      In many countries in Asia the contract is not worth the paper it is written on unless you can back it up (guns). I have friends that have made perfectly legal things where condos, houses or companies that have been co-owned or leased that have been lost. As long as you can pay your bribes you can process any documents, property transfer etc. You can not leave a business or property unattended and expect to find it in your possession when you come back.

      I have met 2 Americans that their wives tried to kill and know of a girl that killed her husband in Australia and got away with it by playing an abuse victim with no evidence of abuse.

    He can at least file "ESTAFA" in the police station against this woman. This way she can't get a passport to travel overseas, more so to marry a foreigner because she needs an NBI clearance if she processes the fiancee visa in the future. These are the consequences she might pay in the future.

    Just find the right one and don't be stupid. My Filipina wife came to Canada, became a Canadian citizen when we we're dating, she did it on her own accord, I did not sponsor her and she earns way more than I do and she's the most generous, kind, loving, nurturing person I've ever known. In 10 years of marriage she's never nagged me once ever about anything. Find that in a western girl ......good luck !!

    These are really sad stories.these kind of women are giving the Philippines a bad reputation. I don't understand why foreigners are choosing poor gold digger Filipinas, Why not choose working middle class Filipinas?

      These foreign men only date filipinas in bars and red light district. That's already the gross warning. Well, decent filipinas has high standards as well and would be hesitant to date old expats.

    I will be in the Philippines in 3 weeks. I have been chatting with a few ladies online. Once the even suggest that I buy land and build a house, I block them instantly. I will rent indefinitely.

    On a most part your right. But you can have 49% of the ownership of the house which means if you break up your entitled to 49% of what ever the property is sold for. But you can own 100% of a condo or town house.

    I know 3 guys from other SE Asian countries that lost all their savings to their wives misbehavior. Two of the 3 had friends warning them and they refused to accept it.

    Last Nov. on a lay-over in Tokyo, I met a man who was going to meet his Philippina Girl-friend for the first time! He showed me an engagement ring, that would choke a horse! I told him to be careful, she might be married, or have a Philippine boyfriend, or even be a guy! I told him not to show the ring, until he knows her better! I don't know how it went!

    Actually any foreigner can own a property but you have to go through all the hoops. If you are not married to a Filipino citizen, you can own a condo. If you are married to a Filipino citizen, you can own a property but only 40% of the house, but not the land. But if you are a foreign investor, as long as you have a Filipino partner you can own a house and lot (this is what my Swedish neighbor did).

    Watched your video, horrified to hear people say "my" Filipina about the women in my country. There are a lot of intelligent, hard-working, decent Filipinas and they do not deserve to be referred to as 'something' other people can 'own'. Many of us can make a decent living without resorting to scamming others, thank you.
    As in any other place--you have to be careful about the people you trust. And never 'pay your way' into what seems like a good relationship with anybody. Hope the victims in this video can 'live happily ever after' with better women--Filipina or not--in the future.

    This is very sad but true. This is why most of us hard working filipino/filipina is being mocked or generalize not only by americans but australians too.

    The best is to have a child with Filipinos if you intend to buy properties here in PH. Look at expats who already have a family here. They are living the good life.

    Don't buy a house there, buy an apartment / condo instead, which foreigners are permitted to own in their own name. Or jusr rent. Renting is very affordable in the Phils.

    You can't own the land but you can own the house sitting on the land. You can also purchase and legally own apartment condo.

    I married American and I consult the lawyer in Philippines, I want to put the name of my husband,so that no one can easy him kick,because we have 1 child. The lawyer said I can put my husband name in the land title if we only married in Philippines or I need to report our marriaged here in America to Philippines consul so that it can transfer in Philippines record that we are married...

    Why can't the governments of UK, Australia, USA etc be like the poorer countries and not allow foreigners to property? Foreigners are buying up properties in Australia and USA. The base price for housing is being pushed up and up out of many Australian's reach.

