I'v heard roofers say that the silicone creates a vapor barrier that causes condensation under the roofing material. Would that be an issue in Florida with the humidity? Wouldn't the air conditioned air inside the building take care of that?
Morning from the PNW. How dry / clean does a metal roof need to be for the silicone to get a good bond? Slighly rounded mobile home roof. I plan on spot priming but not with a combination product. Also not using the thicker sealant yet, just the silicone coating then plan on treating troible spots after application. Thanks! That roof looks great!🎉

Good video! I’m curious how you dried the water that was under the shingles. I think I saw y’all using a blower, if so how long do does it take to get it dry enough and does it hurt to leave any moisture under there? Thanks in advance!
Yea that was wet under there. We try and let it dry for 48 hours. Moisture will mess up the silicone. It'll bubble up.
Henry Tropicool is way better high solids product that I have seen in Home Depot
That is false. If you were to attend any roofing seminar, you can find out the factual composition of each product. The top three best silicones are mulehide, Apoc and Gaco. There's a reason Henry tropicool is cheaper. And they also can't offer a manufacturer's warranty nowhere near close to my favorite, Mulehide.

How does the application affect the resell value of the home ? Do people want or like silicone roof coatings ? I did it for my home in Phoenix arizona . And im wondering if I did the right thing , it was really expensive. I did the entire roof , there is a small pitch in my roof
We haven’t had any issues. I live in San Antonio, Texas.
Obviously, this is a commercial application product but we use it in a residential application due to the fact that we are not able to give these roofs a positive water flow. The only way to do that would be reframing the structure.
This roof will be waterproofed, and no water will come in
You're supposed to prime the roof before you apply the sealant to the seams and penetrations

Primer is for the silicone. Sealant is for the pipe pens.
They messed up in the first place by putting mod bit on a one pitch. Should have been EPDM or TPO

On joints, seams and transisions you need to aply fleece as well that makes it so much stronger
Yes! True. This application we did not add the mesh.
You can add the fabric if you want but it's not necessary to obtain the manufacturers warranty. You're supposed to apply silicone sealant or liquiflash 2 in on each side of every seam and around all penetrations and then if you want to get the maximum coating and best performance, apply 2.5 gallons per 1 square.
What mastic/sealant did you use before the silicone on the needed areas?

What would you use if you need to help level out the roof before using silicone covering?
I don't know much about the topic, but I was thinking I'm going to use the sealant to fill a small patch that's not level on my roof. Idk if I would use the sealant if it was a big patch
Can you use the silicone product on a balcony roof that been painted with house acrylic paint.

Good video man , What warranty are you giving them ? also what are you charging per square ? i live in El Paso texas and ive been charging $250-$310 for GAF Roof mate . depending if its insurance paying or home owner and if it's financed .
We charge $400,-$500 a sq. We gave them a 10 year workmanship warranty.
The title of this video should be "How to apply Multibase SB Primer on a Residential Home", as they don't show how to apply the silicone coating. The idiots have really taken over this world.
