What I love about my job though is each day is unique and varies between doing administrative duties, property viewings, and other responsibilities. The cherry on top is that real estate brokers may work independently. We can do either or both project selling and general brokerage.

Yes Mam tama po yan hindi dapat una iniisip ang kita dapat good service to our client kasi ang income ay dyan lang po kapag satifistied po ang client lalo na kapag nakuha nila ang gusto nilang property matutuwa yon at magbibigay ng referrals. .at sa experience ko po bilang isang real estate agent hindi lang dapat reservation ang hinahabol dapat may after sales service pa at mga follow ups po lalo na during turnover ng bahay ng clients and docs nila na dapat ifollow ..hindi man madali and challenging pero sobrang saya naman kapag nakuha ng client ko ang gusto nila and satisfied sila sa service ko. I'm on the market and dealt w/ 3 agents/brokers/consultants in the past 2 months and so far I'm impressed. All of them were very professional and one thing I really appreciate is the quick response i get every time I raised a concern or question. They replied like there is no time difference, even in the wee hours of morning(Manila Time) I would get an answer and I'm in West Coast of US. One piece of advice though especially for those wanting to join this field learn to read your client's mind, be forthcoming (coz' sooner or later your client will find out the truth) and dont be too pushy but I understand in this career one has to be but not all the time. For some clients like me taking this step of buying a property can a be life altering event and we rely on the expertise and goodness of heart of our agent/broker/consultant to guide us(of course we do our own research too) Like what Me-an said "It's not just about the money" the manner how you earned it counts too. Your presentation is spot on Ms. Clemente. Keep it up!!🙂

Just to add to what you said. Our reputation as real estate agents is more important than a quick sale that creates problems for our clients. Each sale we make, certainly makes a difference in the life of our client so we should always be authentic and transparent.

Maganda maging real state agent, ang disadvantage lang dyan is subrang liit ng allowance, hindi sya enough kapag may mga clients ka na ustong mag viewing sa unit, tapos hindi nila magugustohan mag babackout sila, tapos kapag ka may mag biviewing ulit of course obligation mong i tour ulit sila sa unit, which is hassle pag dating sa pamasahe, tapos mag pa process kapa ng mga papers nila para sa turn over ng unit, punta ka dito punta ka duon, kaya mas maganda mag real state kapag may extrang savings ka and much better if you have your own vehicles/car.
Nakakamotivate ka ate🥺Gusto ko din talaga maging Real estate broker or agent kase yun yung nakikita kong ginagawa ko in the future and namotivate na naman uli'ko magREM💜.Tuloy mo lang yan ate,

Hello! A property specialist is the job title of the person working under a real estate developer. This means they are employed and they may be receiving a sales allowance if they hit their sales quota. On the other hand, since the real estate agent term is used loosely in the Philippines, a real estate agent may be a licensed real estate broker, an accredited salesperson or an illegal real estate service practitioner😊

Hi, ma’m, I noticed you texted po then messaged on my various accounts 😅😆 I’ll respond here po since others might have the same question.
1) Whether it’s a pandemic or not, starting a new job can be stressful on its own. Dumagdag lang po ang challenges tulad ng hindi basta basta makapag-property viewing. With regards to clients, depende po iyon sa network. Kung mga real estate investors ang network, maraming nagpapabenta at bumibili.
2) To be a real estate broker, you need to take B.S. Real Estate Management and pass the licensure examination. Separate po yung sa accredited real estate salesperson. So wala pong seminar and training na deretso pong magiging real estate broker 😊
Ano pong pwedeng gawin if graduate ka ng business ad marketing then u want to take real estate? Pwede po ba attend lang seminar or if may 2yrs to study since business course din sya? Before getting licensure exam. Thanks.

For licensed real estate brokers, we can supervise up to 20 accredited salespersons and we don’t have to put up a brokerage firm to do it 😊

Kung in-house agent ka po, technically bawal po yun kasi may allowance ka from the company and dapat aware yung real estate broker sa lahat ng transactions mo kasi license niya yung gamit mo po. Pero marami pong gumagawa niyan 😊

However, they don’t have a fast track program so I’m taking BS REM at iAcademy soon so I can take the real estate consultant licensure exam. Sa batch ko hindi pa required yung BS REM pero since mag-tatake ako ng licensure exam for real estate consultants in 4 years, mag-BS REM din ako soon probably sa i-Academy.
Schools na available yung course ay De La Salle-College of Saint Benilde, Philippine Christian University, Trinity University of Asia, etc. 😊

If you are going to join a company operating under a brand then you'll need to give a portion of your commission or even give dues for the office's operating expenses as well as access to the support systems and trainings. That will be costly if you aren't earning consistently. If you'll just be an association of a local brokerage firm, then you need to hit your quota to continue being an associate and you'll also give a portion of your earnings but there might be no dues. If you do it on your own, then you'll shoulder all the operating expenses alone 😊

Opo, gingawa po yan ng mga real estate investors dito. They buy at a low price (sold below market value) or foreclosed properties then they rehabilitate it and then so on. Pero kadalasan ginagawa nila yun sa mga building o house and lot 😊

And then you can work as a real estate salesperson muna before taking B.S. degree in Real Estate Management as second degree. Mas matatagalan lang sa second course kasi hindi po business ang background mo 😊

Wala po masyadong math pero kailangan accurate computation niyo po kung walang auto computation si real estate developer or you're going to do real estate brokerage talaga po. Hindi po ako ng-4 year course ng BS REM so hindi ko po masasagot pero 4 year course para doon sa mga mag-college palang po 😊

Sir, kapag gusto niyo pong maging legal real estate service practitioner, need niyo pong makapagtapos ng 2nd year of college. With regards to communicating with clients, language depends on whether the client speaks English or Taglish. Adjust lang tayo. Kung hirap tayo sa English then most likely hindi tayo mag-ooffer ng mga luxury projects 😊

in my school, 90% ng REM students are already professionals sa kanilang field so if you're an undergrad, sure ang growth mo as a person since ibat ibang klaseng taong makakasalamuha mo, may mga mayabang, etc hahaha

Totoo malaki sweldo sa appraiser 😊 Gusto ko lang din maging appraiser para mas madali kong mabenta yung properties ng clients ko dahil alam ko yung right valuation though iba pa rin talaga yung in practice.
What’s good about this profession is that there is no age limit with this. I met seniors who just became a licensed real estate broker 😊

Hi, paano kung graduate ka na, may # of units na lang bang kailangan to complete BS REM?
Wala pong specific # of units. Kailangan maging graduate lang ng BS REM kasi yun ang requirement ng law 😊
If graduate ka na po, kapag business graduate ka po, you can take a fast track program and it will just take you around 1 year and 1 term with the last term for internship po. If non-business graduate ka po, it will take you around two years to finish the BS REM program with the internship 😊

Hi Maam Me-Ann.. question lang po. im a real estate agent.. sana mapansin nyo po.. 6 or 7 months na nakapag hulog ng downpayment si payment si client pwede po ba siya magdegrade going to 1br to studio? pano po ang process.. at maging siya na lang po ang maging as principal.. kase nung kinuha niya may co-borrower siya yung partner niya
co-owner po pala not co-borrower..