    At least I now know not to send money to any philipina ! But I plan to go to the Philippines as a 100% disabled veteran and find a good lady and then bring her back to America ! Even though it is cheaper to live in the philipines ! Thanks for the imformation on the leasing and the owning of a house there in their country ! I also have to find out what it will take to start a new and different type of business over there ! And thanks again guy for the imfo ! I subscribed to your channel !

    I feel sorry for the poor doctor. A Filipina or any female from other countries asking for money is a warning sign. Do not ignore the warning sign. A decent Filipina, yes there are still lots of them, wouldn't ask money from guys.

    I've just watched ur video, sorry to hear how a few foreigners got scammed out their monies concerning real estate. As a foreigner, you can own a house & lot. But one must be dual citizen, this process is done through the Philippine Retirement Authority Office, (PRA). It's an agreement between the foreigners & Philippine government. There are 2 offices (in the Philippines), that I'm familiar with. Manila & Cebu. I recommend to go down this avenue before purchasing. In the event, the relationship goes sour.

    Do not buy your new girlfriend a house. Do not build her family a new roof, new walls, new floor's, new water well. She is only your girlfriend as long as you are building things for her.

      I have the money to help so, I have done those things to help the family. No, I have not and will not ever build a house. I agree with Mike at My Philippine Journey to help dig Gaile a well. Do only what you can afford. Don't ever expect anything in return. Things will not force anyone to love you.

    No one ever owns property no matter where you are. Everyone is just the temporary custodian of property. When you die someone else gets it & when you don't pay taxes on your own property then the government seize it.

      where is the money going to come from to fix that pothole in the road outside your house.
      Workers are going to magically appear and fix it? Buy a small island somewhere, then you won't have to pay
      property taxes.

    It does not happen only to foreigners. It happened to a friend of mine who is Filipino and who had a live-in partner who he had met in a club. He had a house where she resided with him. Before he knew it, her relatives started to move in and took over. At his breaking point, he went to borrow the shotgun of a friend and went home and started by shooting the rifle somewhere and shouted “if everybody here does not leave the house within 1 hour, I will shoot you guys down”. That did the trick and drove out all the squatters.
    He was desperate and was successful to keep his house from being squatted on by his partners relatives.

    Hi Ned. Mike at My Philippine Journey recently told a similar story. This type of thing happens everywhere and not just in the Philippines. I recently separated from my cute little Colombiana wife, who for the last 2 years, has tried her damnedest to scam the crap out of me. I was love struck and ignored the "DANGER" signs, like; she was never happy unless she was receiving money or gifts, mysteriously lost her diamond wedding ring, wanted her own car, and wanted a house in her name. Fortunately, I made her sign a pre-nuptial agreement, never gave her access to my bank accounts, never bought her that car or house, and learned to say "NO". We Guys get blinded by our need for love and that makes us very susceptible to putting our trust and faith into someone who has other intentions. We have to trust our instincts and know how to "NO" and if she gets mad when you say “NO”, then get rid of her, quick. In the end, I consider myself lucky to have only lost a little bit of money and some time, but it could have been much worse. John

      So many of us older gents are hardwired to be 'simps,' then a nasty breakup and/or divorce comes, and we question our attitudes toward women. None deserve to be put on a pedestal, while we, as men, self-ridicule and shame ourselves. As a man we should hold our woman accountable, no matter how good the sex. ;)

    It's a shame for my own country and to my own people. I know all Filipino aren't the same. But I hate the system that I am also being drag on this kind of stuff. My husband and I were not going to buy a property under my name because I am filipina unless I will put my own money with it. I am happy both of us have own freedom in our own property.

    Off topic, the law of a foreigner not allowed to purchase land or property is good for the native inhabitants of the country. There's a place in Canada where most of the properties are owned by Chinese nationals & now the Canadians couldn't buy it back due to high cost in real estate value. It's happening now too in some parts of the US.

