    This is my first time seeing this channel and I'm a fan. I think you shouldn't sell the property. Hold onto it for a bit longer while sorting out your UK business. When the UK stuff is stable and in order, give this a shot. I really think that thios project is something that will NEVER leave your mind. St Lucia is where your roots are and having a business like this is perfect. I want to do the same thing, as I was born & raised in South Africa but my roots are in Mozambique. I will take on a project like this over there some day, so I totally get how you feel. Don't sell. Just put it on hold then do it at a later stage.

    I think Ashville Heights is a fantastic venture, and not knowing how much an apartment would cost, I would be confident in purchasing one based on your portfolio so far, and the keen eye for detail and high quality you have. I would partly buy one because of your association, so if be disappointed if you sold all interest after the build. What can I say, you're a strong influence in the credibility of the build.

    Follow your heart Daniel, you 100% are going to get a home in St Lucia. I think you should sell with planning & use the money to build your dream house big enough for you and family, you can always come back to Ashville heights later down the line, an having built & owned your own smaller place it will give you a wealth of knowledge and insight on how best to proceed with building the big dream in St Lucia, Ashville heights will become a reality & the meantime I’d say baby steps, before you know it you’ll be building the Ashville dream apartments🙏🏻 much love my brother

    Concentrate on the new yard as that is your bread and butter. You have sat on the land for years now so another couple of years might help you decide what to do after the new yard is complete. You have a lot of good contacts so you might be able to have potential buyers in place before you start the build. A lot to think about but i am sure you will make the right decision that suits your finances.👍

    It sounds like a luxury market focus is needed. Your potential owners have resources cushioned from the economy in general. Not the own an island crowd but stand alone wealthy. Your friend gave you high-end hotel advice. Find someone in the niche marketing for a target market value.
    A self-made successful businessman like yourself still thinks that way. You need the ones the next step up. Where success or failure is a manage the debt problem. Not lose the lifestyle or business one.

    The aspiring developer and Caribbean born entrepreneur says GO FOR IT. HOWEVER...with my real estate investor hate on, it's TRICKY. There's WAY TOO many unknown variables in the geopolitical sense. Whatever you opt to do though, I wish you success. What you're attempting in St. Lucia is what I'm plotting in Grenada. Been vetting sites for a couple years now🤞🏿

Then build your own house/villa and like the previous person focus on the new yard .or wait a year or two keep the land you might be in a better financial position to build your dream whatever you decide we shall be watching and supporting you and your amazing team

    Personally I think with all that’s going on and the uncertainties. I would sell the plot with planning permission and look for a nice sea view plot for yourself to enjoy.

    Do like in Sweden (Not always but often). Nothing until 30-70% of the appartments are sold (depending on when it is +-0). Then start the construction. Btw i love the plan you have.

    Mate looks great if you have time and money. As you know, managing a large UK development is stressful and you're always reliant on many professional PLUS external service providers. If you want a St Lucia home you probably already know this but you could sell with planning and retain the corner plot or get them to build it too. Sounds exciting but the time, stress and money you could focus on UK, make more money and buy whatever you want.. You already know this, love what you do..

    My advice is to build based on the comps in the surrounding areas. If it still has a hard time selling, then AirBnb the units that didn't sell. Or you could even potentially do long term leases like a rental property.

    Look at local market's needs, and then work according to that. It will provide long term stability for the project, and enable future expansion. If neither of these have a path out, then you definitely pass the project to someone with a larger appetite for responsibility.

    I've got 20 years experience in the St Lucian property market. Confident you can make this happen.....definitely dont sell. We need more inventory on the island. Supply of property at this spec is very limted and availibilty generally has been on a decline with relatively high demand. Go for it Daniel and feel free to reach out for a chat 👍🏾

    I would take along term view. Yes currently your stretched with you UK business. But I see this as your legacy for your future, and who knows for your future generation to come.
    With this project, not only do you have your own residence, but it would also include the on site services, such as security and maintenance due to being surrounded by other properties on site which you will not have if you have a property on it's own on another site.

    Go for it Dan, it's been one of your Dreams that can come true. Having Ashville Heights (an awesome name for it as it suits the terrain) in St Lucia will benefit yourself and St Lucia, your name alone will make Ashville Heights sought after as you are known for Quality of build. Go bigger if you want, but I think your plan you have now is surfice enough plus you can have your other Dream of having a place of your own in St Lucia for yourself and your family. You have done amazingly well building your Company over the years and now expanding into the Yard, this opportunity you have is an amazing one. Selling the land with Planning, will in my opinion, make it less attractive as the new owners might not have the level of detail you have. Yes adding debt on top with what you have going on right now is scary and big, but think of the future and your Legacy, this will also bring other opportunities of building Residences like this to you in other areas of the Caribbean or the World. Take the plunge Dan, you will not regret it.

    In Asville height,seeing that you are very optimistic towards this project in your home country in Saint Lucia personally I would recon you to go ahead and build it,and the way to manage it as well your business here in the UK, seeing as you have a strong team working at Ashville I belive you would be able to build a strong team in your home town in Saint Lucia and then you to travel back and fourth every 6-7 months and see the proggress depending on where you are at.

    Complete the new Yard then run the numbers on this project . I wouldn’t build small individual pools. I would build a large Infinity pool on the roof of each building. The pent house suite would have its own pool and personal spa . You might have room for a wave pool somewhere on the ground level for recreation

    Parking underneath, 10+ stories tall, no pools, only hot tubs, target high-end vacation apartments. But I am leaning toward just selling it all, building your own small house, and focusing on the UK businesses.

    Sounds to me like it is a passion project that you have wanted to do for years.
    Is it something that if you didn't do it, you would regret?
    If you have the means to go for it and chase the dream without it having adverse affects on the wider Ashville group or yourself then I would say go for it, the video series alone on it's construction would be worth watching!

    Mr. Daniel, beautiful projects are without a doubt all you have in mind, but you must consider two things, first, the quantity, not of units, but of people and, depending on that, their value in the market will increase over time. Or it will decrease and what started as luxury apartments will not end up becoming rental apartments for tourism when the owner is not there and wants to obtain benefits from the cost of the purchase. I live on a similar island, not as big and as beautiful as Santa Lucia but it has happened here, the more units the more the number of people will be and you must consider the noise in general, the number of vehicles entering and leaving, the garbage, And most importantly, if it is intended for young people with money, or adults with money, its behavior is totally different in closed complexes... if the owner does not live in it or only chooses some times of the year to go, what will he do when the apartment is unoccupied, you are going to sublet it, or you will use it as a temporary rental for tourism... I believe that the appreciation of your units will depend on that... that in the future it will not become a hotel or that it will actually become a luxury apartments to enjoy the tranquility and beauty of Santa Lucia.     Hi Daniel I’m probably in the minority here, but as a small developer who does between 40 & 70 units a year the entrepreneur in you should definitely go for the build. If you didn’t go for it you would forever be in that what if situation, and that’s not good for someone as forward thinking as you ( remember the two lorry units you sold and then regretted ) ?? If you can go up a few floors that would make it pay, and with your attention to detail and the quality of your work and finishings, that always trumps other standard developments. I only wish you the best mate and hope both you and mum stay safe David 👍👍

    Your blessed Daniel because St.Lucia will always have a lot of sunlight so you can Install Solar Panels on all angles of your build where the sunlight will hit and that way you save a lot of money on electricity. KABOOOM!!!!