      That has always been my feeling. If Americans, French, Italians Japanese etc. could buy property/land... every inch of every inhabitable island would be sold and owned by a foreign national. I know I would own a few acers in Tagaytay. My house and lot would be between my German neighbour and my Finnish neighbour. However, I question if this would really be a bad thing for the Philippines. More tax revenue and people beautifying the place. Working toward getting the garbage off the streets and taking pride in their homes. I am really not sure.

      bloodandwinearered Good point; but let's consider the locals or natives. Real Estate will rise astronomically and the locals will not be able to afford to buy properties. You wouldn't want that to happen in your own country.

      Henry Chinaski While I see your point as the correct point of view, I still have been doing thinking on the matter. I hate to sum it up like this but... the problem with the Philippines is Filipinos. I would never put up with living among hungry people. as Filipinos do. I would work to make a difference. The truly poor, will not be buying any house or lot anyway. I think, perhaps, foreign ownership could change the PH for the better. I will continue to think about my position.

      +bloodandwinearered In my observation filipinos that do have decent salaries have many dependents that they take care of and there is a lot of neighborhood meal sharing that goes on that might be missed from casual inspection.
      Mostly I think it is lack of affluency that keeps most from doing anything much the same way in other countries. It is easy to provide food/money when your not jeopardizing your own well being.

    Good thing I met my fillipina through her auntie who was living in the United States, the first five months of our courting she never asked a dime from me. When we met in Philippines and got to know each other I stayed and asked her to merry me.

    I have no sympathy what so ever for the idiots that send thousands of dollar overseas to girls they hardly even know...sometimes have never even met in real life....and then lose it all. It blows my mind how people can be so stupid. Rent is so cheap in the Phils...why even consider buying in a country where you can't legally own a property

      Even if they've actually met the person (Woman), it takes a lot more than a few weeks to actually know someone enough to trust them with large amounts of money, and that cannot include skype, online chat or phone calls. Some guys are just too gullible for a pretty girl :D

    I met my Filipina online as well. Never asked me for a single peso until we were fairly along in the relationship and after I went to meet her and her family once. A few months later I went to see her again.........we never shared a room together during our long courtship until our wedding night several months after my second visit. From the first chat she was who she said she was and never demanded money for a house and lot from me. We have been married eight years and she is sending her own money earned from her own job to Phil. to feed the family and pay bills, etc. She and I will contribute together to the building of the house there, and we will live in it together when its finished, with the family of course which is ok by me. I have lived together with them before in the rented-land family nipa hut for months at a time, they need a real house and I want a real place to stay when we visit.

      The thing is with these kinds of scams, as Ned said, the men are slowly drawn into it, their ego fed the whole time by a clever appeal their role as "savior," made to believe they're in love, etc. The ones who ask for money right off the bat because it's their birthday and they don't have a cake - even idiots should be able to figure that out.

    I think the 1 year rule should apply and everyone should have a 1 year rule and stick to it.... The 1 year rule says this ... Do not make any major money decisions until you have lived in the Philippine's for at least 1 year or have been living with a girl for 1 year ... Tell your girlfriend she has to be with you for at least 1 year before you start opening up the bank vault ... I see so many guys getting scammed and they do not know there getting scammed until the girl is gone = That is the way a scam works ... The guy's fall in love and stop obeying there own rules that they set for themselves and they make an excuse of why it is ok to break the rule that they no should not be broken o;-)

      I can bring a pinoy to Canada and legally marry him. (The marriage would not be recognized in the PH) He would get CDN citizenship. But, if he does not stay with me for two years, he loses that citizenship as it is clear he only married me for the citizenship and not out of any love or commitment.

    actually you cannot own more then 40%. So best thing to do is buy a condo in a large building and it is YOURS. you just dont own but a fraction of the entire building. of course this probably means living in Manila which is overcrowded polluted.

    I live in Thailand and the same happens here too. But even though most foreigners think that only they are the victims, they are wrong. Golddiggers don't discriminate. It happens to Thai men as well. Nobody respects you for spending a lot of money. People think you are stupid doing so and take advantage of it. You gain respect if you can control your money.

    That a foreigner can’t legally own property in the Phils is correct.
    But having been married to a sincere and honest Philippino for almost 11 years and having lived there for 3 years my advice in regards to this issue is as follows.
    When purchasing land/house seek the advice of a reputable attorney.
    He should ( if genuine ) advise you that when purchasing real estate that the names of the wife/partner and yourself needs to be entered into the deeds of both parties.
    This in effect means that one party cannot sell without the consent of the other.
    This step is ultimately crucial when investing in the Philippines.
    P.S. This I was not aware of until my attorney Filipina wife alerted me to this fact.
    Be cautious, be astute and be well informed.
    Best of luck.
    Caveat: Make sure that you retain a valid copy of all documents relating to the property❗️

    the main reason why foreigners can't own property in the Philippines is because of buy- back problems. foreigners being foreigners, there is a big probability that they would leave, and the Philippine peso purchase power is nothing compared to the standard US dollar. if foreigners can own property anywhere here in the Philippines,there will come a time when there would be nothing left for us Flips to buy and own, and we couldn't even afford to buy back the houses being put by foreigners if they do decide to leave, so that would leave us squatters in our own land. I do favor PRRD's proposal to set off some land (or island) that foreigners can own for business purposes (or whatever), so they can set up their own local laws (subject to our constitutional laws, of course), so that they don't encroach on the locals' expanding needs

    The Philippines is not alone having laws preventing foreign ownership of land and property in full or in part (condos the exception). It makes sense for a poor nation like the Philippines to do this otherwise in short time the Chinese and other foreign investors would buy up everything - inside three generations the Philippines would be a nation occupied and owned by others.

    You're going to read below some Filipinos defending their own by saying that not all Filipinas are like that. I have lived here for 16 years and can say that it is true - not all Filipinas are like that.
    I live in a province and I can say that I hear 5 to 6 cases every year where foreigners got taken like this each year. Some of those stories would scare you naked!
    My point is... Although not all do it but enough do it that one would be wise to take these warnings seriously. Many of the locals have seen how some scamming women have deceived a foreigner and made out good and are inspired to do the same. I am American and I never heard such stories so often on a regular basis as I have here in the Philippines. These types of stories are not rare here.

    What bothers me is that my country allows Filipinos to buy as much land as they want but I can't buy any land at all in the Philippines. I understand why the Philippines doesn't want foreigners to be able to buy land but if it's going to be like that...the policy needs to be the same for Filipinos abroad.

    I believe that we should not call our girlfriends or Wives who are from the Philippines "My Filipina." At least not in public. If that is your pet name for her that is ok in private. I feel that it is a very demeaning term. We would not call our wife who is from Mexico "Our Mexican." Would we? Using that term implies ownership or servitude. Just my opinion.

    Know the local law... foreigners cannot own land in the Philippines obviously.... tou can lease...the property will be in the name of the Philippine woman...all the foreign can do is to have his name icluded in the title mr foreigner AND mrs Philippines so that the woman cannot just sell the property own her own...the signature of mr Foreigner is needed to sell the property... but the foreigner can own a Condominium unit under his name. Know the local law...Trust only God...

      What a stupid and retarded answer. Blame it on the political system instead. Or blame it on yourself. If you and your countrymen wouldn´t pay the high prices each time you go to your dentist etc they wouldn´t have any business anymore. Then why don´t you just do that? If they are just following rules in their business then it´s fucked up to say that being scammed in the Philippines and defacto having your house stolen is justified. Furthermore I don´t think we are just talking "a few thousand dollars" here. Things are not free in the Philippines either, especially not building / buying a house of a certain standard.

    Ned, you know damn well who the mangy dog is! Anyway, in these few cases, these guys did not do their due diligence. They thought with their hearts and not with their brain in their head. It's sad, but fools come a dime a dozen. It's an expensive lesson learned. Don't get me wrong, I feel for the guy, but he should have pumped the brakes and thought this through.
